21st May 2021 (5 years ago)I am a landlord that's worked with Reed Rains to manage our property in East London. There has been little need for interactions over the last few years other than the odd visit and collection of rent. However, over the last 6 months, our tenants have unfortunately slipped into arrears of around £10k. Reed Rains has not managed this situation very well, there has been little effort to communicate with the tenants other than rent invoices being sent from an office 200 miles away. It was mentioned three months ago that the tenants might have vacated the property. This was only checked last week with an abandonment notice being placed on the door. Despite repeated requests to be contacted or find out who deals with the property and us as a client nothing has been done. What I have been getting is passive-aggressive emails from the team at credit control taking no responsibility and showing no empathy for the fact we are £10k in arrears with no end in sight and that we could have been better head of the problem. Again there has been no one to speak with to discuss the matter. Our experience of this company and lack of customer service here is shocking, in this case, they certainly have not operated in the best interest and on behalf of the client.

15th Oct 2021 (5 years ago)It was a first time i have contacted to Vibrant Estate, just had a few questions about some property to rent i was interested and lady on the phone was talking very fast and asking me thousands of questions which is completely private such as age of all members of my family, occupation, tax return, etc. It took ages to find out the price of the property and i felt like she was only interested to take as much details as possible from me. It was no any invitation for viewing. Also i find very strange that i called to office phone number and no-one picked up, then lady called me from mobile number. Very unprofessional manners. Will NOT be using this company in the future. I still believe that potentiale tenants should be treated with polite and good manner.

I was constantly told that sales in the area were virtually nil, and to reduce the price, this brought no more interest at all to the table. I decided to take my property off the market, at least until my contract time with Chewton rose is up.

19th Apr 2026 (6 mo. ago)I would not recommend this estate agent to anyone as they were deliberately ruined my almost done deal with the landlord a commercial property in Halstead High street Without valid reason the agent cancelled my application and r relisted The property with higher rent All credit checks done and full deposit was made on December 2025 And cancelled on April 2026 Ridiculous amount of time was wasted by this agent very unprofessional , Agent were Demanding more security for Landlord even I offered 6months of Deposits But not respected, Landlord was happy But not the agent, Because of thir Greed they wanted to increase rent and finaly they relisted with higher rent asking AVOID THEM

15th May 2026 (24 weeks ago)I recently purchased a flat via Smooth Move and I have to say the service they provided was excellent, Lisa was amazing, she kept me up to date with all issues and progress, and was a massive help and support to me though the whole process. When she was off for a couple of days her workload was covered and I wasn't left to wait for a response, which was great. I recommend Smooth Moves if you are looking to sell/rent/buy a property ??????
