I contacted KHF Blackheath regarding home renting. Wow, Christopher Waweru was incredible. His outstanding communication skills and prompt response to my request delighted me. He ensured all the necessary information was passed and paid close attention to every detail. He was also available to receive calls courteously, this was also the same for his colleague Dammy.
One of the challenges I encountered with other agencies stemmed from their failure to return calls when the letting negotiator was unavailable or not on duty. This was not the case for KFH Blackheath, calls were returned promptly as promised. Christopher was so efficient!

An absolutely horrendous and scarring experience. I was clear and transparent about my particular situation throughout the entire process - with estate agent Christopher Waweru, yet was informed just one week before my move in date (after multiple calls were ignored/ dodged) that not only was I not moving in, but that they would keep my holding deposit. I was told my offer was 'dead in the water' and was offered no help at all. Shelley Matczak was particularly rude, I've never been spoken to like that from a professional in my life. Luckily I was able to file a complaint to a third party company and have gotten my money back.

I visited an apartment (flat) that I ended up not taking because of various factors. First, because of London traffic, I showed up late. At the exact time of the next appointee. In America I would have had to reschedule- that’s how late I was. On a normal day of stress in finding your next home, I called up KFH Blackheath to enquire a property that I had found via Right Move. A male Letting Agent picked up my call and proceeded to ask the normal questions for their screening process. I stated my salary which wasn't low and the Agent proceeded to completely embarrass me for the few pennies shortfall of their requirement. I have sufficient savings enough to pay the deposit on a house purchase and yet this Agent of KFH Blackheath went on to say Landlords don't need you. You need the Landlord, that's just how the market is. He rambled on for another 2 minutes explaining how I wouldn't meet the standards requirements for any of their listed Properties. It was so hard to take I had to cut the call. The property I was looking to let was a 2 bedroom flat costing around £1,750.00 which I thought was perfect for me and my fiancée. I work in a law firm and my fiancée is a Barrister and our combined salary and savings were sufficient to meet the salary requirement. The Letting Agent, on the other hand, wouldn't let me get a word in, but kept talking to show off his marketing knowledge. His tone was demeaning and unbearable. It was so uncomfortable and unwelcoming. I wouldn't recommend even telephoning KFH to enquire about lettings and if we were purchasing a house, we definitely wouldn't go via KFH. If I wasn't in a rush to get back to work, I would have asked to speak with his Branch Manager.

First off, other reviewers - please stop falling for their plot to leave a review, which is often set up as ‘if you mention my name in a google review, it will help me win/get…’, post- rental agreement, sale etc. This is so as to keep other reviews, like this, drowned out.
Secondly, whether you are leasing your property, renting a property, or looking to buy, avoid these incompetent bugs like the plague.
As a rental tenant, I have been chained to using KFH the last few years and wow. Talk about shockingly bad. Agreements to fixes being made to the property pre-move? Never happened. Emails about newly needed fixtures to the property? No response. Emails about questions with the lease? No response.
But boy oh boy, if they need to do an inspection or anything that will have them made accountable, they can suddenly reply to an email!
Even if you are in the position of leasing, selling or buying, do you really want to work with a company like this? If they’re willing to cut corners and avoid accountability for a large chunk of their renting clientele, what makes you think they won’t be doing the same to you?
Avoid, avoid, avoid, AVOID.

First Time Renting and Via Agency! Great Experience with the Staff. Straight Forward and to the point. It's been 2 months since I moved in and loving it so far. Exceptional Service from the front office lettings, Myles for setting up the viewing arrangements and Christopher showing me the property, great teamwork and coordination. Furthermore, the coordinator I dealt with Jasmine helped out with all the bank payments set up / tenancy documents and explained clearly on the process during pre-tenancy. In-addition, When I had an issue with the property, the property manager I dealt with, Ramandeep was quick to arrange a contractor and resolve the situation. Additionally, he also helped advising myself with regards to the utilities setup which was very helpful from him. So can't fault the service at all.
Only could fault the Check in time/date wasn't met but that's because the Landlord was let down by the contractors.

