After an initially bumpy start with a staff member who thankfully moved on, the team at Portico (including the new manager Federico, supported by Magdalena and Gareth) pulled out all the stops to get me a great price and steward the sale through. From my view and over two years of residency through them, If there were an option for negative stars, this agency would be deep in the negatives for the following reasons:
From the very start, this letting agency was unprofessional. ?I believe that they claim to offer premium service, but what they deliver is far from it.
The first major issue was their failure to release the contract through their legal department on time. Despite a 6 month payments being made in advance and all necessary documents being submitted, they only released the contract the day before tenancy initiation, causing massive unnecessary stress.
The second issue was their complete lack of professionalism during the handover. No one met with me, nor did they show me basic essentials like the meter room or how to switch the boiler on. I had to figure everything out myself.
The third issue was their mishandling of the residency subscription. After canceling it, an error occurred, and to make matters worse, an extra charge was added to my account due to their negligence. I was forced to chase them for over a year to resolve the problem. I sent countless emails, but their communication was abysmal. In the end, I had to visit their branch in person just to finally get the issue resolved.
The forth issue occurred at the end of my tenancy when I booked a cleaning service through them for £280. Despite the overpriced rate compared with the market price, they failed to complete the job on time.
The fifth issue was being unfairly charged for damages I didn't cause. I was accused of breaking a doorstop that was already broken when I moved in, and their inspection report falsely claimed there was a doorstop in the bathroom when there wasn’t. Raising a dispute would take time and isn’t worth the amount, but the unfairness still stings.
They also make the process of releasing your deposit unnecessarily difficult. You have to constantly chase them, as they never make it easy. It feels as though they go out of their way to complicate things for tenants. Despite there being no dispute, 10 working days have passed, even though the tenancy agreement states the deposit should be transferred within that timeframe. I still haven’t received my deposit and have no idea how much longer I will have to wait.
Overall, This agency is not just unprofessional but outright uncaring. Beware of early positive recommendations—they can be misleading. Their Communication is consistently poor, and if you're not diligent about keeping thorough records of all interactions and correspondence, you risk being taken advantage of. Make sure to document everything carefully to protect yourself from potential issues or unfair charges down the line.
That said, there is one standout person named Cullen who was professional and helpful. If Portico had 10 Cullens in their different departments, they might actually start improving their service. But until then, I personally would not deal with them again.

Despite accepting an unjust deduction to expedite the process, it still took an excessive amount of time to receive my deposit, with £100 unfairly deducted for damages I did not cause. Although I eventually received the deposit, Portico attributed the delays to the landlord or incorrect bank details, which I find questionable. This highlights broader issues with their handling of deposits and disputes. I encourage future tenants to seek agencies that prioritize transparency and efficiency, as dealing with this one was unnecessarily difficult. If you are left with no choice but to rent through them, I strongly recommend opting for a custodial deposit protection scheme for greater transparency and consider it a red flag if they insist on an insured scheme. Furthermore, this letting agency has had recurring issues with tenants, as reflected in numerous reviews across their branches, with no signs of improvement on the horizon.

Portico evicted us from our home due to a system error which they didn’t bother to investigate. Despite sending evidence of our rent payments, they insisted we were in arrears. They finally admitted fault when we had gone past the eviction date.
This was incredibly stressful, made worse by the fact that the were uncontactable. Even our landlady struggled to get hold of them, and asked us if we had other contact details for them. Weirdly, they were able to call us immediately when we left a review about this.
Now they are late to pay us our deposit, despite our landlady confirming that she released it weeks ago. They are past the legal deadline to pay this back. Do not use this estate agents - awful for landlords and tenants.
The staff are actively rude and condescending to tenants.

Portico is the worst real estate agency I have ever experienced.
Basic tenant rights were grossly ignored as they FALSELY advised the landlord to evict us based on an error found within their payment system. This ordeal went on for months and months and caused a lot of uncertainty and stress. Only after seeking legal advice did they retract their eviction notice, however no real explanation nor apology was ever given despite them finally admitting to the fault. Mind you this wasn’t made until after the eviction date came and went..
Their intimidation tactics and lack of responsibility shown towards their tenants is completely unacceptable. Absolutely no respect or care towards renters given.
Since moving out of the property we are still having to deal with their incompetence. They have now withheld our deposits for well over a month even though the legal amount of time for this is 10 days. Again we are left having to chase them for answers, yet our queries are either ignored or met with varying excuses as to why there is a delay.. of course portico still take no accountability for anything.
The ongoing incompetence of this office is seriously embarrassing and I do not recommend them to anyone.

