Great service from Linda and her sales team in my recent flat sale. Linda helped massively in the negotiation process in difficult market conditions, and didn’t relent until she got my sale got over the line. The house market can be a stressful place, but Linda goes about her work in a calm, honest and professional manner and gets the job done!
On the Lettings side Jade and Andrew do an equally sterling job. On one occasion they were able to get a letting agreed within one day of talking to potential tenants from viewing and then to offer.
All round a credit to Brown and Merry - they’ve been a pleasure to work with! You want an Estate Agent to take the hassle out of house buying and letting and the team do exactly that!

AVOID their futile estate agency attempts to sell your property, lack of communication and deceptive skills. I have since dealt with honest, reputable estate agents in the area and I can not stress how much to not get involved with this company!!!
They don't care once they have signed you up, little to no communication and have passed on my information and others to a 3rd party without my consent since I left my contract. AVOID!!

Would have scored lower if possible, service is great up until they have your money and then you’re bottom of their priority list. Both me and the landlord are equally as frustrated and find the level of service ridiculous. Been instructed several times (verbally and written) to return my deposit and they keep changing what information they require despite landlord advising them to release the deposit. Asked twice for my deposit holding information and not been given it, contacted DPS who have no record of my deposit. Constantly having to contact them for updates for what should be a very simple and straight forward process. And on top of all of this you then get attitude from them when you voice your dissatisfaction about the service they’re providing. Couldn’t be happier than I am no longer renting a property through them and would avoid them at all costs moving forward

I went to view a property with my family. I had previously spoken to the agent Tayla and provided my details. At the property, we filled in the form to put an offer on the property. Everything seemed to go well! The following afternoon I received a missed call and voicemail from Tayla asking to confirm if we would like to go ahead with an offer. Having that I missed the call, I replied via email confirming the offer and I will be in touch the following day Friday. Come Friday, I called 7 mins after opening hours and advised the agent is on the phone and left my message once again confirming my offer. I called again, she’s on the phone. Called again in the afternoon as I haven’t received a call back nor acknowledgement of my email. To call this time for the gentleman to insensitively tell me they’ve let the property to someone else….. As a women of colour, this is very concerning to be have your offer accepted and unknowingly taken back with no communication. Taking into Considering how they’ve handled the matter, I would not recommend their services or agent.

I dont usually write reviews but i felt Ellie at the Leighton Buzzard branch of Brown & Merry needed a special mention. We viewed 4 houses with Brown & Merry and each time had the pleasure of viewing with Ellie. She was always at the property waiting for us, friendly and informative and always remembered the smallest detail from past discussions.
When we asked questions she spent the time talking us through the next steps and never made us feel like we were a hassle or burden on her time.

"Incompetent" would be a generous description. Avoid at all costs, that goes for Taylors and Connells as well as they are all part of the Connells Group.
A comedy of errors from start to finish. No picture of the kitchen on the advert, room descriptions were bit muddled, told incorrect and misleading information at viewing (said there wasn't service charge when there is and no mention of seller's onward purchase), unresponsive when contacting regarding post and worst of all closed for the day before giving us the keys when we were moving on day of completion.
We were called around 4:30pm to advise keys ready for collection, I told them I would definitely be coming to collect that day. I called again later around 5pm to confirm I will be collecting hoping to be there by 6pm but may be little late, was told someone would be there. I was held up by movers and traffic, I called at 6:05pm to let them know I was nearby but went to voicemail, clearly they had already closed for the day and couldn't even be bothered to wait 5 minutes or call me to find out if I was still coming to collect. Arrived around 6:15pm to find they had already closed for the day. They made myself and my pregnant wife homeless for the night, we had to put ourselves up in a hotel and send our belongings into storage for the night.
Made an official complaint that went to the region director, he agreed to reimburse me for additional costs which to be honest is still pretty weak considering they made a pregnant woman homeless for the night.

