From my initial contact with the Leyton Portico team I was pleased with the friendly, professional service that appears to be well managed. viewings were set up promptly and I received over all good communication.
The agent I worked with Jack was very polite and informative throughout. I currently have a vision impairment which has made looking for properties quite challenging. Jack went above and beyond to ease the process for me and for this I must say a big THANK YOU!

All we have had with the Portico Leyton team is issue after issue over the span of two years. They have zero respect for their renters and they enable unethical landlord practices and behaviour. Avoid this agency at all costs if you want to be respected as a renter. The incompetence of their property management team is absolutely shocking.

Spencer, Tommy and Daniel in the Leyton branch did a wonderful job, always happy to help and very knowledgeable and able to give their wisdom.
The Portico brand is clean, simple and stylish, so the for sale sign actually looks good when it's up outside your property, and the website has a great user interface that's easy to use.
One of the stand out features is how well shot the photography was. John the photographer was a professional who really knows how to shoot to bring the best out of your home.

Our experience was more bad than good. Portico used the now common tactic of offering to sell your property for a higher value, to secure your business, then knock down the price after a few weeks. The estate agent fee seems rather steep considering all they do is post your property on RightMove and call it a day - no evidence of any selling on their behalf. In the end, we sold our property, had 3 offers, although for each viewing, we felt like we did all the work. After completion, we were told about a "Moving Box" and when I went to handover our keys, no one knew about this moving box. Communication all around was spotty at best.
Maybe this is a problem with estate agents in general. Maybe not. At the end of the day, this wasn't a pleasant house selling experience.

Terrible real estate agents who don't follow through, I have had an experience trying to purchase a property with Portico and they gave me the absolute run around. Can't imagine what it's like for people trying to sell their properties with them. Don't recommend.

My partner and I recently made what we believed to be a fair offer on a rental property. However, we were told that the 2 offers put forward to the landlord had been declined because both had opted for a standard deposit. Instead, we were told that the landlord would only be considering offers from those willing to join the zero deposit scheme as it would enable them to claim a cash incentive from the scheme (equivalent to 7 weeks rent) which they felt necessary to cover expenses incurred as a result of a previous bad tenant. This may seem like our gripe is with the landlord not Portico but the agent we dealt with took no time to properly outline the benefits of the scheme, let alone provide a link where we could read further, beyond claiming that we could get "loads of discounts". Upon inspection of the Portico website, the only info available on the zero deposit scheme is in an old news item, while their Tenants Advice section actually emphasises the importance of deposit protection schemes. This felt exploitative, especially as zero deposit schemes are often designed to assist struggling renters, not benefit landlords or agents.
I caution others when dealing with Portico, especially regarding their stance on deposit schemes. Such practices undermine the fairness of the rental market and must be addressed to protect tenants' rights. Making this scheme mandatory for our offer to be considered raises legal concerns, as it may violate fair rental practices. Given the financial pressures and competitive nature of the current rental market it should be crucial to ensure fairness for all involved in the rental process.

I would give Emily B more than 5 stars if I could but as for Portico on a whole more often than not they don’t deserve 1????
Emily ALWAYS goes above and beyond to help me and get any issues sorted, but, if you have any other issues that are not in her dept you are sailing in the wind, been waiting since February for compensation for the “tenant” that trashed my house because of this “ no deposit” scheme Portico use,!
But as I said Emily is a total ???? doing her best with her hands basically tied behind her back !
Keep going Emily you’re doing good.

Portico just thanked me for giving 5???? s unfortunately they didn’t actually read what I had written. Emily got 5????s the rest of Portico didn’t get any. I am still waiting for £s that I am owed from Portico since February and they call it a “Premium Service”

I have had some very bad experiences with real estate agents in the past.
However, my entire experience with Emilly, could not have been further from my past experiences. She was very clear, kind and knowledgeable at all times. I had prompt and timely replies to emails and calls which were always very beneficial. I would recommend portico leyton to others in the future, purely based on how helpful Emily has been!

