Hannah Jenkins at Portico has been a fantastic help to us. For months, every other agent at Portico has been extremely unhelpful and unsupportive about the issues in our flat, but when Hannah came on board it was a completely different story. She went above and beyond to make sure our issue was notified to all the right people, responded to emails and messages promptly and was a great help and support. I would thoroughly recommend Hannah as an agent. Her hard work, efficiency and kind demeanour have made all the difference. I’d honestly give 0 stars but I can’t. Where do I start? They replied to a query I had for a flat, booked a viewing and then completely ghosted me. Called them three times to see if the viewing was still going on. All times they replied and would say they’d send me the info later. Spoiler alert: they never came :)

Having been a tenant under Portico's management for two years, my experience was largely positive until the final stages of my tenancy. Regrettably, the process of modifying my tenancy agreement encountered numerous obstacles and inefficiencies.
The challenges began in December 2023 when I notified the landlord of my co-tenant's departure and my desire to become the sole occupier of the property. Despite my consistent and punctual rent payments, I faced unwarranted delays and complications;
Although the landlord eventually approved the contract change, Sean Hewitt, the Associate Director at the Walthamstow Branch, exhibited a complete lack of initiative, empathy and professionalism throughout the process. His apparent hesitancy to assist, led to a protracted and stressful process, requiring repeated information submissions and causing significant inconvenience.
After four months of persistent communication with the company, both the landlord and I grew increasingly frustrated with their apparent neglect and indifference. Consequently, we mutually decided to cancel the contract change and seek a different property management company to facilitate my transition to sole occupancy. Sean Hewitt was unmistakably informed of this decision and even emailed me in February to affirm that the contract change would not proceed, indicating that their involvement was no longer required.
Just when I believed my dealings with Portico had concluded - on the 3rd of April, £56 was deducted from my bank account. Attempts to address this issue with the credit control team were futile, as calls remained unanswered and the problem unresolved. Subsequently, I managed to contact the accounts team, who informed me that the contract had been extended rather than cancelled. Until Sean Hewitt cancels it, the payments will continue to be deducted.
Despite reaching out to Sean via email and phone, I am yet to receive any response or acknowledgment regarding the issue, refund, or contract cancellation.
Moreover, when the landlord attempted to retrieve the spare keys for the property to transfer them to the new property management company, Sean reported that he had misplaced them. For context, property management companies typically hold a spare set of keys for emergency access needs. This incident heightens worries about the property's security, as it implies potential unauthorised access. As a parent of two young children aged 1 and 3, this situation is especially concerning. Sean Hewitt's actions and inadequate communication skills demand clarification and further investigation.

Avoid, seems like bad estate agents compared to other reviews.

In our experience they were completely incompetent throughout the entire process. Even when we were moving they had people round for viewings and left our back door open leaving us vulnerable to burglars. We’ve been waiting 5 weeks for the return of our deposits but are being ignored. Avoid.

If you're looking for a place to rent, simply don't use this agency.
My experience, especially with its manager Sean Hewitt, is something to avoid due to his remarkable lack of professionalism.
From shouting on the phone to abruptly hanging up, or engaging in behavior resembling bullying while expecting me to accept illegal and unethical conditions during the tenancy agreement signing process.
Seeing some other comments here, I can see I was not the only one. Its best if Portico reviews and give extra training for professionalism to their employees, with a particular focus on branch managers.
Edit: I don't think maintaining professionalism when dealing with landlords or sellers, from whom one is receiving payment, is an issue for anyone working in the estate agency business. Comments like these shouldn't even be a consideration. When interacting with third parties from whom one isn't directly earning such as with renters or buyers is when one's professionalism should be evaluated. In addition, how we treat people we don't personally benefit from reflects our integrity and character.

Their property management team really annoyed me when they listed my ex-partner who moved out years ago as the main tenant on the annual inspection report. Made their lazy money grab of me having to pay for a new lease to be set up after he moved out so obvious. Even before, for years, I have been the point of contact for the flat. My complaint was met with “we can’t change this in the system”, which is either a lie or surely a user error. To list a man who doesn’t even live at the flat as the main tenant on any record is just the right testament to this team.
When it was time to arrange the end of tenancy clean, the cleaning company I found advised me to use Portico’s service as they would fail his clean and proceed to charge me for their cleaner instead. Theirs was £150 more expensive than the quote I got in from a third party. Why not just grab £400 from my deposit, the absolute cheek these people have.

