I recently completed a property sale that involved a large chain with multiple agents and solicitors, one of whom was causing significant delays. We have used O'riordan Bond twice now to move house and on both occasions they were fantastic. The level of detail and care they provided, particularly from offer to Exchange of contract was amazing. I have sold and bought a house through Oriordan Bond recently and they have been great. Moving house is always so stressful but everyone has been amazing in helping the process be as smooth as possible and have gone above and beyond. From coming to value our house to picking up a key from me at work so I didn’t have to go out of my way. They were always communicating to arrange our viewings so we could take our dog out of the way.
We were originally purchasing through a different estate agent but the house had loads of issues and we were unable to proceed, we found communication with the other estate agents difficult but Oriordan Bond helped with the process. They also helped us find our new purchase and worked hard to get this through quickly. Nothing we asked was too much for them!
Even after our purchase, the owner left items that we did not want or agree to and they sorted this out before completion. I would 100% recommend them. Special shout out to Stuart Shears, Stuart Carter and Dan Brothers ??????????

Chelsea Kunman the worst advisor to deal with along with her manager. Manipulators and thieves!!
I had a terrible experience with this agency.
They took my holding deposit and assured me that if I was unaware of any CCJ, it wouldn't be an issue and my deposit would be returned. Despite my genuine unawareness and their initial confirmation, they refused to refund my deposit without valid reason. Avoid this agency if you value transparency and fair dealings

Really pushy agent who persuaded me to ignore my buildings report and supplied me with a roofers report of a roofer of the agent's knowing, stating the roof of the house I was buying was fine, when now that I'm in the house it turns out the builder report was right, the whole lot is rotten and needs replacing ASAP. Then they pushed the sale threatening that it falls through and with this forcing my hand and so ending negotiations.
If you buy with this agent, be prepared to be lied at, manipulated and backstabbed.

Unprofessional, dismissive and rude. When I politely declined their services I received two further unwanted mails with lots of passive aggressive advice such as, ' I have had friends who have got burnt going down this route...' and ' you could have a good cash buyer right now.' Rather dirty tactics to try to get me to change my mind but it just reassured me that my gut feeling about the guy was correct.
Would not recommend, they just appear interested in getting cheap property for their builder mates.

O'Riordan Bond initially valued my property back in 2018, and while at the time I wasn't in a position to sell, the Wellingborough Road branch (and in particular Ollie) continued to give me the occasional call to see how things were going, and to share their knowledge on the state of the local current market, so three years later when I was ready to sell I contacted them.
In addition to O'Riordan Bond, I chose a further three local estate agents to visit the house and to provide quotes to market and sell it. I chose these agents based on research of their local marketing activity, recent house sales, property sales portfolios, and general recommendations. I believe I picked the four best estate agents in town.
Joe from O'Riordan impressed me the most. His appreciation of the market was excellent, along with his understanding of his existing clients for which my property could potentially satisfy their needs. His desire to discuss the potential of my property with Stuart and the rest of the team in the office before giving me a decision assured me of how serious they were about providing the best possible service to me. Communication was outstanding.
Naturally, we all ask what percentage commission fee our agent is going to charge. Experience tells me that there will always be someone else who will do it cheaper: but ultimately at what financial cost to you? As they say: don't be fooled by cheap imitations ! No one can receive a five star service from any agents offering one star prices. O'Riordan Bond provided me with a second to none service to give me the best possible outcome: as a consequence they maximised my financial return, and I can't ask for any more than that. The proof is in the pudding: Joe organised four viewings for one afternoon: two offers for the full asking price were received the very next morning, and the completion of the sale was made in just over eight weeks: enough said.
A huge thank you to Emily ! As Client Care Manager, her experience, and understanding of my house sale, and the different stages of the progression were faultless. She maintained the communication flow between buyer, seller and solicitors (solicitors can sometimes be a little 'challenging' !), so it was with much peace of mind that Emily was there at all times.
I cannot fault the service I received from O'Riordan Bond, and would like to thank Stuart, Joe, Emily, Ollie and the rest of the team (and it is a team effort) for their all round professional approach. Having used two previous local companies to try and see our property with no joy I was recommended to try O'Riordan Bond. This was simply the best decision we made.
Stuart and Ollie at the Abington office were straight talking and extremely helpful. We had viewings lined up within 24hrs and we received an offer on the property fairly promptly, although this fell through it was not the fault of the agents. We then had a torrid time with the sale and after receiving 3 further offers which all fell through we were supported throughout the process and kept up to date on all matters.
Stuart, Ollie and even members of the company from different offices around the town pulled out all of the stops to get the best buyer for us and we have now finally got to the point of sale.
The service we have received through the whole process has been nothing short of excellent. Even through the toughest times we have felt fully in the know and made us feel like we were their only client, even though they have a massive portfolio and other clients to keep happy.
I would recommend O'Riordan Bond's services to anyone selling their property in Northampton. Not only are the agents excellent but their client services manager Emily has been amazing and their in house mortgage team are fantastic too. Only ever known of them as a rival agent during my time at Fine & Country Northampton. Several of the houses I sold during my time there were viewed by clients who had already sold through one of the many branches; so, on that front, I must thank them for making my job that bit easier.
The Olney office had some lovely properties up to £2m that are the reserve of the wealthy or lottery winners, but the brands professionalism is demonstrated consistently down to the sub £200k properties; strong ‘board presence’ and already making an impact in the village from their newly opened Earls Barton office - an office where I’d love the opportunity to join the team if I could ????????

After paying holding deposit I did a follow up almost every day. And they tell 3 days prior to our move in that property is not fit to move in. They had lot of time to do their formalities (more than 15 days) .Oriordan Bond made our life hell for 15 days.
Worst customer service, no one will reply to your email.
People in the office have no idea of what’s happening. Everyone speaks different, they don’t have communication amongst themselves. No idea what do they do.
Unfortunately I checked the reviews only after paying holding deposit.

I had an issue after asking for paperwork to check tennants where compliant. They tried to refuse me access to the property holding keys.
Use at your own risk ....
Also when purchasing i believe they wanted thier target in and my solicitor had some stern words with a finance guy who threatened to tell the vendor i had changed my mind or something similar if the sale didn't go through.
I now use Jackson Grundy and its weirdly stress free without these dramas