Possibly the worst experience of an estate agent we've ever had. Little to no communication. Try and charge you for items on check-out that were in the property when you moved in, 0 accountability for anything and the best part is they're being paid to do it. Not to mention the fact we had to sell most of our stuff when moving in as they screwed up the inventory check in to account for items that were there.
With the demand in London for rentals, it's unfortunate that companies like this get to do next to nothing and make a business of it and actually charge landlords a fee to do absolutely nothing. Couldn't manage a piss-up in a brewery.

We have been renting for the last year and unfortunately one of our flatmates is moving out but Emily has been great with making the process of finding a replacement very easy and very accommodating to our situation.

I rented with Portico Leyton for a couple of years. It was one of the worst companies I've had the displeasure of dealing with.
It took 14 months for them to fix the sink, I was having to wash in the kitchen sink and only eventually came when I was in the process of getting my own plumber in to attend.
Then they wanted to put the rent up 30% despite the area comparables being a lot lower and them literally doing zero improvements or anything to warrant such a high increase other than greed. After I left, I note that it was marketed at the price I suggest I would pay that they didn't agree to... Also, this was meant to be a fully furnished property when I moved in, but turns out they didn't bother to actually furnish and just gave me a chest of drawers and then said it's my responsibility with no help at all...
I've rented for 20 years and am a decent tenant, but I was treated so abysmally by this company that I would really warn anyone to be careful when renting through them. Also, the landlord was actually a really good man and when I spoke to him he was also horrified how they were treating tenants, so it's not always just landlord - but agents that are so bad to tenants.
Also during check out they wanted to charge me for spiders that moved in after I had vacated and took a month to return my deposit...
Bring on the rental reform bill so companies like this can stop treating people so badly.

Naturally there were a few bumps during the selling process and these were dealt with effectively by Portico. I've bought and sold 5 houses and I received a 5 star service through the experience of Tommy & Spencer and a large nod needs to go to the support staff as I've not seen a back office that drives the sales process as effectively as they did

We bought a 4 bad home in Stratford area through Portico and dealt with Tommy during the process. Tommy was approachable, knowledgeable and transparent throughout the whole process. It took around 4 months to buy the place as there was a hold up in selling our flat through a different estate agent. However Tommy was always on hand to answer any queries and checked in regularly throughout the process. We really appreciated this. from Portico or Leaders. On top of this I never received a reference for my new property nearly causing me to lose it. Not ideal in this climate. Sort it out please

I didn't feel I was being pressured, and he explained the reasons he'd selected these specific properties, as they met some of my key requirements. It takes ages to get something fixed and often the companies they use have to be chased to get something completed. Our extractor fan took 2 years plus to be replaced! I booked a viewing with Jake Lamothe. However when I got to the property I was left waiting for over 20 minutes. I had to call in to the office to find out where he was and received no apology or indication of how long he was going to be so cancelled the appointment and asked to reschedule. No effort was made to reschedule the viewing and the property went off the market. I received an email from Jake two weeks later regarding a property way out of my budget and when I mentioned that nobody turned up to my previous viewing he claimed that I had cancelled it. I'm not entirely sure how long I am expected to wait for a viewing that has been arranged for a number of days.

Ever since our first viewing with Mark back at the start of 2021, they have made us feel like they really care. Mark was always quick to get in touch when a property he thought suited us came to market, and thanks to that, we finally found a house that we fell in love with! The standard of service continued throughout the conveyancing process. Michelle, who we cannot speak of highly enough was absolutely fantastic. I recently put my property up for rental and have to commend one person in particular. Jade has the best customer service I have experienced in a long time. Renting my property was stressful and emotional but Jade managed to help me navigate that by being friendly, helpful and most of all with great communication. No question was too small for her and if it wasn't something she could control/ crossed over into other departments like finance or management, she found out and made sure she responded to me in a timely fashion.
I suspect Jade has a lot of rentals to sort out and get to a point where they are taken over by a property manager but she never made me feel that I wasn't important and a valued client. Jade is an asset to Portico and could teach others in the team how to deliver excellent client service. I couldn't recommend Jade more!