I have recently met both Andrew and Tayla at Brown & Merry and their service has been top class! I found a property last Saturday that had only just come online and knew that I needed to view as soon as I could. Unfortunately, my partner wasnt at home so I set off alone and rang the office en route. Andrew was very professional and after asking all the questions that I would expect, he offered to meet me there since I was on my way! Andrew was extremely patient, since I got lost! He helped me operate my mobile to video the property for my partner! Gave lots of guidance and came organised with initial paperwork. I didnt feel rushed, he was generally supportive and just as I returned home, I received a call confirming we may secure the property!! My partner only went out for the evening.
On the Monday, I took our documents only to discover that the bank had not sent ideal proof of residency. Andrew introduced me to the lovely Tayla, who suggested that she come to the bank with me!? This was a service over and above anything I expected. Tayla is very switched on and reassured me ( I sound like a wreck, but recent experiences with 2 estate agents in the Cotswolds have dented my confidence )
We are now only Wednesday and Andrew has already called to discuss a moving date!? So we are feeling reassured that we are dealing with a team of professionals at Brown & Merry who appreciate that moving house (especially at this time of year) is stressful.

We recently started looking at a rental property after seeing our house whilst we decide on our next move. Having been out of the rental game for many years we naively thought we'd have the pick of the bunch. It became apparent this isn't the case and we slowly started to panic we wouldn't find anywhere. We have two dogs and every house that was suitable wouldn't accept them.
We found a house up with Browne and Merry and I rang and initially spoke to Andrew. He was really helpful and talked through the property but also gave us some hints and tips for if we needed to continue searching.
We arranged a viewing and Tayla showed my husband round as I wasn't able to get there. She took the time to speak to me via video call whilst there and was also really helpful.
We managed to secure the rental and anytime we've had any queries along the way Tayla has responded almost immediately (even at the weekend).
She's been amazingly helpful but more importantly, just really nice. Now looking forward to moving into our rental knowing we have a supportive agent on hand should we need anything.
Wouldn't hesitate to recommend them to anyone - they really took the stress out of what was becoming an uncomfortable search!

Appalling Customer Service. When we decided to sell our property we where so impressed but the surveyor that came out to value, also the photographer. We've recivied one phone call in months from the office, sadly we've had one viewing which is disappointing but the lack of communication from the office has been zero. Beware before appointing this company to sell your property. We emailed to give termination notice and we got a sharp reply saying we've been given 28 days, that's the quickest response in months.

Twice now I've been dealing with B&M, with 2 different branch. First one was really pressuring me to get their solicitor and exchange date while solicitor didn't complete everything but I thought ok maybe it's down to the person, not the actual company.
2nd branch (Leighton Buzzard), I felt like I needed to chase the agent a lot, they said they'll call me back but rarely it was done, I was the one to call them back. We've made an offer, no feedback if it was accepted or not, it took quite a while to get it accepted and the next morning being told that actually the vendor changed their mind. Being told they don't want to move out anymore but property is still marked as sold on their website and another agency told us they did sell indeed to someone (not us obviously). Why lying and not just said they accepted someone else's offer? We confronted the agent and she stuck with "no they didn't sell". Seriously? Very disappointing how it's being done. Don't even get me started with their mortgage adviser who has been absolutely rude to me and patronising.
Avoid if possible!!

I want to thank Matthew Quinney, your lettings manager for everything. I’ve rented through brown and merry for years, and sadly not had the best experience with your previous lettings team. Since Matthew has come on board, he has helped with my issues and had them resolved with the best possible outcome for myself and my children. Nothing was too much trouble for Matthew especially as my situation wasn’t a straight forward one. Matthew is polite, friendly, knowledgeable and professional. He’s also very honest and sticks to his word, which meant a lot.

