Formal Complaint Regarding Unprofessional and Disrespectful Behavior by Staff
Dear [Property Office Manager/Company Name],
I am writing to express my deep dissatisfaction with the unacceptable behavior exhibited by one of your staff members during a recent visit to your office. On [date of the incident 04/09/2024], I and my father visited your office to address a matter, and instead of receiving the professional assistance one would expect, he was subjected to rude and disrespectful treatment.
The staff member in question raised their voice and shouted at my father and me in front of other customers, causing unnecessary embarrassment and distress. Such behavior is completely inappropriate, especially in a professional setting where clients should be treated with courtesy and respect.
This incident is particularly concerning, given the number of people who witnessed the confrontation. It not only reflects poorly on your office but also on the level of service provided to clients.
I expect a prompt investigation into this matter and appropriate action taken against the individual involved. Please acknowledge this complaint and inform me of the steps you intend to take to address this situation.

I living in a Ellis & Co property in Harlesden and is a disaster and they doesn't care about the complaints of the tenants. The house is with a infestation of bed bugs and nobody cares about it and the property is full of people who doesn't pay rent because the front door is unsafe and everybody can get inside of the property in a very easy way. Ellis & Co are only interested in the money and they doesn't care about the tenants who pay the rent. Scammers.

Very unprofessional agency especially a lady called Simina in Wembley! As long as they are demanding your deposit and monthly rent they reply to all the emails and calls but once you have move out of your flat/house and you don't serve any interest to them then you will have to be chasing them for month to get your deposit back and even then they keep coming up with deductions from your deposit which they can't prove and can't give invoices to see what they had to replace in the apartment from your deposit! Which means they didn't replace anything they are just trying to take your money for no reason since they can no longer charge you for agency fee so they have to get that money back somehow.

For taking good care of us during our tenancy, rectifying all the wrongs of the last year, resolving maintenance issues or any other hurdles with utmost care and professionalism.
Even on the weekends and sometimes late hours as well.
Matter of the fact, Their kindness forced me in my conscience to delete my negative comment of last year and
to put this positive one.
After ending of our tenancy this Monday 17.07.2023,
Their inspection, keys collection procedure etc. were really smooth and helpful.
Moreover our deposit refund came in within 3 days,

Their landlord decided to don’t rent a property to me (which never mind) but they are keeping my holding deposit, even if the law says if “ the landlord is unhappy with your references, they have still to refund you the full amount “. Their service is one of the worst I’ve experienced (referring to their Greenford and Wembley branch). I was interested in viewing a property and contacted them the day it went on the market. A viewing was arranged but got changed three times. The fourth time the viewing was rearranged they said it was going to be be at 12pm. I was there on time and called the agency to see where the estate agent was, and they said that they are on their way. However, I waited for an hour and a half after the arranged time and still nobody turned up. I believe this is extremely unprofessional and very frustrating since they wasted my time without any valid reason. They now lost a potential buyer, and I wonder how many more they’ve lost. So, if you are someone who wants to sell your property or someone interested in buying one, there are other agencies better than this one since as a seller you wouldn’t have a lot of interest in your property due to the potential buyers’ being disrespected, and as a buyer they would just waste your time. Even one star is too much, but that’s the least I can give in this review.

It was difficult for me to trust estate agents again after having a buyer pull out of a sale a week before completion and exchange. The same day I I contacted Ellis & Co Estate as they were one of the top leading agent in the business.
They, particularly Dilpesh ( main contact) acted professionally throughout the process with good communication at all times (which was lacking with my previous agent) he kept my concerns and fear at bay.
Dilpesh was absolutely amazing, he provided viewings immediately and daily. Within days we secured a serious buyer. He was brilliant and always on hand to provide advice and support. What was very important to me he updated me weekly on the progression and also anticipated what needed to happen to move things on timely, without unnecessary delays.

So far only positive experience with Ellis and Co . I've been looking for houses to rent earlier this year during first Lockdown when this task seemed to be a proper challenge . Faced all sorts of difficulties with other agencies where no viewing was available or it was just a lot of hassle.
With Ellis and Co the whole procedure went really well , viewing appointment almost instantly booked , after the payment of holding fee ( later deducted from deposit ) I got the contracts drawn up swiftly and had a move in date within just a few days.