An online video marketing the property was made available during these unprecedented times of the COVID 19 Pandemic where physical access and viewings of properties are restricted. Beware of this agency check in and check out inventory. Try and make sure you run a full inventory and check in report before you move in (ideally before you sign the tenancy agreement) and take pictures of everything at that point and when you leave the flat. Make sure you have everything on email and keep your emails safe. Their check in reports just "happen" to miss some previous defects that are later very thoroughly specified on their year checks and check out reports, and they will leave broken and old furniture from the old tenant that they will then try and have you pay for. Email them straight away with all the things you see are broken, and make sure they acknowledge this, otherwise they will try and make you responsible (they will even try with things they have acknowledged). They will make you chase a lot for a response, but keep insisting as otherwise they will try and use anything they can to keep your deposit money. I am currently in a dispute with them via TDS, due to this it's now two months since I left the flat and still haven't received my deposit. It's been a real nightmare, not to mention how difficult it's been to get responses from them generally throughout the tenancy. If you can avoid them, do.

I honestly wish there was a 0 stars option. Without a single doubt the most emotionally distressing experience I’ve ever had moving in London and that’s saying something! This review would be a novel if I listed everything that happened so I’ll just highlight some of the larger issues. Shower leaked for nearly 6 months before someone came to fix. About the same timeframe for a heavy leak in a bedroom resulting in a huge amount of mould and rot. Emails continuously ignored. Probably the worst part was moving out. We received no information about our move until we emailed 6/7 times requesting. After we moved out the agency waited almost a week to do a check and then commented on ‘light dust’ in the property. We were told things were missing that were in fact pictured by the agent doing the the check... this report wasn’t sent to us until weeks after we moved out after multiple emails were sent requesting. A month and a half after we move out we finally get an email stating that the landlord wants to take over £800 from our deposit. Our initial emails contesting the check out had clearly not even been looked at as we had to send all of our evidence over all over again, in fact we had to send it again 3 times. After tons of emails requesting information we eventually managed to contest the charges and thank god got our full deposit back. Thank god we’d got pictures and email evidence for EVERYTHING or we’d be £800 out of pocket. Just a couple of examples of the charges.. £180 to fix a broken banister that was broken before we moved in and was pictured in the Rightmove advert... £90 to mow a tiny garden that had been left for a month and a half since we hadn’t lived there. £180 to get rid of a hoover, some gardening gloves and a cake stand and many more charges that luckily in the end were waved. All I’m saying is, be hyper vigilant with this agency , take pictures of EVERYTHING and I mean everything. Every little mark, stain, crack anything, take pictures and email immediately so that when they inevitably try and charge you hundreds of pounds, you’ve got the evidence to contest it. I honestly do not understand how people get away with this sort of treatment. We were good, quiet, respectful tenants and the emotional stress and anxiety caused from this property still affects myself and my 2 housemates. Just watch out and avoid if you can.

We moved out in September from our property in Leyton, a tiny two bedroom maisonette. They charged us £324 for cleaning services which we disputed and when asked for evidence of the clean happening they sent a clearly fabricated invoice. They also claimed that a clean happened when we moved in the previous year which didn't, and sent another clearly fabricated invoice as "evidence". We took this to TDS to dispute this and strangely Portico decided not to submit any evidence so luckily we got our money back. Watch out for massive charges at the end of your tenancy if you've already moved in to a Portico property. If you haven't yet, don't go near them.

I’m one of Portico’s Concierge landlords, which is supposed to be a premium service. I would list all the individual issues I have with them but I don’t have all night so to just name a few:
- they incorrectly valued my property
- they gave me incorrect information about my tenants
- they promised to forward mail to me which never happened, even after I chased
- they promised help with tax returns yet nobody can tell me how to access this service
- often they won’t even reply to my emails unless I chase
Considering I’m paying extra for premium treatment I’m pretty shocked by their service and level of professionalism.
Can’t speak for tenants but as a landlord I would absolutely avoid them in future.

If you’re looking to rent somewhere with total ease I couldn’t recommend Gokhan at Portico more! Gokhan has been an absolute delight right from the beginning. He gave us an honest look around the property, gave us really interesting facts about the area and recommendations for where’s good to eat and drink - he even drove us to the local pub afterwards!

Michelle Ford the sales progressor did as best a job as she could when we were trying to purchase a property that was advertised from themselves. As a first time buyer I don't have a point of reference but Michelle did a top job and we're now happily in our new home.

