I would have given 5 stars, as the team are lovely and very helpful, however one of the team, Jennifer Phillips, who I have found to be very rude, demanding and insulting. It really is such a shame, as the rest of the team is lovely and welcoming. Dealing with Bairstow Eves Sutton-in-Ashfield has been great, apart from my and my partners interactions with this certain individual. We are always lovely, kind, listen to and work with Bairstowe Eves Sutton-in-Ashfield, and the other members of staff have been the same with us! It really is such a shame that one member of staff has tarnished our experience with this Lettings Agency.
Alix Middleton has been fantastic, however, and had made our experience lovely before speaking with Jennifer Phillips. Alix goes above and beyond, and you can tell she really cares about not only her job, but her clients.
Jennifer Phillips has also insinuated that we’ve lied about getting our carpets professionally cleaned. I sent a receipt to a different member of staff once the professional cleaning had taken place, as instructed, just to receive a phone call only yesterday from Jennifer, insinuating that we lied about getting our carpets professionally cleaned, and asking that we send the receipt to herself. Perhaps the carpets wouldn’t, and I quote, ‘still smell like cat wee’, if you had asked the previous tenant to get the carpets professionally cleaned prior to us taking over the tenancy. The previous tenant had two cats of which used to wee in the corners of the property, which they allowed us to take over the tenancy whilst I was heavily pregnant, knowing what state the carpets were previously in. We since spent £450 on a professional carpet cleaner, as we ended our tenancy, just to be told that ‘it’s a shame because it still smells like cat wee’ and insinuating that we lied, quote on quote ‘did you actually get the carpets PROFESSIONALLY cleaned?’.
We spent £450 on a professional carpet cleaning service, with a newborn baby, a new property to pay for etc, whilst I’m on maternity leave pay, covering the previous tenants damage to the carpets, just to be told that ‘it’s a shame, did you actually get the carpets PROFESSIONALLY cleaned?’. It’s outrageous, it’s hurtful and it’s stressful. We’ve done all they’ve asked of us, just to be out of pocket with a newborn baby, and to be insinuated of lying, with no follow-up after being spoken too in such a nasty manner.
We were forced to end our tenancy early, due to the copious amounts of damp throughout the property, that we had flagged up with Bairstowe Eves for over a year. My baby was born and the damp was growing so much that the ceiling started coming off! (Small amounts of ceiling). This, on top of numerous other things, forced us to end our tenancy early (we had to pay a couple of hundred pounds for that too), due to the conditions of this house. It was not safe for a newborn baby at all. Had these issues been fixed, we would not have felt the need to end the tendency early. Nothing at all got fixed whilst living at this property, yet, we’ve left due to this, and we’ve had to pay, out of pocket, hundreds to get the previous tenants damaged fixed. I just want this to be over.

My partner has already left a review but I would just like to say that being a first time renter is incredibly stress full however alix was incredible , even though my partner dealt with most of it, I can’t thank her enough for making the experience amazing and stress free not just for me but for my partner , alix would not only update my partner but also update me aswell and made sure we was both in the loop at the same time, the whole process was so clear and was very easy to understand , even if we wanted extra information on anything alix never hesitated and was always there to provide , alix is incredible at what she does and I truly believe we need more people like alix always going the extra lengths no matter what. I couldn’t thank alix enough for everything she’s done for me and my partner. To anybody else that is thinking about going with bairstow eves I wouldn’t even second guess it. Thank you so much.

Me and my partner are first time renters and went with bairstow eves Sutton in Ashfield the lady we had was lovely (Alix millington) we couldn’t of asked for anyone better to go through the process with , she has amazing patience and never had a problem with explaining things and double checking for us when we was unsure, alix even went out of her own way to do an insurance quote for us which was such a massive help as we didn’t even know about this. From the first phone call about viewing the property to actually viewing the property with her to the very end about to pick up the keys she was absolutely phenomenal. Alix also would email/call us whenever there was the tiniest update and even let us know when she wasn’t at work so then we wouldn’t worry if we didn’t hear anything.I truly believe if it wasn’t for alix we wouldn’t be were we are with the process.I couldn’t be more thankful for her time and care she’s put into helping us and always going the extra length. She really has made our experience amazing and stress free, the customer service alix has is truly unbeatable. Thankyou for everything.

We originally contacted 3 local agents to deal with our sale and decided to go with Bairstow Eves in Sutton in Ashfield after meeting Michelle Hardy on site and her explaining all the options open to us. She was most helpful and professional and on her advice we decided to go ahead with the Auction Method of Sale. We were kept informed at all times regarding.. level of interest on the property .. viewing times & dates (which were handled entirely by Bairstow Eves) .. and any queries we had were answered promptly and to our satisfaction. We are pleased to say that the Property sold very quickly on the agreed date and the price achieved was most satisfactory. A superbly effective estate agent. Laura Stevenitt was excellent from start to finish and so kind and friendly. Definitely the worst estate agents we've ever experienced.( If giving no Star I would)
Having agreed a few months ago on a property we're still waiting for safety certificate for GAS and Photos of other issues confirming that they are in order.
Laura the person dealing with us has promised this would be emailed to us they haven't, Laura had previously insinuated we were lying when saying we didn't receive information about the house via their in house solicitor Country Wide Conveyancing Direct who they recommend to keep everything together.(Don't waste your money on these).
Last Thursday we were told our Contract and Land Registry had arrived at the office and could we come and sign asap as Laura had checked them all was in order.
On arrival we discovered the papers had issues regarding text and legally we weren't able to complete the process.
After leaving the office we received a phone call from Laura saying she had the new paperwork and was posting it out ten minutes later she phoned saying the seller's solicitors were posting it out to us this woman presumably forgetting she'd said she was doing that.
Don't waste your money or you're time on this estate agents they give very poor customer service I would go as far as saying patronising.
As for moving in still in the dark..