What a shame that the team promised so much but failed to deliver - no feedback on viewings, had to push them time and time again to get viewings and then they sent people who clearly could not afford our property. We had to show people around the house as the estate agent had not been to the house and didn't know where or what everything was.
They tried to convince us to take a much lower offer, we had to push to get the offer increased, which it then was! We felt at times they were not acting in our interest at all but were only interested in selling it as quickly as possible to meet their sales targets. When we did accept an offer they then no longer spoke to us, telling us that it wasn't their job to chase the sale through 'that is what you pay your solicitor for' we were told. They would not return calls to our solicitor or the people dealing with our purchase. The estate agent of the people buying our property were ironically much more helpful than Brown and Merry were!

After being let down by a landlord on the day of signing I was pretty deflated and had lost hope in finding a quality property for me and my two children. I was moving out of my marital home and had no idea where to start with a rental property. I saw a lovely little house offered to rent with Brown and Merry and rang with little hope. Mathew Quinny answered the phone and what an amazing professional man he was. After meeting him and having a viewing I was in love with the property and Matt just took me under his wing.
I was a very nervous, emotional and unsure client for him to deal with and he was just wonderful, even after hundreds of emails from me ???? Matt never made me feel a burden and guided me through the whole process. At one point I was a little upset and Matt got me into the office and spent time helping me fill in all the forms reassuring me all the way through.
Matt kept me informed with every stage making it all less stressful. He even phoned me a few days after the move to make sure everything was ok.
I could not recommend Mathew Quinny any higher!! Professional, caring and knowledgeable. Thank you for everything I wouldn’t have made it without you!

From the start after my initial call to them about vacant properties of which I spoke to there agent Mathew Quinny they were very helpful Mathew in particular. His friendly, helpful and cheery manner made him a pleasure to deal with. Nothing was to much trouble for him , he kept me updated with the latest news on my impending move and helped me out with filling in relevant firms etc which especially when online confuse me somewhat. Brown and Merry will say almost anything to get you to take a property. Sadly, once I’d moved in, their management was hopeless.
During my tenancy I had revamped and redecorated the house. It was pristine when I left. I had the place professionally cleaned, I’d weeded the garden and pruned the plants. I have photos which show the house was spotless.
Yet, Brown and Merry wanted to deduct £550 from my deposit.
Which is a lot of money.
I asked why.
They said the garden needed tidying. Yet their quote included time for tidying the lawn. Fair enough. Except that trimming it may prove difficult: it’s an artificial lawn. Made of plastic.
After months of fruitless chasing I still don’t have my deposit back. Or any good reason why it’s being held back.
My contact at Brown and Merry, Hannah Newman, has been almost completely unhelpful. With perhaps one exception: she advised me to take my complaint to the Tenancy Deposit Scheme as “they will adjudicate this out fairly”. Which is more than Hannah or Brown and Merry have managed. So I’ve taken her advice. I’ve lodged a complaint with the industry ombudsman.
I have also been in touch with Brown and Merry’s director, Mandy Horspole, but she didn’t help either. She simply begged me not to speak to the property's landlord. Which suggests they value some of their customers, just not their tenants.
I’d say, if you value your rental deposit, STAY AWAY!

A postscript: After challenging Brown and Merry through the Tenancy Deposit Scheme I managed to get 100% of my deposit back.
It's certainly worth pursuing that route if you've been similarly affected.

Do not follow correct procedures which if you are a landlord come and bite you when the tenant leaves.
They then blame it on staff members who have left. They have a very high turn around for staff therefore zero accountability.
If you use these guys make sure you have everything in writing that way you will have a successful complaint against them with the ombudsman.
Told them not to call me again, yet every few months keep asking me if I have property to rent. Will be reporting to information commission for breach of new GDPR laws .

Not impressed at all , went to purchase a house on north street and asked if there was any crime in the area , Sarah was adamant there was not and pushed on with the sale , so I trusted her and continued , then payed and stupidly signed for something I wasn't entirely sure what it was about, I later find out that there was a sexual assault down the road and pull out of the deal (understandably) , I call brown and merry 2 months later and everyone is just ignoring my phone calls and messages to enquire if it's possible to recall the £350 that debited my account because of the circumstances (reasonable enough ) , but hit a brick wall , after 2 weeks of calling every other day I then receive a email from Sarah saying I'm not protected under consumer rights and not eligible for a refund , but under consumer rights arn't you not supposed to feel pressured into something without being given time to think to find out later that was not true , I feel a bit tricked to be honest and also disappointed with how unprofessional they've acted to me . Quick to take my money but slow to answer the phone when I have a problem . I also have photographic evidence of the crime report of the sexual assault which I would include here , but I can't on this platform .

