In advance of letting I had been planning to spend a day speaking with potential agents around the City, and Hamptons was the first one I came to: I spoke with Jimmy who was so knowledgeable, helpful, and practical that I decided to sign with Hamptons without even seeing any other agents. I’m compelled to write a review as I had the nightmare experience with this agent from the start till the end. I can echo and resonate fully the 1-star reviews here that the team are unorganised, unprofessional and unempathetic to the worst degree.
From the beginning, before I moved in, I found that the mattress is heavily stained, which was reported in the check in inventory. I requested several times for it to be cleaned for more than a week. No response. Unable to sleep in the bed for sanitary and health reasons, I had to pay to stay in a hotel for 10 days even after I started paying rent!
During the tenancy, the contractors they arranged to fix appliances were unprofessional, unclean and caused mess in the flat.
When I informed the agent that I’ll be moving out, I witnessed the disorganisation of the company. Inspections for potential tenants came mostly under 24 hour notice. Once I received 5 viewing requests in one afternoon from 2 different agents at super short notice, with a demanding tone that if I don’t agree, they can break in (which they used several times during the tenancy). Only after I wrote that it’s against the law to arrange viewings within 24 hour notice and escalated to their manager did the team started to act professionally.
After I moved out, they threatened to request professional clean fee (if I did with them, they “only” would charged 300 pounds!) and asked me to provide a receipt to evidence the cleaning I arranged, even though the check out report that they arranged clearly stated the flat condition as clean. I’m not legally illiterate and I know this is illegal.
I rented homes in a number of countries incl. the US, France and HK. I regret to say that this experience with Hamptons is the worst. I don’t expect them to be welcoming, although this is normal in some countries. They cannot even meet the bar to be legal and professional.

Have let a flat with Hampton since last year, and Anthony Hughes amazingly supported us throughout the letting process. Today, I went to the Hamptons office after a year and warmly greeted by Alan and the other lady. Met Anthony as well, and also received the same level of warmth since last year. I need to obtain reference letter from Hamptons for bank purposes, and bank only received letter from reputable estate company on letterhead (private landlord letter is not accepted). Think to come to Hampton office without any prior knowledge how to obtain such letter, but Alan kindly received me and promptly addressed my request. Really amazed with the level of service provided by the team, wish the team all the best, and stay awesome! Cheers.

I'm not one to write reviews on the internet but working with Hamptons has caused me so much frustration I felt compelled to share.
Everything went well during the beginning of our tenancy, until it came to the time to renew the contract or move out. We chased for 6 weeks as originally it was our intention to stay. Eventually, the "Renewals Consultant" came back to us and told us the Landlord wanted at least £750 more for rent (50% increase). Mind you this is a 1 bed flat.
Naturally, we decided to move out. The final 2 months were miserable with the Landlord asking for access for "inspections" into the property every week. At one point, there were 3 men and myself in the flat, naturally I was made to feel very ambushed and uncomfortable. I complained to the agency, that the flat was starting to feel like the arrivals gate a Heathrow Airport. Not only that, but we were sent the same "checking out" documents by 5 or 6 different members of the team. Clearly, we were not welcome anymore.
Finally when our tenancy ended we moved out and cleaned the apartment to a professional standard. We exchanged at least 15 e-mails with the "Lettings Manager" for our deposit to be returned. Nothing. 5 weeks went by and I was forced to seek legal advice. We then let Hamptons know we would be raising a dispute with TDS and reporting them to Letting Standards. Suddenly, our "undisputed funds" were released. We cut our losses with the rest of the disputed funds, which were so silly, but we will spare a thought for those Landlords scraping by.
I could go on about the incompetent, lackluster, pointless e-mails and conversations I have had to have with the team at Hampton's, but mostly it was just the absolute un-sympathetic treatment and the way in which as tenants, no one had our interests in mind.
Given our terrible experience with that specific landlord, we decided to buy, so that we could escape the useless team at Hampton's and money-hungry landlords.

