   Emma from the Chelmsford office has been fantastic from the first meeting we had when we viewed a new build home. She clearly knew the market and the area to give us the best guidance to put in a successful offer on our new home. The building site was very restricted for additional viewings, but Emma was very cooperative for us to gain access, and for trades to arrange dates with her to measure up.    We would recommend Percival's to anyone needing property management or to sell a property. Georgina and team manage 2 properties for us and we recently decided to sell one of them following the end of one of the tenancies. Georgina was extremely helpful in guiding us on how best to prepare for the sale and then actively managed all aspects of the process leading to a successful sale at the price we sought to first time buyers. While the property was empty and prior to the sale the hot water tank burst which was only apparent when the water company alerted us to unusual water consumption. Not living locally Georgina offered to drop by and investigate on our behalf to find that not only had the tank burst but the water was in danger of causing a fire with the electrics. The team drained the system and made safe before arranging for repairs to the plumbing and the electrics to be safety checked. We are hugely appreciative of all the service we receive from the Percival's team who constantly go above and beyond and would recommend them to anyone seeking a property agent in the area....    Very disappointing… they didn’t vet the viewers carefully enough and had a lot of time wasters . Marketing of the property was such that offers were coming in way below what the property was worth. When I asked them to take the property off the market it took them days to take it off Rightmove and they still haven’t been round to collect the For Sale sign or indeed return the spare set of keys we lent them . ...     Very poor property description initially - evidently no research of the area undertaken and lack of property features included as well as some inaccurate information used. Having given some pointers of the positives of the property and locality, they basically used all of my wording resulting in having described the property ourselves and providing the sales pitch for them. No communication whatsoever in 3/4 months. No signs of additional effort other than listing on basic sales sights (eg rightmove etc) Different advice given by different staff members. Request for partial refund of advertising fees completed ignored after complaint and subsequent dis-instruction, we didn’t even receive a reply or acknowledgement of this.... Read more

    Would appear the house was over valued by the estate agent so setting wrong expectations about what price could be achieved. Minimal viewings Person showing the house (not the exp lead) arrived at the same time as the potential buyers so house wasn’t opened up or displayed to best advantage No communication from the estate agent I would not use exp again.     We chose Oakheart as we liked our negotiator Freddie .<br>Unfortunately he moved branches .<br>Un experienced agents doing the viewings .<br>Boards going up , boards going down !<br>Saw out our contract. Ask for property to be removed from Rightmove , this took 4 days with a reminder .<br>Two weeks later and being off market the board is still up .<br>Lots of apologies from the office !