Avoid using this dreadful company.
The worst estate agents I have ever had the displeasure of dealing with. Not only are they completely uncontactable for everyday issues and general property problems but they advised our landlord to evict us on false pretences due to their own incompetence for money that was not owed. We have proof of them admitting an error in their system which failed to take into account a rent payment which had been sent months prior. The result of this was Portico sending us messages constantly, badgering us for money we didn't owe and ultimately advising our landlord to evict us due to the fact we were in arrears which was simply not true.
Not only were we evicted under false pretence, but now we have left the property they have still not released our deposit back to us. The legal limit is 10 days, we are now on week 3 with no response from them or their team with any sort of update. These people do not care about their tenants or their wellbeing in the slightest, we have been ignored time and time again on huge issues causing us endless stress and uncertainty. Do not use this agency if it can be avoided.

A few weeks ago, I found a flat that Portico advertised for rent. We agreed to have a viewing and liked it, so we made an offer. The trick for us was that it became accessible in a few weeks. While we just served the notice, we would have been paying for a month for both flats, but with a reasonable price and the ability to have a dog, we decided to go for it. After that, a few interesting moments occurred:
1) After our offer was accepted, the agent - Georgi - said there was a mistake, and the flat would be available sooner by a few days. Since it was very early for us in the first place, I tried to insist on the original dates proposed, but Georgi said that there was another offer at the table, and the landlord insisted on this. We decided to accept this. It would be good to have all dates correctly from the beginning.
2) There were some issues with their website, and we could not fill in all the necessary forms for two days.
3) Finally, we paid the deposit and started to go through the referencing.
At this moment, Georgi went on leave, so all my following communication was with Anastasia and Charlotte.
4) After reviewing the draft agreement tenancy agreement, I decided to ask for changes in a few clauses. Example: To pay the television licence regardless of the equipment ownership or to include the pet in the agreement and a few others. I received feedback that it is a very standard agreement and that they would not change it. After a few phone calls, we agreed to remove a few clauses, but they still refused to include a dog in the agreement (but proposed getting a letter from the landlord to allow it). Discussing these issues with them was tough.
5) This is the most thrilling part. After a few days, we saw our flat advertised by another agency and were shocked. We tried calling the office and writing a few emails but have not heard back. Since we were worried, we went to their office to discuss everything offline. We explained everything, and the answer was that they would try to figure things out. By the end of the day, I received a phone call from Anastasia, who said that she could not find the new ad any more and probably it was a mistake. After that, during the next few days, I constantly called and wrote to get updates on our referencing, but there were none. After 4 days, Charlotte called and said this new ad was not a mistake, but the landlord had used another agency to advertise their flat. They also had an offer, and the landlord should now decide. The next day we received news that the landlord was not responding, so they decided to return our deposit.
In short, I didn't like the experience at all. Maybe it was not their fault that the landlord used another agency, but they were not honest about it till the end, and we got the final answer ~4 days before we were due to move in. I do not recommend this branch at all. We wasted almost two weeks on them, which is precious time, primarily after we had already served the notice.

I have never wrote a bad review. But If I couldn’t let this go. If I could give zero stars I would. This is based on my experience of renting from portico for the last year. Dealing with the Highbury office I will never have anything to do with this company again. I strongly advise against ever renting from this company. They will withhold your deposit and not respond to your emails.
I had to wait 3 months for my deposit to be returned. If I didn’t pay my rent I would be chucked out. It’s criminal the fact they can do this to good tenants that always pay there rent on time and leave the property in perfect condition.
Based on terms and condition of assured tenancy agreement that I and the landlord signed. I should have received my deposit back within 10 days of vacating the property.
I contacted the Highbury office many times. Eventually I found out by email that the inventory was not done when we moved out a member of staff viewed and inspected the flat when a new tenant was in situ. The flat should have been inspected while we were there or after we left, before the new tenant moved in.
I continued to ring the Highbury office weekly to find out why the deposit team were not responding to my emails. They would tell me they would ring me back or Shamira from the deposit team would email me, they never did!
The stress and anxiety this has caused me! It’s appalling how they treat there customers and get away with it. I raised a dispute with TDS deposit scheme.
After months of TDS chasing them on the matter. TDS has refunded our deposit. If you read other peoples reviews you will see they does this a and I strongly advice not to rent with this company save yourself the STRESS!