Very poor to begin with , had to gee them up a bit. Did nothing more than other estate agents but wanted more selling fee. Contract term of 20 weeks to long. Over all nothing to shout about but they claim they are the bees knees. Would not recommend. There are better agents out there.

Whilst we were viewing one of her properties she helpfully suggested that I consult a mortgage broker and put me in touch with Lee from Countrywide Mortgage Services.
Lee helped me navigate my way to securing a mortgage as a FTB and explained everything so clearly. He was always ready to answer any questions and clearly is very knowledgeable in his field. We were new to the house buying process and Lee talked us through everything from start to finish.

They gave us a detailed account of what they would be able to rent the property out for and ensured that this was a realistic rent. They very quickly found a number of potential clients so within 2 days we had a choice of clients and we were very satisfied with the client that we eventually chose. they are fully managing the property for us and keep us informed of everything that is required and how the client is in the property. When I ring the office any queries are dealt with straight away. Bairstow Eves were 1 of 3 agents we invited to value our first rental property with the intention of letting it out on a fully managed basis. We had anticipated that Bairstow Eves would be the more expensive agent out of the 3.
As it happened, their fees are very competitive, compared to the other 2 agents.
From our first contact with the Bairstow Eves office, they have been responsive and efficient. Sian met us at the property and was punctual, professional, knowledgeable and came prepared with all the relevant information and market research to help us make a decision.
It was a no-brainer to choose Bairstow Eves! Viewings were booked in for the following day, and in the space of a week the 'To Let' sign board had changed to 'Let By'!

I used Bairstow Eves Sutton as a first time buyer looking to purchase my first home within Sutton-in-Ashfield and Countrywide to obtain my mortgage offer.
Viewing properties:
I was signed up to a number of estate agents in the local area but found Bairstow Eve’s volume of properties which met my requirements superseded all of their competitors. They were pro-active in sending mailers which were all relevant, as well as phoning me directly. Lisa would always go the extra mile to respond promptly and arrange viewings on properties she knew suited my needs.
Obtaining an agreement in principle:
Although i’d already attained an AIP from another broker, I made the decision to obtain my AIP and eventually mortgage offer through Country Wide to keep everything in house. Dan Holmes was my mortgage advisor, he was excellent, extremely knowledgable, helpful, answered all questions and concerns of which we had throughout the whole process. Would highly recommend.
Completing the purchase:
The process after my offer being accepted and the purchase completing was longer than I was expecting as a FTB but due to no fault of Bairstow Eves. Throughout the process, Lisa was pro-active with her updates, keeping me informed along the way and going out of her way to chase any 3rd parties involved in order to ensure a smooth transition. Lisa was open, honest and realistic throughout. I couldn’t fault her service in any way, she was always friendly, polite and re-assuring which is exactly what you want from an estate agent when you’re going through with a property sale.
Additional call outs:
Whenever Lisa wasn’t available, Corey and Dan at the branch would always do whatever they could to support me which was excellent. Shout out to you two too! ????

I have just moved into my first property. Lisa and her team at Bairstow Eves made the entire experience a positive one. When I first started looking at houses, houses were being snapped up instantly and it was difficult to book a viewing let alone buy one. Bairstow was the only estate agent who let me know when a property was available for viewing. Given that I work full time, I didn't have the time to constantly check what was available, so I was really grateful for this. Lisa was always there to answer my questions and helped put my mind at ease. This was important to me as I bought the house on my own and didn't know what I was doing. I felt like I could trust her. Estate agents have a reputation of not being trustworthy, but I did not find this was the case. I would gladly recommend Bairstow Eves.

I have sold my property through the sutton in Ashfield branch and my experience was absolutely phenomenal. From the start the team was professional and sold my property in a matter of about 3 days. I used the solicitor’s recommended by this branch and despite the solicitor’s being slow Laura and the team helped by chasing them with me which in the end saved my onwards purchase from falling through. Overall my experience has been really good and I have not got one bit of bad feedback in regards to the team at the sutton in Ashfield branch.

Straight off the bat Louise helped me secure a favourable fixed mortgage rate, but also helped me setup a home insurance policy and life insurance on the purchase property, which took away the additional paperwork hassle from myself.
Laura was there throughout the entire sale. There was a lot of communication issues between the solicitors on the sale side, and left to their own devices I really don’t think the sale would have gone through before Christmas let alone the New Year. Laura was constantly chasing up the solicitors and keeping both myself and my buyer informed of any progress that was being made so we could both do our parts.