I totally agree with those here who says that Hamptons are definately an Agency to keep well clear of, even from a tenant’s perspective. I’m having an awful personal experience with them, especially now that we are in the Deposit release phase. The Agent failed to inform me about the Tenancy Deposit Protection scheme details once I took on the tenancy from previous tenant.And they have failed to timely provide them to me even after my multiple requests. It takes not days, but weeks for them to reply to emails - not to mention their phone line is never picked up - and they even have the courage to blame it on landlords. But then they fail to pass on crucial info to them. If I rent from professionals, and not from privates, it is exactly because of the customer service I’m expected. Defo an Agent that cannot be trusted or recommended.

We have today sold a flat just off Fleet Street which was part of our cousin's Estate via Hamptons City Office and found the whole process and the team commendable. Matt Johnsen was our regular point of contact and he kept us and the buyers fully informed. Jack Downes, the Manager, supported Matt at key points to move the sale along as expeditiously as possible. As we live over 100 miles outside London and if you want to leave your London property sale in safe hands we recommend without any hesitation Hamptons City Office, London.

Hamptons Letting Agents in London are definately an Agent to keep well clear of if you want to rent your property out. My own personal experiences with them has been awful from the word go. I did not know of hidden charges until they had been taken out of the first month rent, I was not told of hidden charges taken out of the second month rent. The Agent failed to inform the Utilities of the new tenant details. Gas and electric meters were not read and passed on to the relative Company. It takes days to get any kind of response from Agent. The new tenants were given a free week of rent without consulting me. I have heard some shocking information about the Agent from the new tenants which is contradictive of information the Agent gave to me. I have requested a meeting with the Agent and her Manager and unsurprisingly my request has been ignored. The Agent has lied to me on numerous occasions. I suspect that this message will not go live but not to worry, there are other sites this information will be put on. Not an Agent that can be trusted or recommended.

Seven property management are the worst I've ever experienced! Called by the director who said apparently I'm not the only person who works six days a week and should weed my front garden in December/January because she does. Gutted out the garden after the heavy wind and rain pulled out weeds and broken bushes and apparently her opinion is the garden looks worse than when we moved in. Unbelievably rude spoke over me and argued with me and needed to rein spect the property when it is clean tidy and well kept! Couldn't believe my ears. She went silent when I asked if I could speak and stayed quiet for a minute then said I was just letting u speak. Worst letting agent ever to deal with complaints and inspections they just pick up anything idiots. I now feel like I can't live comfortably in my house in case I mess it up or do something they don't like. Steer clear they have lost our money now!!

Ameesha has been very helpful and responsive ever since she took over as our new property manager in October 2020. We had a few issues which have not been prioritised previously by Hamptons, and it was a relief to have them solved when she got involved. Ameesha is fair and it is a pleasure to deal with her, 5 stars for Ameesha but 4 stars for Hamptons overall. When our contract was due to expire and the flat was listed for 300 quid less we have not even been informed, we just noticed online and went back to Hamptons enquiring about extending the contract. Everything was very complicated.
We have rented a flat through Jack, and he didn’t do the necessary things. Every days we had to call him, he didn’t respond or call back.
It was a terrible experience, we was in a hurry, gave all documents needed but nothing happened.
He obliged us to sign the contract which provides a start date different than the effective one (because of him).
Once he had his fee, we didn’t hear from him again.