I started with this company as a tenant from October 2018, the process of getting the flat was fast and easy. After I moved into the the property it has been a night mare with the customer service from this agency. I had an electrical problem and had no heating in winter to the property, the customer agent told me and my family of 3 with a 6 yr old daughter that we wouldn’t die without heating! I still gave another chance even referred this agency to people. During the present corona pandemic I work for the nhs with these patients so each time I come in from work I use my guest bathroom to reduce any risk of exposure to my family, I noticed the bathroom has a leak I called the office as I’m no plumber and was mainly focusing on the risk of exposure and what if it goes to the flat underneath and damage there as well. I offered to pay a plumber as I can understand it’s a lockdown and asked if I would be reimbursed. The customer agent called me crazy inconsiderate lady and went on shouting at me saying people are dying! I explained that wasn’t the way to speak to me and he continued his disrespect. As a front liner I’m crazy for trying to minimise exposure to my family trying to think of my neighbours. Be very careful with this company. As soon as the country is out of lock down I will be leaving. Customer care is the worst!!!!!!!

Ellis has been managing our rented apartment for 2 years. They always been very professional, and helped us everytime time we needed.
I highly reccomend them for renting, although when it comes to return the deposit it was not the same.
They never returned my calls, promised to send me an email with an update never did.

I was a tenant for one year with Ellis and Co and I was quite unhappy with the level of service I received from them.
First of all, they charged me a holding deposit of £360 pounds that they never returned to me. I am very happy the Tenant Fees Act is now in place to avoid such extortionate fees.
The flat had multiple issues, but Ellis and Co was very slow to address them, and about half of these issues were still unresolved when I left one year later. When I asked them whether this is a managed tenancy, they said it wasn't, although clearly they were collecting the rent and organising the repairs. They clearly didn't want to take responsibility for anything.
When it was time for me to leave, they were arranging visits for potential tenants without informing us in advance. They would sometimes turn up in the middle of the day or in the evening with a batch of two or three potential tenants, leaving me very little time to change and do a bit of tidying up and cleaning.
The staff is friendly, but this just masks carelessness and lack of professionalism.
I definitely not recommend them, and if you are a tenant you might want to search for a different letting agent. You have been warned.

1. The letting agency collected the rent, organised repairs and otherwise managed the tenancy. I never had any contact with the landlord whatsoever. Maybe the letting agent doesn't call that a managed tenancy, but for all intent and purpose it was. It looks like the letting agency just doesn't want to take responsibility.
2. Regarding visits after I gave my notice, here is what happened in detail. For the first batch of visits, I have indeed been notified in due time. For the second batch, there has been a misunderstanding over the date (maybe from my side, maybe from the "negotiator" side, who knows). After that, there had been three other visit batches for which I received no notice whatsoever. The "negotiator" would just turn up unannounced with some people, mumbling some vague apologies that "the office should have notified me".
3. The £360 charge has been referred to as "reservation deposit", I still have the email from Ellis & Co dated 28 July 2018 where this is mentioned. So there is no misunderstanding from my part.
I note that the response doesn't address the issue of repairs and maintenance, as indeed when I left the following were still pending:
- Mould in around the bath tub lining (this had been partially fixed by a contractor at the beginning of the tenancy, but he did a very poor job and the mould obviously came back)
- Extractor fan not working for the bathroom and kitchen, which have been notified one year before and reminded many times in the interim (this would probably explain the mould in the bathroom)
- Three out of four light bulbs not working in the bathroom (these were custom light bulbs that I couldn't replace on my own)
- The safety switch for the dishwasher is jammed and has never been replaced despite my notification; since those switches are now mandated from a health and safety point of view, this switch is clearly not doing its job.

At the beginning, the apartment was a very dirty, but Ellis and Co made everyting that was in their power to help us to clean the apartment.
Cleaning services and maintenance services chosen by Ellis and co was very friendly and polite! I really appreciate a well done job!
The fact which was really surprising was that they even refunded the full amount paid by me for painting and even for changing the carpet from my bedroom (materials price- not the work done). Of course that everything was purchased after comparing the market, obtaining the smallest possible price.
If you are romanians, ask for Catalin. He is the most honest, friendly and polite rental agent that I’ve ever meet in Uk, and I’m living here for more than 4 years!

