2nd Jan 2026 (23 days ago)I was selling my apartment through Griffin Grays, and they found a buyer, the conveyancing was taking a very long time over 5 months! One day I went in person to the office and asked what's going on with my property. The Sales man, I believe his name was Mark said, "Oh the buyers pulled out" and that was it. No warning, no apology, no refund on a potential holding deposit - nothing. I was stranded and devastated. It upset me that the agent did not even have the courtesy to inform me. Now I have an apartment that I don't want to live in and want to get rid of but have zero trust in the agent. A terrible experience.

They have been very supportive throughout the whole process and there is always someone there to answer your calls! Great staff at the hockley branch and the after sales team are excellent too! Brilliant service and very satisfied!
16th Jan 2026 (9 days ago)I sold my property with Blackshaws and the experienced was great. Regular communication and a lot of viewings from the start. The team was always on hand during the process and once we’d found a buyer, the team kept of top of the various parties to ensure a quick completion, which only took a couple of months in the end. Fees were competitive as well. Overall, good experience and would recommend.

8th Jan 2026 (17 days ago)This lettings agent should be the gold standard for all sales/lettings agents. The team is incredibly friendly, polite and respectful. Tonia & Libby were the two team members I dealt with the most and they are very professional, patient and really did their best to make sure they responded to all my queries. They went above & beyond and if felt like such a breadth of fresh air. On my first day, I went in my flat seeing all my requests having been addressed and they absolutely made sure everything was as welcoming and as friction free as possible. They have such refreshingly good manners too and always make sure to open the door for me as I am about to leave the premises. These little things stack up. The property managers also call ASAP to address any maintenance issues, I am very pleased with them. Thank you for making a stressful Christmas/New Year move as friction and stress free as possible Libby & Tonia!

At no time did I feel alone or unable to ask questions about the process. All of the team were really helpful. Highly recommend

Communication was key and a response was always sent in great time, giving us a real sense we were in good hands. Queries always answered, worked well together too. Communication with the office and their trusted outsourced companies was also on point. Thanks Nest (and Rob) fully recommended.
12th Dec 2025 (6 weeks ago)We started renting a property with Coulson James in mid-November. Immediately it became clear the property was not habitable. There was no heating or workingdrainage, the toilet was black and unusable and there were bloody plasters, razor blades and condoms left in the property. It took two weeks for the heating and plumbing to be resolved after having to go into the office multiple times and sending multiple emails. We have spent a lot of time and our own money to fix the property but are still waiting on Coulson James to fix issues that have been raised more than once over the past 4 weeks

I was super impressed by the efficiency of their booking system for viewings and the lie communication has been brilliant. Sold my house quickly and couldn’t be happier with their service.
18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

He worked with the Niche sales team to produce great pictures and video material to be posted online to guarantee maximum exposure. He also welcomed potential buyers into our home, was very knowledgeable and always on hand for advice. Claire then followed up with sales progression to ensure the buying and selling process ran smoothly. Claire was on hand to iron out any issues, ensuring we reached the point of exchange and completion as soon as possible. Thanks guys.