They took nearly three months to find a tenant and when they did it turned into an absolute disaster.
Within a month my neighbours told me that they believed my apartment was being sub let as there were constantly people coming in and out of my property and my kitchen door had been unscrewed and left in the communal hall way. I notified the Hamptons and they then told me that they had the tenants word that he was not subletting. I asked them to go round and check up as the tenant's behaviour was really suspicious as he was really hard to get hold of. They never did.
Finally, a month later I was notified by the property manager from the flat below that my flat was indeed being sub-let on Air BnB and that one of the bathrooms was flooding their property. I also found my own flat being sub let on the Air BnB website for up to 14 people a night when it is a three bedroom flat. It was being used for hen dos and stag dos and for all night parties. One review said that it was in a terrible condition from the last client. The tenant that the Hamptons had found for me had also re done my whole flat and taken out lots of the antique furniture I have there - it looked like a brothel with silk sheets and pillows. The Hamptons had not even bothered to look on the Air BnB website to check on my property despite their hefty management fees.
I had to pay a lawyer to help me evict the tenant and to get my deposit back . The whole experience was really traumatic as it is a much loved family property. The agents at the Hamptons never once apologised and acted very evasively. I was in shock. As you can imagine I do not recommend them at all.

Simple: If you live overseas you are crazy if you do not use Hamptons.
I recently sold through Hamptons in the City of London. I sold my apartment from Australia and had expected it to be a nightmare to do from this distance.
However it was smooth and professionally done with Alex, Kyle and Leon being invaluable throughout the process.The depth and breadth of their knowledge and experience in this market was incredible. The communication and service could not have been better if they were located around the corner from me. Sourcing new people to view the apartment never stopped.
If you live overseas don't take the risk and don't give yourself the stress - just use them. They even did far more than they were responsible for (because I was overseas and unable to get keys and other things arranged). Nothing was a problem, they just made it happen.
During my many years in London I have dealt with a variety of agents. The incompetence I have experienced on a number of purchases, sales and rentals would take pages to describe. Like many people I never find the time to review anything online but I have done so because I cannot recommend using Hamptons highly enough.

The process between acceptance of offer and completion of the sale took longer than we had expected, but we are sure it would have taken much longer if Alex had not monitored progress closely and chivvied the lawyers when necessary. We were also grateful to him for keeping us informed about progress since we were abroad during most of this period.

Leon recently managed the sale of an apartment in London on my behalf. At the outset, I asked two other firms to pitch for the business. I awarded the work to Leon because he was prepared to be flexible on fees, devising an elegant fee structure which was of mutual benefit to both Hamptons and myself. As it turned out the sale was not easy and involved a number of parties. These complications delayed completion. Throughout the process Leon was always proactive and kept me, my lawyers and others fully informed on progress. Without fail he updated me at least each week on progress either by phone or email. When delays occurred he would push hard for resolutions to keep the process moving forward. I was very pleased with the outcome, a successful sale at the price I sought. I was impressed with Leon's knowledge of the market, the sale/purchase-process and his professional approach to the assignment. I would not hesitate to use his services again and recommend him to others.

It has been an arduous and lengthy business. I was fortunate to have the personal attention of Alex Rusling, who has dealt with the ups and downs of the transaction and of his client with indefatigable optimism and efficiency. I have particularly appreciated his regular updates and prompt responses to my concerns. The fact that Hamptons found me a buyer who was able and willing to rent this flat to me until my purchase is completed has been providential. I would not hesitate to recommend Hamptons to anyone embarking on what strikes me as being a far more complex process these days than it used to be, and I would emphasize that Alex's role in the successful execution of the deal has been exemplary.

Having done the usual thing and spoken to three different agents, we chose Hamptons because they seemed the most interested in selling our house and said they would market it to a wider group of potential buyers.
We weren't disappointed. They drummed up a lot of interest, we had dozens of viewings and received a number of offers. Eventually we sold at over the asking price - and considerably more than we'd hoped for when we started.
Throughout they were friendly, efficient and helpful - and (perhaps more surprisingly) very patient and un-pushy - as our purchase dragged on a bit. I would definitely use them again.

Hampton's provided me a great service - I was very impressed with how they conducted themselves, managed the sale and the price they achieved.
While there may have been the odd challenge here or there, overall I can safely say I would definitely look to engage Hamptons again.
