Jacob understood exactly the type of property we were looking for from our the first meeting. He suggested multiple properties that matched our criteria and were available for viewings, making our experience so much easier because we didn't have to spend hours trawling through properties sites anymore. He was able to book the viewings at times that suited our needs and accomidated our every request. From the very start, they were fantastic communicators, professional, proactive, and clearly knew their craft. Within just three months, my property was sold. I honestly couldn’t believe the speed or the expertise of the team, but most importantly, they delivered exactly what they promised. A huge thank you to City & County for making the process feel seamless from start to finish.

9th Jul 2026 (5 weeks ago)I can’t recommend Woodcock Holmes enough. Right from the first enquiry they responded quickly and came to view my property within a couple of days. Rob (Manager) talked me through his recommended asking price and the reasons for it, showed his local knowledge and wasn’t the least bit pushy. Adrian (Manager) has been great too with polite, non pushy calls and email communication. They found me a buyer within two weeks of listing with them.
5th Jul 2026 (6 weeks ago)I found the whole experience wonderful all the staff where brilliant and so helpful they couldn't do enough for you each member of staff where so good and helpful it didn't matter how many times you phoned or went in they didn't mind Claudio was brilliant Ella showed all my viewers round and was brilliant Ryan was always there answering questions paul and peter where there to help I found the whole experience very rewarding and would reccomend the yaxley branch to anyone the experience of moving is so stressful but they all made easier everyone in the office couldn't do enough for and to make the experiance as easy as possible we got there in the end thanks to all the staff at yaxley
1st Jan 2024 (2 years ago)4 viewings in 6 months says it all. And that was AFTER they told us to reduce the price. No communication on a regular basis and totally inflexible. We were keen to sell, offered to do an open house, they said it wouldn’t work. We asked if we could go multiagency because we weren’t satisfied and were given a clear NO.

16th Jun 2026 (8 weeks ago)I recently purchased a house from Harrison rose and i have to say the service i received from them was outstanding the whole way through, and they weren’t even my estate agent! Between a long chain and my solicitor not being the quickest the whole thing took longer than I had hoped but Sonya and Paul were amazing throughout, sending frequent updates as to where we were along the way and even helping to chase my slow solicitor. As a first time buyer the process was a little stressful but their understanding and patience made it all much easier. I have no plans of selling but if i ever do, i know exactly who I'm going to use.

I highly appreciate her efforts to search home for me considering my daughter is about a year old without much struggling. Excellent cooperation all the time I have had an issue related to property. 20th Jul 2026 (24 days ago)I feel the marketing of my property was very poor. It was placed online and forgot about, no other marketing explored or attempts to get buyers in through the door. The only contact I had from my agent was to push for the price to be lowered. I decided to list with a dual agent and the property was sold in a few weeks.

3rd Jul 2026 (6 weeks ago)Awful. No communication at all from Gemma/Natalie. Tried to take our whole deposit due to apparently not giving notice when moving but we had, Gemma didn’t communicate within the work place. Had to keep contacting them to get a response about our deposit. No one ever replied unless we had emailed them 4/5 times. Very quick to be on your case when needing something but slow as a snail if you need anything sorted. Was very rude down the phone to my partner at one point.- 30th Jun 2026 (6 weeks ago)I was interested in a property in Coates but live over two hours away. I spoke to Carson who was very helpful. He was also very pro active as later that day he called me back to discuss some measurements that I had requested and made the suggestion that whilst he was at the property he could WhatsApp me and give me a live video tour. Excellent idea and much appreciated as it gave me the confidence to make a four hour round trip and view the property.<br>Carson met me at the property and gave me adequate time to fully explore it, he is my opinion an extremely professional, helpful and approachable person.

26th Jun 2026 (7 weeks ago)We had a very disappointing experience renting through this agency.<br><br>Before moving in, we were told that the apartment was ready for occupation and that many other residents had already moved into the building. However, after moving in, it became clear that we were actually one of the first residents, and many essential facilities were simply not ready.<br><br>Some of the issues we encountered included:<br><br>* No key fob was provided for building access or the car park.<br>* We were promised six months of free parking, yet the parking facilities were inaccessible.<br>* The apartment had not been professionally cleaned before we moved in. There was heavy dust throughout the property, including inside cupboards and on top of cabinets, and there were unfinished areas such as gaps in the kitchen skirting boards.<br>* There were no waste bins available we don’t know where rubbish should be disposed of.<br>* The mailboxes had not been labeled<br>* Delivery companies such as Amazon and DPD could not find the building because there was no visible building signage or clear address identification.<br>* We were unable to arrange broadband despite being told Openreach infrastructure had been installed. Every provider we contacted advised that broadband services were unavailable at this address, making it extremely difficult for those working from home.<br><br>What disappointed us the most was the lack of transparency throughout the process. Based on what we were told before signing the tenancy, we reasonably expected to move into a fully operational building. Instead, we found ourselves living on what felt like an unfinished development with many basic facilities unavailable.<br><br>To make matters worse, it has now been over ten days since we first reported these issues, and neither the letting agent nor LSH have provided any meaningful response or update.<br><br>Today, I called LSH for an update and was told that they have other matters to prioritise, and that our issues would be dealt with “in the future.” This is simply not an acceptable response when tenants are unable to access basic facilities that were promised before moving in.<br><br>We felt misled throughout the letting process. Naomi assured us that the building was ready and already occupied by many residents. Our experience after moving in was completely different. We believe prospective tenants deserve honest and accurate information before making such an important commitment.
