When we found ourselves in need of finding a property and being moved in within just 3 weeks the team went above and beyond to ensure we completed on the property within that time, working closely with the developer and our solicitor to ensure the short completion date was achieved for us. Special thanks to Sophie & Kat who initially helped us to find a property and to Louise & Emma who made sure we were updated and kept informed with their excellent communication and quick response to emails/phone calls. They are a very friendly, helpful, supportive team who take the stress out of property purchase (especially in our case) and we would highly recommend Sims Williams as an estate agent. Thank you all.

Thank you to Emily who handled the sale of my house she was outstanding—professional, proactive, and always one step ahead, making the entire process smooth and stress-free. Equally as impressive was Jack the agent who managed all the rental side; they’ve been efficient, communicative, and clearly committed to looking after both the property and the tenants. 17th Nov 2025 (21 weeks ago)I went with Graham Butts as I had used them previously and had a good experience but this time the experience was totally different. The photos taken weren't great. I paid for an improved, dare I say it, premium, set of photos including drone footage but the results were less than satisfactory. Photos were over processed, detail was lost on some photos, colours did not reflect the true look of my property on others. Some were noisy and others just looked distorted and bad quality. Communication with Graham Butt staff was severely lacking. I had maybe two chats right at the beginning of the contract and one more time at the time of a single viewing in the 22 week period I was with them. This was the only viewing during this period. There was no plan or discussion with anyone about how to improve my chances of a sale other than, drop the price, which I did two times. Wouldn't use again.Graham Butt Estate Agents - Rustington

Took my landlord to contact them for me when I needed paperwork. Quick enough to take your money and talk about their personal issues. Wouldn't recommend to anyone

From the first meeting, he identified a potential group of buyers that no other agent had talked about which made us feel very at ease. The photography and listing process was very straightforward, and they managed the viewings process seamlessly. He actually created a WhatsApp group and was very quick to answer questions which was very helpful in what turned out to a long drawn out process (after offer had been accepted). Would work with Sam and AH in a heartbeat if we were moving again.

10th Apr 2026 (4 days ago)?? ?? Very poor experience with Leaders regarding tenancy process. I paid a holding deposit for the property at 49 Chesham Close, BN12 4BJ and completed all referencing requirements within the required timeframe. This can be verified in the documentation and screenshots. I was initially given a proposed move-in date of 10th April. Later, this was verbally changed to 24th April, which I accepted. During this process, I was also asked to proceed with arranging insurance for the property, which I completed in good faith based on their instructions and ongoing confirmation that the tenancy was progressing. However, I was later informed that the landlord had proceeded with another tenant and the property was no longer available. This was communicated without any proper written explanation despite multiple requests. Communication has been very poor, calls were not properly responded to, and no formal clarification has been provided regarding how this situation occurred. Based on my experience, the handling of the process was unprofessional and caused significant stress, delay, and unnecessary costs.