I don't know if it's the incompetence or the lies that are worse. If I was a landlord, i wouldn't trust them in a month of Sundays. We are moving out after 6 months because of their ineptitude and arrogance.
This sort of service only means that landlords will end up with a huge tenants' turnover rate and rent gaps, especially after 1 June 2019, when tenants are no longer dissuaded from moving by the spectre of extortionate tenancy fees.
We have it in writing that they lied to us during a viewing of our flat. They don't appear to care of be in the slightest bit ashamed of this, and have offered absolutely no justification for it, or recompense for the effect it had.
We are moving out 6 months later and conditions of our tenancy OFFER have still not been met.
We received an inaccurate inventory (the inventory team had also messed up the time and date for the check-in, costing me money by having to cancel freelance work to meet them at the new time). We sent corrections - along with photo proof - and have been asking for an updated inventory since. Crickets. The only subsequent contact we got from the inventory team was after we gave notice: we got an automated email telling us what they were going to charge for check out (even though there is no inventory to check out against) and trying to bait us into using their extortionate cleaning service.
At every point where we have tried to find solutions to these problems, we've been met with a wall of indifference. The ONLY thing they seem incredibly good at doing is sending invoices. It's almost like they only care about the money and have no pride or care in their work.
To add insult to injury, a new contact - Gokhan - who was apparently shocked by how awful the service had been thus far, and assured us things would change, then accused my flatmate of not responding to emails about viewings. When she forwarded him her emailed reply, he at least had the grace to admit he'd deleted it without reading it, and apologise. But that's literally been the best service we've had in 6 months of dealing with this agency: an apology after an inaccurate accusation. How low has that bar been set?

I've used Portico for the first time. The agent I dealt with (Gokhan) was straightforward, explained the whole renting process in details and what documents were needed. There were some issues with the property itself but all of these were resolved relatively quickly . The manager (Marc) kept me updated throughout and made sure the relevant steps were taken to resolve any outstanding matter. I'd recommend this agency and would use them in the future.

Absolutely staggeringly incompetent –
We should have seen it coming when the teenage letting agent didn’t even know which door to open when showing us the property. Finally we got in, had a quick look round and decided to take the flat. Partly because it appeared to be on a quiet street, partly because I knew my mental state couldn’t stand up to liaising with any more letting agents.
Over the next few weeks I was bombarded with patronising, panicked, calls from the agent and a paralegal despite telling them several times I can only communicate over email during the working day. Despite providing them with payslips, multiple references from my previous landlord and employers, Portico decided that I needed a guarantor because I was in a fairly new job. Even though I am earning above the average salary and have been in constant work for 16 years – almost as long as the agent had been alive!!! Why? Because then they can charge me EVEN MORE money. After weeks of stress and worry they finally confirmed we could have the property and set about charging us over £700 in fees (for two people to move into a one bed flat), almost £2000 as a deposit, and then the first month's rent.
After bankrupting me, they then called multiple times to say they can’t add up (they can’t do ANYthing) and I was £45 short. THEN they decided I also definitely had to pay a guarantor fee. After shouting at them on the phone, the agent went off to investigate and it emerged that after all the palava demanding I find a guarantor, they NEVER BOTHERED TO CONTACT THEM. Then tried to charge me anyway. Disgusting thieves.
So, we move in. The walls are covered in scuff marks, holes, and greasy stains. The carpet has several stains and stinks of the previous tenants’ dog. The whole place is unclean. They do not care. It takes an entire month for them to send someone round to fix our broken bedroom window (a fire hazard). I’m promised that the garden which we are paying a premium for and is completely overgrown with metre high weeds and unusable - will be cleared. Over two months later, after countless emails which have gone completely ignored, I have now been told that the cheapskate irresponsible landlord is not going to pay for this. There are huge bags of gravel and junk stacked up in the front of the property, which again the agent promised to remove. The council have banged on our door – neighbours have complained that our property is unsightly. The council have photographed the back garden and front. Portico still refuse to act.
The walls adjoining our property to the neighbours are basically cardboard. We hear running water, showers, tanks refilling, pipes clanging, toilets flushing, and countless people’s bodily functions at all hours of the day and night. The upstairs neighbour is a hoarder who bangs on the floor all night and then roots through our bins at 6am. Portico are not interested, and claim to have never had complaints from previous tenants. I have not slept in two months and there’s nothing that can be done. Portico do not do six month break clauses so we are stuck in the flat for another 10 months or lose our £2000 deposit.
My entire experience with them has been immensely damaging to my mental and physical health.
Avoid at ALL COSTS.

