The worst letting agents indeed!!!

1. Liars

They lied to us as the heating was Combi but there was a big Icos boiler. When we questioned, they said it doesn't work but the water is heated by the Combi boiler system.

2. Extremely poor communications

They didn't arrange a meeting with the landlady when we moved in or even before it. As the rent and maintenance are by the landlady but not them. We wanted to ask about the hot water setting and heating settings as the control was extremely old. Even the landlady was unable to figure out at the end.

Never replied to the emails of the amendments I submitted (within the first week of my tenancy) to the inventory when i find the defects that were not included in the inventory.

3. Bad inventory

The TDS adjudicator stated the check-in inventory is very poor and no specifics of the cleanliness of the house. The charge that they make you to pay is ruthless when you find their inventory process.

4. Offensive statements

When I asked some help to submit the dispute with the landlady about the deposit, they offensively justified (even without investigating the photos I sent to be added to the inventory), that the landlady's claim. However, the Lettings manager previously assured that I get the deposit returned in full.

5. Poor complaint procedure

I complained to the lettings manager about the attitudes of the Basildon Team and asked to investigate the issue. He didn't investigated it for 7 months but only when I asked for some help to submit the dispute to TDS. Then he justified the landlady's claim is right and I should be penalised. However, the adjudicator decided the landlady's claim is not fair and she lost the claim.

6. Numerous mistakes from the viewing up until the signing of the contract

Hidden charges which were not stated before when you pay by card to reserve the property. They asked money while viewing the property to reserve it. So I gave my card and the agent phoned the office and got the payment. Then on the documents, they charged for using the card but not the cash. How would anyone expect to take cash when you just view a property? I had to argue to get that refunded.

Use a online signature called Docusign. It is a painful procedure as much as they made mistakes in the documents, they sent us it every time to log in to the Docusign account and sign it electronically.

The dates, names, details of payments and other statements had to change a few times in the documents and the contract. So we had to log in to every time they did it and sign them online. However, the keys were not given until we meet them in the office and sign the tenancy by hand.

The tenancy contract was extremely delayed. The referencing process was delayed too.

The landlady was not paid until the last minute so she blamed us not for paying her before we moved in.

So please never trust the Balgores. They made a numerous mistakes, untrustworthy people and extremely bad customer service. I complained to the company directors too.

TO AVOID. They do not care about people and about their personal details. Disgusting service where they had us waste all day collecting all the personal documentation to send them such as bank statements, passport, proof of address, etc... for a property that already had an offer accepted. This branch should be closed and all people there fired for approving this. Who want to treat with businesses that do not respect people and their personal details?

I am writing this review because I am so pleased at the level or service I have received and I feel that a few members of staff deserve special praise for their outstanding work. Our sales progression representative Sarah Oakley was diligent, responsive and attentive. She provided an first class service from start to finish. I also would like to give a special mention to Josh Finch who in the early part of our journey was also superb. Worth every penny and the above two are a credit to the company.

My first contact was with Jonathan who was the manager at the time and very helpful. His team got more really interested viewings than a previous agent did. After a short time Josh took on trying to get me a buyer and I can't praise him highly enough for his effort and commitment. He was always willing to show people around long after the office had closed. Once we had a buyer he still did everything needed to ensure the sale stayed on track. I would have no hesitation in using Balgores again if required as they really work as a team!

We just purchased a flat through Balgores, we dealt with Allanah and Sarah both very helpful and on the ball, Sarah especially good at chasing Solicitors and keeping us updated, she was always happy to answer questions and quick to find out answers to any queries we had, subsequently the whole thing took approx 10 weeks from offer to Completion. Probably as stress free as you can get purchasing property!

As a tenant I wouldn’t recommend renting from Balgores. During the two years we rented we experienced issues which they were slow to resolve. Our fire alarm needed servicing. We were very clear to Balgores as to which fire alarm was the issue but they didn’t pass these details onto the workman, who came and serviced the wrong one. He had to be sent back out to service the correct fire alarm. We then had an issue with another fire alarm. Prior to sending out a workman, Balgores has to obtain permission from the landlord. Balgores admitted to attempting to calling the landlord then forgetting to follow up the call after they didn’t get through to the landlord. We were on holiday for a week during this time and came home to a still broken fire alarm which woke us up multiple times during the night.

They said they’d ring the cleaners they use to arrange an end of tenancy clean. Again they didn’t get through to the cleaners. However they didn’t inform us of this. Instead they rang us a couple of days later asking if we’d organised the clean which they said they’d organise. They also didn’t give us a date by which the clean needed to be done but when we did book it told us ideally it had to be sooner.

As part of the end of tenancy report, they stated the cleanliness of the flat was “good” and “fair” following the professional clean. Despite this the landlord claimed to be unhappy with the cleanliness. Balgores then decided to agree with the landlord, which completely contradicted the report and the attached photos.

Do not rent from Balgores!! They treat tenants in an awful manner and only care about keeping their landlords happy.
