25th Jun 2018 (7 years ago)Dreadful agent, disorganized, didn't communicate with us, slow at responding or managing our expectations. Bit of a backstreet do it yourself type of place, only interested in the commission at the end, didn't check with us before making decisions, bunch of young girls in there who know very little about the industry. Stay clear, use a different more professional experienced agent is my advice.

26th May 2026 (24 days ago)We recently exchanged contracts and completed our sale and purchase through Cooper Adams, and overall they were excellent throughout the process. Communication was consistently strong, and they kept us updated at every stage, which made a huge difference during what can be a very stressful experience. The last 3 weeks became particularly difficult due to delays caused at the bottom of the chain, which unfortunately resulted in us losing our original removal company. Despite this, Cooper Adams worked hard to keep the chain together, kept the pressure on where needed, and ultimately helped get everything over the line. Special thanks to the team for their persistence, professionalism, and support during a stressful period. We really appreciated the effort that went in behind the scenes.

Absolutely brilliant, helpful, supportive, knowledgeable, progressive and kept me constantly informed and updated on the process via weekly emails. Particular shout out to Ellie who carried the whole process through from first viewing to completion and handing over of keys!! Thank you! I love my new house!!

8th Jun 2026 (11 days ago)I would highly recommend Graham Butt Agents to anyone. Their handling of my sale was dealt with professionally, swiftly with utmost attention to detail. However, they really impressed when on the day of Contract exchange my Seller pulled out of her sale causing the whole chain to collapse. James Butt stepped in personally and showed great negotiation, tenacity and creativity to get it all back on track to complete within 2 weeks. James and his team recovered the situation with significantly more input than any other Agent in the chain and as such deserve a 12 out of 10 for the service provided. 17th Nov 2025 (7 mo. ago)I went with Graham Butts as I had used them previously and had a good experience but this time the experience was totally different. The photos taken weren't great. I paid for an improved, dare I say it, premium, set of photos including drone footage but the results were less than satisfactory. Photos were over processed, detail was lost on some photos, colours did not reflect the true look of my property on others. Some were noisy and others just looked distorted and bad quality. Communication with Graham Butt staff was severely lacking. I had maybe two chats right at the beginning of the contract and one more time at the time of a single viewing in the 22 week period I was with them. This was the only viewing during this period. There was no plan or discussion with anyone about how to improve my chances of a sale other than, drop the price, which I did two times. Wouldn't use again.Graham Butt Estate Agents - Rustington