He found us a great house. Terrible. Awful lack of communication even when we had a leaking toilet that caused extensive damage to the downstairs flat - both us and our landlord were trying to get in contact to get it fixed and it still took about 7 months.
Very polite over the phone and in person, but dealing with them for an extended period of time they clearly can't manage.
They may be good for buying a property, but as property managers for a rented flat I cannot express how bad they are.
I urge people to ask and search on the Come Hither to Hither Green Facebook page, where you will find a number of folk with similar experiences.
I will say that after posting this, the new manager of the branch phoned me to discuss my grievances with our service and seems intent on working to make KFH better, which I really appreciate. Doesn't change the stress we've had over the last two years, but this seems like a positive step!

The letting agent was great - very friendly, professional and helpful in helping me secure the property. However, after moving in to the flat I learnt the thermostat of the shower didn’t work (meaning the water was stuck on a near scalding hot temperature at the height of summer when temperatures were 30°C plus). After numerous emails/calls with KFH Property Management spanning over more than four weeks, I was told the landlord had agreed to remedial works, but the works would take up to 8 working days and during this time I would not have access to a working shower (the only washing facility in the studio flat). They would however reinstate the toilet at 5pm every night! I asked for a reduction in rent for the time I would have to move out but was told I would need to state my case to the landlord and that I should use a shower in a gym (I’m not a member of a gym). They had no care or consideration in the fact I would need to find alternative accommodation at my own cost. When I said I didn’t want to agree to the works until I got confirmation that I wouldn’t have to pay rent during this time, they advised me I should agree because if there was a leak due to other problems with the dated bathroom (the shower tray had become delaminated) then I would be held liable. In the end, the landlord agreed to the rent reduction but at the cost of a lot of worry and stress on my part - not helped by the casual and uncaring attitudes of the KFH Property Management staff.
N.B. I contacted citizens advice bureau at the time to get advice on my rights as a tenant as I couldn’t believe it was legal for a landlord to rent a property without access to washing facilities. Turns out that as long as there is running water in the property then it is legal. I was also advised not to annoy the landlord because “revenge eviction is a real thing”. Grim situation for renters.

From the very moment Chris Early, the sales manager arrived I felt as though they had my best interest at heart. Within days they had made contact with a previous client who had a property to sell that ticked all my boxes. UPDATE: Several months in and still dealing with half of these issues. They are grossly incompetent.

Do not rent from these people and do not rent out your property with these people. All peach and roses when they are getting you to sign the contract but after that they are absolute hell! I was pressured in to giving a positive review before we moved in too by Kaan, but am now changing it after living in my property for one-month. Read the other reviews with a pinch of salt.
When I looked around the property first, it was very dirty, with a mouldy/mildew smell throughout – I thought this was because of the previous tenants and Kaan assured us that the flat would be professionally cleaned before we moved in. There were also some areas of noticeable damage to the property – a leak behind the toilet, with broken tiles & mould caused by the leak, paint peeling from the walls, and some cracks to grout in places. Kaan assured us these would all be fixed before we moved in too.
However, upon moving in we found that although the place had been repainted, none of the other jobs had been done and there were far more issues than previously seen, which were hidden by furniture or just not things you would check for.
Firstly, the house was filthy. It had not been cleaned, let alone professionally cleaned. There was a layer of grime left on all the kitchen surfaces; thick built up grime on the extractor fan; limescale around taps and the shower; skid marks and grime in the toilets; mould growing in cupboards, on walls, on the carpet, on doors and windows; dust everywhere; cobwebs; spiders; and a horrid smell of damp.
Then there was the state of general disrepair:
- There was a serious mould problem, in many places the mould had simply been painted over to cover it up. There was mould growing inside our kitchen cupboards, and behind them. The mould is so bad in the main bedroom and en-suite it has caused the skirting board, door frame and walls to rot.
- There was a leak in the en-suite that has caused serious mould in that room.
- Half of the heaters don't work, and the ones in the bathroom are full of mould.
- There was a leak under the sink which has obviously been there for a very long time as it had completely warped and rotted the cabinet, with loads of mould growth.
- The extractor fan in the kitchen seems to have a mind of its own and cannot be switched off or on manually.
- The oven doesn't work at all, and still doesn't.
- The toilet doesn't flush in the main bathroom.
- The showerhead in the main bathroom does not fit its holder.
- The doorbell doesn't ring so we have no idea when someone is at the door.
- The blinds had been put up over the window vents, meaning we either have to choose between privacy or lack of ventilation and condensation build up.
The mould issue caused my asthma to flare up and I had to get a new asthma pump just to sit in the house – I have not used an inhaler for years before this. It has also caused a significant amount of mental strain, already suffering from anxiety, this housing situation has made this a hell of a lot worse. I told my property manager Sophia all this, I also informed her that the house is in an illegal state under the Homes Act. However, has this made them go faster? Not a chance.
Now I'm not an idiot, I realise that a lot of these issues may be due to previous tenants' negligence. However, it should not have been in this state when we moved in, it should have been fixed before that. You pay a small fortune for rent in London, you expect the house to be at least liveable and not in an illegal state of disrepair!
And, this company purports to do six-monthly checks of their properties to "inspect the condition". Clearly, they have not done their job properly here. I don't know who oversees this at this branch, but they need some re-training I think, as now our landlord has been lumped with what I can only imagine is an incredibly high bill to fix all these issues at once.
I would not recommend this company to anyone at all.