Absolute disappointment. We have scheduled a property viewing, received a confirmation message. Initially we were very interested in the apartment, David was super nice to us. In the end, we came across the entire city (we were coming from SE London to Northern part) to our scheduled appointment, nobody was there, Charlotte's phone was off, office didn't pick up until 10:45. We were waiting from 9:45. The worst of all we were coming with an 18-month-old toddler, and it was freezing cold and raining outside. Charlotte was quite rude on the phone, saying she didn't know anything about the viewing and the apartment was rented anyways. Very upsetting. We have lost 2 more viewings because of this property that day, and it was the only day for us to choose a house to live. I think it was highly irresponsible and inappropriate. We haven't received not even a simple apology. I definitely do not recommend this agency, they have got a mess in their system if they don't know about each other's appointments.

Portico significantly underperformed my very low expectations of a letting agent. Their lack of knowledge, organisation and professionalism led to a simple transaction taking over 6 weeks and nearly falling through several times. They blamed the series of delays and complications on a “difficult landlord” (their description of their client) who, since moving in, has proved to be very responsive and easy to deal with. Tenants unfortunately can’t choose which agent to deal with, but based on this experience I’d suggest that landlords steer well clear.

I was genuinely blown away by the service I received from Portico. Matthew Norris has changed my opinion on estate agents with his honest, professional and friendly approach. Nothing was too much trouble for him and he was always willing to go above and beyond. From his negotiation skills when putting the offer forward to his prompt and willing approach whilst dealing with leasehold pack issues which arised during the difficult progression of the sale, he was always there as a calming voice and to get the problems solved. if i could give them negative 5000 stars i would, not even exaggerating. these people wasted my time and money - its been 1 month and they still havnt given my deposit - the charged me 2 and a half months of rent, and i found out this is illegal in london, they are allowed to charge 1 month or so. - not to mention, i had the apartment professionally cleaned and they just happened to "FEEL" like it wasnt clean ennough and charged me another 150pounds for another cleaning - they are unprofessional theives. i'd rather be homeless then do any sort of busniess venture with these sick people again

Dodgy estate agents with astronomical fees, beware of a guy called Edward Lugg, he'll come across all professional and well spoken but he'll keep things hidden from you. They charge for pretty much anything. You're better off going to smaller independent estate agents, where you''ll find the same property advertised for much less because they have to make up for their huge fees plus the damn VAT. Smaller agents often won't charge you VAT.

When I met with Ed from Portico he pitched me hard about the benefits of working with Portico and in a changing market he lived up to his word.
Within roughly 8 weeks of marketing the property I had accepted an offer from a very good buyer. His colleague Charlotte was exceptional, punctual, and completed her tasks at a very high level for a professional only three years into the industry. I take my hat off to Ed and his team.
I never felt Ed sold to me, preferably I regard Ed as someone who advises me regarding property and in the future I would 100% call Ed and ask his advice regarding property in London.
He is a good man, someone I trust, and his team should be regarded as property advisors.

Thoroughly disappointed with Portico Highbury. I'm a tenant in a flat with a landlord we had a great relationship with. When he wanted to sell with Portico we were met with unprofessional-ism from the get go. I found said agent to be ruthless, aggressive and not fit for a client facing industry. Correspondence was frankly shocking, especially snarky and rude emails. Our flat was accessed without permission, which they refused to acknowledge or even apologize in the correct manner. It then took them 4 days to hand our keys back to us! In the eyes of the law this is trespassing and illegal and I regret not persevering with it. I would avoid.

I have dealt with a good number of Lettings Agents over the years (both as a landlord and a tenant) and have to say that the service I received from Portico in Highbury (specifically Ed Lugg, the branch manager) has been nothing short of fantastic.
The staff all seem well-trained, are personable and knowledgable. Ed demonstrated a deep understanding of his client's motivations and likely reactions to the not-uncomplicated rental offer we put-forward. This made everyone's lives easier; we were comforted, as we felt we were dealing with a very straight-down-the-line outfit.
Bravo, folks! I hope it wasn't a fluke. If more tenants in London had the experience we did, I think the world would be a happier place! :-) Highly recommended, from our experience.
