Don’t be misled by other positive reviews - focus on the many poor ratings below.
From a tenants perspective, shocking. Ignored for weeks on end and no action taken over serious matters.
As you can see below instead of taking any action on poor reviews they simply copy and paste the same reply. Ironic as any actual attempted communication with them goes completely unanswered.
I’ll save them the time and post their incoming response below for them;

Beware! This company do not care about tenants or their welfare.
They failed to settle their own dispute with the landlord, who then turned on me to recover her fees.
They basically lumbered me with a psychotic landlord, and Instead of dealing with their dispute, chased a tidy profit out of a very ugly situation that I was left to deal with the consequences. All they cared about was their fees.
Don't be mislead by other positive reviews... If there are any complications they'll leave you high 'n' dry. They're simply not a good company, and their contracts are worthless pieces of paper unless the clause is in their favour.
This machiavellian organisation are a disgrace to their industry. They caused me untold distress and cost me a fortune. They should not be allowed to trade. I’d strongly advise you steer clear.

Liars and frauds
In the 2 months that Portico had my house on the market they have:
1. Falsely marketed the property by putting negative and erroneous information on to the promotional advertisement.
2. Failed to amend advertising information on the property after numerous requests
3. Demonstrated a distinct lack of expertise in respect of non-standard buildings
4. Claimed they had a prospective buyer despite failing to perform the most basic qualification of ability to buy
The biggest issue which illustrates how untrustworthy this organisation is:
5. Changed a signed contract after signature to reflect more favourable terms for them after failing to generate any serious interest in the property within the agreed period of sole agency.
Avoid like the plague

My review is from the tenant’s perspective.Unfortunately my experience with portico Woodford wasn’t good.
During my tenancy term, I found them to be a landlord focused team. Important fixtures / repairs like malfunctioning of door locks was refused by saying that the landlord doesn’t agree so Portico can’t help.
Upon following up on complaints reported on Portico’s portal, our property manager Annaliese would raise her voice and ask us to wait till landlord gives a go ahead for the repairs (which unfortunately didn’t happen during the entire tenancy term)
At the end of the tenancy term, portico attempted to keep the security by publishing an out dated check out report. Thankfully by disputing the case with TDS, I was able to recover the security.
A small tip for anyone using their services is to try to get hold of the check in report as soon as you move in the property so the tenant has a record of the property condition at the start of the tenancy. Portico won’t share it with you and at the end of the term they will try to establish that damages were done to the property by you. Also, please do all correspondence with portico Woodford in writing (over an email) because only then you will be able to establish that you have been reporting the property issues timely to them.
At the time of disputing the security with TDS you will not be able to prove the log of conversations that happened over phone and portico will deny of any issue reported.
I was able to recover my security because I had kept the evidence of every correspondence else I won’t have lost my security because portico did attempt to present fraudulent evidence to TDS.

If you want to waste your time during house search, go to Portico Woodford. I believe an agent Daniel is the best in this.
First he would confirm the appointment at convenient time for you. A day before viewing he would give a call and reschedule it to a slot unlikely convenient for you but for him. At the day of viewing he would call while you were on the way and say that he should go to another house for a client and basically he didn’t care that you were on the way. By the time you reached the property he left.
That’s how it works with them.
I was fascinated with the service and really sorry for the landlords who contracted them to sell their property because potential buyers don’t have a chance even to view it.
I would strongly don’t recommend this agency and go to somewhere else straight away.
Save your time and avoid communication with unprofessional people.

When it came to renewing the tenancy they attempted to raise the rent by over 25%. From £1775 to £2400 than to £2100 than £1900 than within the guidelines of the Retail Price Index, being a minimum of 3% and a maximum of 8% to £1835. No gas certificate for 2022 and if there’s a late payment they will call/email you in a disrespectful and harassing manner. All respect goes out the window and it turn more into a thuggery practice. I’m waiting for a bunch of tricks when it’s time to return my deposit and I’m expecting it. Door handles look like they’ve been drilled back on over 10x but they’ll probably say I done it. Poor property maintenance, poor customer services, unethical practices and harassment. If your going to no pay a premium within the renting sector honestly avoid these lot.

Daniel Cantle acts as an advisor and led me through a challenging process. I also worked with Alannah who was professional, friendly and listened to every aspect of the highlights of my property.I highly recommend working with Daniel and his team, even before making the final decision to put my home on the market, Daniel went above and beyond to give me direction and even helped suggest an offer price based on comparables for a property I wanted to purchase (not in the area, nor with Portico - that was also on a Saturday evening when I was under immense pressure to offer from another estate agent in Central London).
Daniel and Alannah got me an offer on my property on the second viewing and the lead was already in their database, it did not come from being on Zoopla etc., this impressed me.
Daniel is the kind of estate agent you want to sell your property and have behind you to get you the very best offer. highly recommend Daniel and Alannah at Portico if you are looking to sell in the Woodford Green area.

Alannah took her time to get to know what we were looking for in a property, we didn’t know the area, showing us the relevant locations to suit us. Making sure we looked at all the properties within our very fussy criteria. Our search for a property was daunting but she was so helpful arranging viewings to maximise the precious time we had when we travelled up to the area. Staying in contact with us, sometimes in her own personal time, which was very refreshing.
She helped us find the perfect one! We couldn’t be happier that we will soon be moving to our new home.

Portico do not have sufficient resources to carry out property repairs on time, or at all. The property manager cannot be contacted by phone (prefers to hide behind emails), never rings you back and rarely responds to emails. They might come across very professional and promise a great service, but once you sign the tenancy agreement, and they get their commission, they don't care anymore.

SHOCKING SERVICE - if I had the opportunity to give zero stars, I would actually be somewhat happier.
Moved in on 7th March to our flat, had already highlighted toilet not flushing properly, door handles hanging off, leaks under the sink and a whole load of other issues.
At the height of a hygiene and health epidemic, Portico clearly don’t have a care in the world about their tenants.
To this date (15th April), still nothing has been done about it, despite multiple email requests resulting in being completely ignored or Portico taking weeks to get any sort of response.
Absolutely disgusting service from so called ‘Property Managers’.
Be aware potential customers.

Even thou we were good and reliable tenants in a property for 11 years we lost our home due to this company’s lust for profit. Gave me many conflicting and wrong information that resulted in financial loss for our family that they didn’t even apologised for. We even got told it was our fault, that we should make sure information given by trained staff are correct. Stay away, even the most senior management don’t care about people like tenants. Their only interest is the landlord’s.

I have to say I am glad I spent the money on Portico rather than an online agent. Their communication was excellent whilst the property was on the market and I received weekly updates from Daniel which was very reassuring. Portico are the worse letting Agents I have ever had to deal with.
They never call you back, they lie all the time and they do not respect you as their client.
Honestly the least professional people I’ve ever had to deal with. They lie to get you in a property, they don’t care about issues when you are in. They are happy to take your money. They are inept, they should be embarrassed and ashamed about the service they provide, but I get the impression that they arn't. Avoid at all costs. I left the property on 23rd February and I am still fighting to get my deposit back

I was desperate cause I lost my rent from my other house so I was living in the hotel. What they’ve done they showed me a different house wich I was happy with cause I’ve paid already 3619£ and I was desperate. We moved in and now my landlord is trying to evict me because they have not told him that 2 couples are living in the house. DO NOT USE
