We did not have a positive experience with their lettings and property management services. While the inventory check was thorough, several issues relating to normal wear and tear were unnecessarily pushed onto the tenants instead of being appropriately managed by the property management team. More concerningly, throughout our tenancy, the team failed to properly address or resolve the concerns we raised, despite bringing them to their attention multiple times. Overall, the lack of support and responsiveness from the property management team made the entire tenancy an unpleasant experience.

Very disappointed with how this agency handled my tenancy. They sided with the landlord regarding deposit claims and tried to blame me for issues that were clearly due to poor workmanship and the condition of the property. The landlord and his contractor covered mice holes with excessive expanding foam, which caused the flooring to lift, yet this was unfairly attributed to me. There was no radiator at all in the bathroom or kitchen, which contributed to mildew and damp. We raised these concerns during the six-month check by the agent, but nobody took any action.<br>When I raised other issues, I was questioned as to why I hadn’t reported them , despite the fact they were unable to provide something as basic as an extra key fob for over a year. This raises serious doubts about their ability to manage more significant maintenance matters.<br>They also sent people to view the property without an agent present, which felt unprofessional and inappropriate. Overall, a very frustrating experience , I would strongly advise tenants to document everything carefully.

Exceptional service but also going the extra mile. I was away quite a lot due to my parents not being well but Amar would visit my property if I need key bits of post scanned for the sale and even collated docs I needed ready for the surveyor. Howard provided counsel to both myself and the buyer and was essential in managing our relationship and keeping the lines of communication going. Choosing Ellis & Co is a SMART MOVE!<br><br>When we decided to put our house on sale, we met a few local agents before finalising. But after meeting Howard again, after 4 years reminded us of the pleasant memories we had gone through - whilst buying this house. It was indeed Howard who had helped us secure the house, the only change this time was going to be, that he was going to make the sale on our behalf.<br>After handing the sale to Howard we were completely comfortable that we could get on with our routine rather than worry about the sale, after all we knew we had the quintessential top man in the business on our side!<br>We quickly received offers in the first week of going on the market and accepted the sensible one, in the first week itself. The sale was proceeding well with an exchange date of 2 months after being considered as plausible in the chain. However, at the end of the second month, one of the parties on the onward purchase fell through on the very last day of exchange. Had it been anyone else we would have panicked. However, we had Howard on our side, he was incredibly responsive and always available to answer our questions, he immediately brought his back up plan in action and we were back, negotiating sale with another interested buyers. Sincere thanks to everyone at Ellis & Co, (specially Howard, Phil and Amar) they skillfully navigated a difficult negotiation and secured a price we were thrilled with. They never pushed us to make a decision we weren't ready for and truly wanted what was best for us.<br>The sale went on smoothly, Big thanks to Howard, Phil and Amar and everyone else at Ellis & Co. their knowledge of the local market was invaluable.<br>Cannot recommend enough, Ellis & Co have had the best team and we have personally been dealing with them since past 10 years. Excellent experience with Ellis & Co Stanmore branch. Amar Patel is great agent, very professional, flexible and knowledgeable about the area and provided all the relevant information for us to be able to make the right decision. We did not had a great experience with their lettings and property management functions. Though they were thorough with inventory certain basic wear and tears should have been managed by them instead of pushing on the tenants. Overall, the property management team did not address any of the concerns through out the tenure leaving unpleasant experience.

DO NOT MOVE TO 46 WESTBERE DRIVE<br><br>Landlord does not spend a penny.<br><br>The worst agents in north west. Think they can treat their customers in a certain way due to being situated in Stanmore.<br><br>Make sure never to deal with Ray, absolutely horrid individual, will turn up to the property and scream and shout at peoples wife’s and have his own colleague calm him down.<br><br>There contractor will tell you that you do not need a shower longer than 5 minutes. Hence water pressure being low is just fine.

The worst estate agent branch and company I've dealt with in my entire life. The staff get confused over the availability of advertised properties, promise to contact you back and never do, tell you that they'll get you in for viewings which never happening - the list goes on.<br><br>I've used many estate and lettings agents in my life and I can personally say that none have ever come as close to the dreadful experience I've received whilst interacting with Ellis & Co, specifically their Stanmore branch but also their company as a whole.<br><br>My experience entails the fact they'd listed properties on Zoopla (a third-party) and one of the adverts advised '14 units available'. They appeared of interest and so I immediately sent an email enquiry and further to that completed their eligibility questionnaire. Once I'd done this, I waited to hear back, two days passed and I'd heard nothing so I got in touch. I was advised 'we are very busy and get 200-300 enquiries a day' so I requested a call-back. Never happened so I got back in touch on Friday and they promised another, it never happened. I then called a further 7 times over the next fortnight and was promised 6 call-backs (none ever happened).<br><br>The different people I spoke to sometimes claimed all the flats had been let, meanwhile others claimed there were some different ones available. The staff were extremely confused and for the simple job of confirming availability, couldn't even get that right....<br><br>Appalling experience, I'd discourage all from using the branch. Whilst the staff aren't rude, they fail to really help their customers and used a variety of 'excuses' with me, quoting things like: 'we get 200-300 enquiries a day' to 'we get 50-60 enquiries a day' to 'we are in Stanmore so don't go to the other side of London often' (why take on business there then?) and then various other excuses, rather than apologising for their poor service.<br><br>To conclude, I happily took my business elsewhere and can safely say I'd avoid any property letting/purchase enquiries going anywhere near this firm. They've let me down and I'm sure I am not the first, just false promises and poor customer service. Nearly three weeks on not even sorted a viewing with them, they also leave adverts online for properties which aren't even available, or maybe they are? You decide....

Minus stars if I could give them. Raj the owner is rogue estate agents do not use. Charges for market valuations after discussing there will be no charges with his colleagues. He does valuations that are very low compared to other estate agents and he also did a valuation for a property by looking inside a window? There are many other professional estate agents around.

Hi everyone,<br>Just to let you all know, I rent a property throughout to this estate agent and when left the property I never had my deposit back. Although i have been given one month notice. This estate agent is robber. Theose people used to work there they all let and the new people managing now are not the same as previous.