Used bairstow eves to sell a property,also used there solicitors which they recommended, and gave me a fixed price of 600 with a contingency off 200, what a mistake that was. I really advise people to not use there solicitor,as they was absolutely terrible. Never answer the phone,or emails you send,and it took nearly six months to get it sorted. Also I've been over charged on my bill by 480 pounds, which I'm still waiting to get back. Quick to take ya money on completion,but not quick to give it you back.

I would personally like to thank and shout from the roof tops that they have an excellent mortgage advisor Lee shipman, who has guided me , helped me , supported me through a house purchase. This man to me has been a life saver at times, he replies instantly to emails and calls even though he is really busy with new clients he always finds time to help you with any concerns or issues. I have to point out don’t use their solicitors, I decided to keep it all under one roof thinking that would be beneficial to me,
It wasn’t. Although the shockingly poor treatment I got from the solicitors, Lee - mortgage advisor was always there to help me chase them and to send over documents on my behalf. All in all excellent quality from this branch, I will use them again in the future and recommend to all my friends and family !

I actually chose to list my property with a well known online agent and with hindsight, I really regret not using Bairstowe Eves. I had many issues with selling my property with this other online agent and ended up getting in contact with Hannah Rutter at the Sutton in Ashfield branch.
Hannah was friendly, professional and offered great advice that was far superior to the online agent that I paid for.
Without any ulterior motives, Hannah stayed professional and was extremely helpful and I am disappointed that I didn’t choose to use their services from the start.
My advice to anyone looking to save some money by using an online agent is that the stress, hassle and lower price you achieve for your property by not using a respectable agent has not been a financially advisable decision in my case.
I have had nothing but a positive experience with this team and I hope one day to do business with them again.

We sold through Bairstows Sutton-in-Ashfield branch and, having had a few dubious experiences with the more insubstantial 'on-line only' agents we we're glad we did.
We appreciated:
- The friendly professionalism.
- The knowledge of the market, our area and the does don'ts, cans and can'ts of selling.
- The research done on our property to inform us on a value.
- The professional photography and marketing materials.
But the single biggest thing that Bairstows did, for us, was made us feel like we were always a priority. They called regularly to update us and, following any call, they would chase whatever follow up was needed and be back in touch to let us know outcomes. It was never 'we'll look into it' or 'you need to call...' it was always 'I'll chase this now' and within hours we'd have an update. With the confusion and unknowns of a long chain and busy conveyancers and other agents, having a friendly lady to chase information and give honest opinions was a life saver. I honestly believe our sale and purchase would never have got there if it hadn't been for Laura (who looked after us) chasing, pushing and finding answers.

I cannot praise the team at Bairstow eves Sutton in Ashfield enough. We put our house up for sale at the start of sept 2020 and they were very consistent with viewing up until we sold in November.
We decided to sell after receiving a decision in principal from our current mortgage company allowing use to lend the amount we needed. Criteria had changed from the September and when I went back to them after selling they refused to give us the mortgage. Me and my partner are both self employed, me a self employed hairdresser , with the pandemic it was making it impossible for us to find a Leander. I rang Michelle in a blind panic and she got me a meeting with Lee within the hour. I am not joking I cannot recommend him highly enough, he found us Leander within a day and within 2 weeks we received our mortgage offer. SHOCKING COMMUNICATIONS! We entered negotiations to purchase a property. When communications began it was a relatively normal process with the back and forth conversation between ourselves, the agent and the vendors. After rejecting multiple offers on the same day. We eventually upped our offer again with a reasonable offer which caused the vendor to keep it on the table and only what I can call "stalling" for time. After us constantly chasing we gave the vendor plenty of patience and time to decide only to be fobbed off by the agent with "We can't get hold of the vendor" or "the vendors need to have a conversation". We were promised a decision multiple times on different days only to be left waiting. A few calls to update us out of professional courtesy from the agent would have been sufficient. After a week and a half they finally called and rejected the offer we had on the table only to sell it the same day. It appears they were stalling for a better offer, making us the backup plan. We'd have much rather the transparency and told from the start that our offer would be considered if no better offers came forward. Instead we kept being put off with various excuses which seemed strange at the time.
A lot of people would just say that's life, move on which we have. There's plenty more properties out there! However I just wanted someone to know about our unpleasant experience as I wouldn't want others to go through it.
Don't get me wrong a lot of the control is in the vendors hands which is fair enough but now I'm inclined to believe the estate agent was also in on it. A carrot on a stick comes to mind.
Once again we were made to feel like a backup plan! If we feel this uneasy during negotiations, I don't have much confidence in completing a purchase with them. What happened to honest ways of negotiating and doing business nowadays!?

Alice whom was the agent dealing with myself made everything so simple and easy, she chased up all of my references for me and kept me in the know of the progress of my application from the beginning right throufh to today when i got the keys to my new home. I cannot speak highly enough regarding her professionalism, effort and efficiency in securing a sale of my property within only a few weeks of going onto the market.
