Scammers<br><br>This company is such a disappointment and a waste of space in the property industry!<br><br>Big energy, big promises , no follow up and 0 professionalism . Typical behavior !<br><br>They have called me 4 times and bragged how they are introducing this new "Mot" service for properties and how is going to be free for me as I have attended the seminar.<br><br>I booked the appointment, was supposed to be with Ali - someone else turned up. Typical behavior !<br><br>Kept reading off the list and using scare tactics (quite uncomfortable call) and booked the results for next day.<br><br>I returned home for the zoom call at 11.00 :<br>- no zoom call was sent for appointment<br>- i have emailed to check on the appointment, no reply<br>- I have called the office 3 times ,no call back<br>- luckily, I have offered information on only 1 of my properties and with the amount of scams and scammers going around, I worry about the shares information.<br><br>I might be old fashioned, but I hold you accountable on your results and what you do,not on what you promise you will do.<br><br>A bunch of time wasters!<br><br>How you do one thing, is how you do everything!

Caroline was brilliant on all our house viewings and was able to answer all of questions. Wonderful people and great company
9th Sep 2026 (11 days ago)Do not use Yourmove lettings services, I have found out I had an issue with my gas pipe which Cadent have sorted out. Yourmove arranged for one of their inspectors prior to this and came up with the conclusion that I needed a new boiler and a new oven. They then arranged for a new boiler without my consent which cost £3500, I only found out when I got my monthly rental statement. I also got a new oven at a cost of £500, only to be told by the installers there was nothing wrong with the old oven and the issue was the gas pipe. This company is unprofessional and I have asked the ombudsman to carry out an investigation into their business practices, I can only hope they review them as they do not deserve a licence. Also the lettings manager, let’s call him A so they can’t take down my review, lied to my tennants to get an extra months rent, despite we terminating the agreement with immediate affect, when they called yourmove to make sure he told them the agreement had not yet terminated. Not sure how this guy got his licence but the ombudsman will be looking into his conduct. Just to add onto this, A called me this morning and threatened me on the back of me putting up this review, if you want to be treated like this, use yourmove

31st Jul 2026 (7 weeks ago)I’ve never had to deal with estate agents before so I was nervous about the whole thing however Fodens were excellent and sold my property within 5/6 months!!<br>I would 100% recommend Fodens if you want a more friendly experience<br>I dealt with a lady called Jenny, she was more more than an agent, she was a friend during a dark time for me. I will never forget the kindness and support she gave me<br>Thanks Jenny ??????

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

14th Sep 2026 (6 days ago)I would not recommend Oakmans based on my experience.<br><br>I moved out of my property on 28 August 2026 and completed the checkout process properly. I handed my keys back in person at around 9am, the keys were scanned and photographed, and I signed the handover confirmation. I also completed and personally handed in the Deposit Release & Outgoing Services form on the same day.<br><br>Oakmans subsequently confirmed to me in writing that “the handover has been completed.”<br><br>My tenancy deposit is £1,125, and I have still received no clear update about when it will be returned. I have contacted them by email but have not received a response from the deposit team. When I called the office, I was told that deposit matters could not be discussed over the phone.<br><br>What is particularly frustrating is that I have followed the procedures Oakmans themselves provided, yet I am being left without any information about my money.<br><br>The new tenants have already moved into the property, so I expected the checkout and deposit process to be dealt with promptly.<br><br>Very poor communication and customer service. I simply want a clear explanation of the status of my £1,125 deposit and when it will be returned.<br><br>I would strongly recommend keeping written records of everything if you are renting through Oakmans.

They were professional, reliable, and very easy to communicate with throughout the tenancy.<br><br>They arranged everything promptly and handled any issues efficiently, often resolving matters straight away. The property was well managed, and I always found the team helpful, responsive, and approachable.<br><br>Overall, I am very pleased with their service and would happily recommend them to others.
