She explained every step of the journey, telling me not to worry all the time, she kept updating me daily on the progress and made me feel happy, regardless of how many times I text and rang her she was always willing and happy to help. I am not at the moment of moving in my new furniture, which I am so relieved and the process as been quick and now I can finally get some sleep. All the staff in the branch where very helpful at all times. Thank you all for all your help. Especially Kirsty who as helped me throughout in a lovely pleasant manner and smile. You our very lucky to have such a amazing employee. Thanks again Jane

They worked as a team and kept me informed throughout the process. They produced great photographs and literature and marketed the house creatively at a realistic price and generated immediate interest. Within 2 weeks of registering with them we had a realistic offer that progressed to a sale.

19th Aug 2026 (28 days ago)Dealt with this firm as the seller when they represented the buyer on my property sale. Their conveyancer refused an existing absent landlord indemnity policy on completion and pushed for a retention for ground rent arrears. After completion, the ground rent invoice was issued by a company whose active Director is a Senior Partner of this exact law firm. When raised, the Senior Partner dismissed the concern on the basis that I was not their direct client. Be aware of how third-party transactions and retentions are handled here.<br><br>UPDATE in response to the owner's comments:<br><br>I was never provided with an address or contact details for any alleged rent collector, meaning there was literally no door to knock on. It was only when I researched the entity demanding the funds on Companies House that the direct link to this firm's Senior Partner was uncovered. Written correspondence from the conveyancer also confirmed that her client would not knock on a door to pay rent.<br><br>The Absent Landlord indemnity policy had already been purchased in 2018 at my own cost when I bought the property. Refusing existing insurance to extract cash under the time pressure of a completion date resulted in an unnecessary duplicate payment.<br><br>The response above openly confirms that the company which issued the arrears demand and received the payment has a Senior Partner of this law firm as an active Director.<br><br>I never confirmed the matter was closed, having promptly referred the conduct to the regulator. The SRA's assessment explicitly recorded that the conveyancer claimed she was personally unaware that her firm's Senior Partner ran the company collecting the ground rent.<br><br>The documented email trail and public Companies House records speak for themselves.

23rd Feb 2026 (6 mo. ago)I can't praise the Arnside office of Hackney & Leigh Estate Agents highly enough, I have had dealings with estate agents before when I sold my parents property, however I had never previously purchased a property for myself. I was in safe hands when I did, from start to finish they kept me aware of everything that was going on at every stage of the process. This service gave me a feeling of reasurance and confidence in the company and staff! I don't know if they are lucky recruiting the right staff or have a fantastic training courses, but whatever it is keep it up you are doing the right thing.

Cause criminal damage and these lot do nothing about it. Absolutely shocking company. Allowing rats to come from the house next door. Absolute sham