Sarah has worked so hard to help me find this house and although this is ongoing I have been really impressed with her support. sarah has really listened to my needs and wants and I feel I am front of mind as new properties come onto the market. Promises the earth and delivers nothing. Worse photographs taken of the property where my wife had to instruct how the photos should look in order to sell the property, something that my 11 year old could do better!
This was confounded by another estate Agent phoning and telling me it’s possibly the worst listing they have ever seen on RightMove!!! Communication is basically non-existent and overall service was not what we were led to believe with attention to detail not in place and the contract having to be read and changed big time before it was signed so fortunately we used our due diligence or would have been in a compromising situation. I just feel that this agency has little in the way of leadership and as a result we cancelled our contract and are going with someone else. Personally I wouldn’t be using them even if they gave the highest value for our property out of the 5 agencies we had visit. Urban and Rural and Ewe Move are far better bets I feel...

Lied about what is included in sales package. Never provided feedback from viewings. Was told houses are selling if they are on the “at the correct price” but it was them morons that valued the house.
Viewings for the house were clearly just people who were viewing others in the same area.

My review is based on my mortgage advisor, Alexander Clifford.
Until we met Alex, my partner and I were pretty clueless when it came to mortgages. The knowledge and experience Alex provided us with made a real difference to the choices we made. Within our first meeting Alex had us feeling ready to tackle the challenge of purchasing a mortgage and we left feeling truly motivated for the road ahead. We explored a variety of different mortgages, house types and insurances. Alex would never let us make any decisions if we seemed unsure and it was never a problem for us schedule another meeting to allow us further time to consider our options. I now truly understand my mortgage and what I have tied into.
Have you ever hear the phrase ‘actions speak louder than words?’, well we met Alex in June and were completely moved into our first house by November; that’s fast!
Alex’s time and commitment makes the experience 100% worth it and I know we will be using him again when it comes to remortgaging!

If ever Fawlty Towers were based in an Estate Agency, Brown and Merry, Leighton Buzzard would be the perfect fit. There is no internal communication. Customer service of any standard simply does not exist. Like rot through a tree trunk there is a seam of flippant, nonchalant and surly characteristics present.
They promised the world at 1% + Vat but when it did not translate into any viewings in the first two weeks, you are dispatched, dismissed and dropped like the proverbial stone.
Their website is a complete fabrication, keep us up to date ? We were not contacted for six weeks {then only for a viewing}although during this time a manager put his business card through our door that read “demand is high in this area please call us now”
We were already for sale with them !! and if demand is high why did we not have a viewing ? Communication ?. Complete incompetence. Shambolic.
So, if you require a professional, caring, competent Estate Agent.

Have tried both renting from and buying from this place:
Renting I was told yes they had a property that met what I wanted. Asked to view it, wouldn't anyone? Was questioned in great detail why on earth I would want to see it before I took it. Told them no thanks and left.
Buying important information hidden from me and when I questioned this I was treated like a small child. Either that or they have no idea how important leases are!

Appallingly bad service on the lettings team. All correspondence, and I mean ALL, was unanswered, regardless of whether it was a phonecall, voice message, text message or email. Follow-up calls were promised but never received.
Took them 2 1/2 weeks to arrange a check-out when we moved, then said the property was dusty. It is now 6 weeks since we moved out and they still have not arranged a return of the deposit. I have yet to receive an apology or an explanation, and we have been lied to, fobbed off and ignored. Even their complaints department are useless. Have referred them to the ombudsman for several breaches of their code of practice.
Avoid at all costs.