I can only talk from my own experience and maybe this was just a series of unfortunate events but the overall experience was a chasing game.
Moving home is already a stressing experience but this agency made it worse. They might have the landlord’s interests at heart but they definitely don’t care about the tenants. I had to struggle and chase them up for every little thing and still have to a month after the moving date.
Hope you guys will have better luck than me but watch out for this agent!

The check in clerk who was supposed to go into the property the day the new tenancy began refused to do the work. Meanwhile, Potico's management gave the keys to the new tenants to move in!
Check in inventory was carried out a few days later with the tenants contents inside the property. As a landlord I feel cheated and have no trust and confidence in the management of Portico. I strongly recommend to Landlords to stay away. I have now taken this matter to the Property Ombudsman. Will keep you posted. They don't even deserve a SINGLE STAR!!

Due most of us are from spain we had some issues with the referencing processut, thankfully we had George Newmarch-Stillwell who took good care of us during the whole process and was really patient.

We have been dealing with Marc for 2.5 years now, initially with Spencers and now at Portico. We had previously had bad experiences of using a letting agent but Marc has changed this.
He has successfully let 6 of our flats to lovely tenants. Our tenants have also been happy with the service. We are always kept informed at each step of the process; they agree everything with us before advising the tenant which is refreshing. They are also happy to negotiate between the tenants and us to ensure we are both happy with everything from the outset. Good old fashioned customer service!
It is nice to deal with people with experience of the local area and Marc is happy to give advice on improvements we need to make to let a property.
Portico is now our first and only call when we want to let a property in the area.

1 star is generous; if there was an option for zero I would have rated it. From the get go, before we had even been reference checked; the service was shocking to say the least. It would appear they have hired their paralegal Beatrice from a gumtree add that said something along the lines of 'I can do legal stuff plz get @ me if u need work' when in reality she is the laziest and rudest woman I have ever come across which led to my manager, my girlfriend and I having to do my reference check for me around work hours so Beatrice didn't have to do it. We went above and beyond and did far more legally than we had to to prove my income and it still wasn't good enough. When wasting our time doing extra work that Beatrice asked for, we complied yet it still wasn't good enough as she asked for day sheets with a breakdown of my income which we completed (unnecessarily may I add as I had already provided the government legal paper work or my tax returns) and she then emailed my girlfriend saying she couldn't be bothered going through 48 emails so unless WE compiled into one she would send my application as is and we wouldn't get the property. That's HER job. We paid fees of nearly £1000 to do everyone's jobs for them. Since having moved in; the house was hugely dirty which took hours to clean to a high standard (even though the contract said it was professionally cleaned) and we have had multiple problems with the bathroom which we have contacted the agents about several times with no reply. The letting sign is also still up outside the house 1 month later after being told it would be taken down that day by the manager (but I guess since we did everyone's jobs for them already I think I'll just take it down and bin it because no one else is going to). When we complained about fees as we had to do all the work ourselves and were ignored by Beatrice etc; the manager seemed 'shocked' but obviously that was a front as we haven't heard a peep from the agents since we moved in despite voicing unhappiness on multiple occasions. Do not under any circumstances use portico (not just Leyton as Beatrice works at the Camden one) for your next let or if you're a landlord. Never been treated to feel like such an idiot innit whole life and have to receive an apology and rightfully owed refund for our reference fees. Lastly, it is law that an itinerary is sent to tenants within 7 days which we have asked for (multiple times) with no avail. They steal your money and once you're in that's the last you'll ever hear from them. If the owner of the company sees this I highly suggest you get new staff in every branch as they're giving your company a bad name. After all it's not exactly a hard job; reading a couple of emails and Charing £1000 for it