Wouldn't let Ellis & Co manage my property.
I can only agree with what Mr Williams has stated, I am a resident of this particular road and have been for more than 10 years, everyone knows each other by a first name basis and we had a great great community bond, however due to the tenants that Ellis and co have put into this particular property this has shattered the community atmosphere.
I am sure Ellis and Co are aware of the residential frustration caused by these tenets and have not once shown up to apologized or to resolve things for us. There is a petition that will be released to show our frustration towards yourself.
I understand people would want to have a party on the weekends, special occasions etc but everyday is ridiculous.
Spilling out onto the main road, sitting on peoples front gardens, shouting loudly all night (10pm-6am)
heavily intoxicated, trashing the road.
Recently a neighbor's car was damaged due to the tenets that Ellis and co have inserted into the property,
These tenets have been a nightmare to live around, Honestly Ellis and co should vet there tenets and also look at the area they are insetting these tenets.
I don't think this is the case and honestly Ellis and Co should think about residents that had to live with these nightmare of tenets.
I don't normally leave a review on local businesses however I have taken my time out to leave a honest review of my experience and need the local residents of wembley to be aware of such a shady business that is operating.

The worst estate agent I have even been in contact with, if you do decide to let your property out to them consider going to a psychiatric hospital.
I have called Ellis and co on multiple occasions in regards to a property they have let on the residential road that I currently live on. A man called 'Catalan' refuses to speak to anyone on them phone, brushes off concerns and outright lies about call backs.
I asked the question 'Did you ever inspect the property concerned'
Hes Reply 'No not in a while'
Clearly not. The state of the property is shameful there has been multiple attacks on this property that Ellis & Co have been 'managing'
As shown in the picture the top center window has been smashed, this was caused by a brick being thrown at it early hours of the morning. the rear patio door of the property has been smashed and also the interior of the property is infested with rodents and vermin.
BUT Ellis & Co are managing the property!
The occupants of this property have caused massive drama on this quiet residential road for over 14 months, if was like living outside a nightclub.
BUT Ellis & Co have a contract they cannot break,
Really? You cannot break a contract of Cayenne agreement?
There are clauses in agreements and contracts that the agent can terminate if they would like, but I believe that Ellis and co don't care at all as they see ££ in there bank account due to the rent they charge to these companies that they rent the houses to,
When there are over 30 police visits to a property, damaged windows, front doors, rear doors doesn't this mean that someone should intervene and speak to the tenants?
As I am a portfolio landlord I am aware of companies who offer a higher than market rate due to the type of people that will be housed, however Ellis and co have admitted not inspecting the property, no regular visits and this is the outcome.
A property which requires a full refurbishment, weeks of repair, neglect from the agents, and the cost will be sent to the landlord.

I must say Elis and Co acted as a life saver for us, I was looking out for a house which could be occupied in short span (with in 3 days) and Elis and Co helped me in locating the ideal one for our family.
Special thanks to Shikha and Ravi who ensured that all the paper work is done on priority basis and sorted everything else for me. They also ensured that house is in livable conditions, they took prompt steps and changed Cooker, Curtains and washing machine and checked all the electric fittings.

I would not recommend Ellis & Co Wembley. When I put my property on the market, Cristina Siladi, the Sales Manager, had mis represented the property on the marketing by adding false details which I made clear was not true, but she said it will help attract buyers. This was then found out by the buyer in the later stages who pulled out of the transaction. I had given notice to the tenants and this caused me a lot of stress and costed me thousands of pounds and I had to file in a complaint to the Property Ombudsman. I would question a lot these claims made below, but in their defence they did assist to find new tenants after which I gladly declined due to the misconduct of Cristina Siladi.

My experience with Ellis & Co has been very positive and happy one. Few months back I approached them to let out our flat in Wembley. They managed it so nicely and in a very professional way. It is not only I got the higher rent than the last time let out through some other estate agent the terms and conditions were also better. It took only few weeks to sign and seal the whole transaction. The office staff, especially the managers Ravi and Dipak and lovely secretary Shikha have been so helpful and cordial all the time.

The Wembley branch has serviced my property needs for a few years both in terms of rentals an more recently a sale. Ravi Khetani and Cristina Siladi offered great support throughout, not only exceeding my expectations in terms of getting what I wanted, but also coaching me through the various challenges that come with a property sale or rental. I have had a stress free few years regarding the property I owned and that's testament to this branch.