Highly disappointed with the service.
- Office is a mess, hard to contact person responsible for the house. When calling them I'm sent from one person to the other just to find out other person "is not in the office and can't speak with me right now".
- It's more than a month after I've moved out and I can't get my deposit from them (2.5K). When I asked for my money, someone at the office said "we are not a financial institution"

Raphael and the KFH team in Blackheath did an excellent job in getting our property sold and in helping the sale go through when the chain looked like it could begin to fracture. We were having difficulty getting our property sold given the tough London housing market in the last two years and so we took it off the market. But in April 2019, Raphael suggested that we let some would be buyers look at our property as he thought they would be interested. They were, and spurred on by having seen the property without it being on the market, they put in a bid. This enabled us to bid and seek to move into a place we wanted. This showed really good initiative from KFH and it got our place sold at a time when we didn't think it would happen. Fast-forward to the sale process, Raphael and KFH played a really important role in mediating to ensure the sale went through. They got me the exact rent collection amount I was after while other estate agents couldn’t and struggled.

Great to find an Estate Agency who really works. While many Estate agents take a lot of heat for poor performance and poor communication, KFH has excelled for us as sellers, when others failed. On an agency basis, their reach is broad, which helps. Then locally they had a committed and motivated team from Manager Patricia Irwin-Brown to negotiator Kate Mancheo. They briefed us on every viewing, prep and debrief. The clients they showed around had been screened and were genuine. Appointments were well communicated, and in advance.
They worked very effectively to get an agreed price and once a sale was agreed, they kept on top of things to progress it.
Wish I had also had them when we were on the buying end.

After using another agent and talking to a number who all gave the same speil, Kate Manocheo at KFH Blackheath totally differentiated herself by being realistic, open, honest and very quick to turn around the sale of my property. From initial inspection through to the property appearing on the market, was taken care off in less than a week.
Despite the market being slow the property was under offer in a reasonable 6 weeks and the sale completed in 5 weeks to a cash buyer who had been looking with them since the start of the year.
As they work closely with the buyers, they are able to better understand their needs whilst not low balling vendors. I needed a very quick sale but at no time did I feel that they used that to their advantage and achieved a very fair price given the current market conditions.
Highly recommended, good old fashioned service in this modern day and age!

I started a tenancy with a flat managed by this office nearly two years ago. During all these times there has been many small and not so small problem with the flat, repairments, and everything that could happen in an old house. The whole process was very easy from the start and Patricia visited my property and spent time explaining the process and gave a realistic price guide.
I was kept informed with feedback following viewings and Jo Carter was my main point of contact for the purchase of my flat.
Jo was great in keeping up the momentum between the Solicitors and the buyer. There were a few issues from one of the solicitors close to exchange, however Jo was excellent in keeping everyone calm and actively chasing everyone up to ensure each person in the chain was kept updated.

Kate and Patricia on the sales team and Imran and Georgina on the mortgage team were a pleasure to deal with, always available, approachable and responsive. Regarding the purchase, we needed appointments to view the property at unusual times at short notice, and we raised numerous tedious enquired: KFH would always accommodate. Additionally we (or our representative) benefited from the continuity of only speaking with Kate or Patricia (who would cover for each other as necessary). Overall we feel that we received good advice and honest information and would look at KFH first if/when we plan to sell.