Beyond awful.
After a contract renewal which took months because of their lack of communication, they have been claiming we owe extra money. Despite proving on multiple occasions we don’t, they still persist with automated emails threatening legal action. Email responses are short and give no information. I’ve never experienced incompetence like this. Hopefully if you read this review you won’t have to! I initially thought they were trying to steal extra money but It appears to be just a complete lack of willingness to do their job.

It has been the worst experience.
They do not communicate, ignore emails and phone calls and avoid answering questions after they receive deposit.
The worst part is the main contact was the Letting associate manager...
They failed to provide the agreement in time, has misspelled the name multiple times, i had to go to the Walthamstow office and sit there for 5 hours in order to receive the documents and keys.
The check-in process didn't happen and then they have emailed me a report that doesn't match the property state.
They provide wrong keys for the windows and i do not have the posiblilty to open them not even after 2 weeks of moving in, proof that the clerck and agent didn't check them.
The property was dirty and in the report they lied that was professional cleaned.
I have send multiple emails with proof how the property was handed and requested an update, still nothing. I will contact the regional manager to provide a feedback and an official complain.
The landlord mentioned he will send someone to have a look at the windows and that the manager will contact me regarding the email I have sent with proof of the property not being cleaned. He still didn't bother to contact me.
If possible, avoid, if not, prepare yourself with patience and request to view the property before paying them the move in money. . .

Throughout this, the communication has been good (thanks in part to the WhatsApp group) although they make sure to call whenever there is something more serious or pertinent to discuss.

This review is for both the Walthamstow and Woodford office. If I could give these people 0 stars I absolutely would.
I had a viewing arranged for the 22nd of July at one of their properties at 09:45. This wasn’t a group viewing, this was a viewing for myself and my partner only. My partner and I kept the person who texted us the appointment details, William Turner, in the loop, informing him that we were lost at 9:51, because we're not local to the area. We found the property minutes later, as we weren’t far at all, and got directions from locals (we’re talking 2 minutes away maximum).
I tried giving the mobile number William Turner texted me the appointment details from, but it was a text-only service. I then called the office that informed me of the property viewing, since my first ever interaction with them was over the phone ending in a 2110 number, which differs from their 5255 number, and despite having rung them many times, and speaking to the receptionist 3-4 times, telling me that the agent must be late and she was trying to get in touch with them, I heard nothing back. At no point did that 2110 number call me back, nor did the agent who was doing the viewing, who happened to be William Turner himself. During that time I even called the current tenant, because they put their mobile number over their door bell because it didn’t work, and he said that only the agent had the key, so he couldn’t help us.
After waiting for 60-90 minutes my partner and I left, and I filed a written complaint, packed with screenshots and timestamps. I originally emailed the Woodford office because that’s where the 2110 number went back to (went on Portico’s website and cross-referenced the number that way). It was then forwarded over to the Walthamstow office, which took them 2.5 weeks to properly go over my complaint with me. Was there really any point though? No.
I was gaslit by Sean Hewitt, where he said it was my fault for ringing the wrong office when I didn’t even know a Walthamstow office existed until I cross-referenced the 2110 phone number on their website, AFTER I left the property. He also said I wasn’t there, and William was there until after 11 – there was nobody standing there. The only thing that struck me as weird was that someone was in their car for about 30 minutes on their phone, and then they left. Sean Hewitt seems to be of the understanding that I’m supposed to know what William Turner looks like after a single phone call and a single text from Portico, and that I should’ve tapped the invisible man standing out in front of the property to ask if they were him – yes, the invisible man, because again, no one was there, and when I said that Sean Hewitt still insisted I should’ve spoken to whoever was standing outside the property. Again, there was nobody there.
When I asked why the receptionist at Woodford didn’t direct me to the right place, even though she had the details of the flat, of the viewing and of the agent on her system, he just said that because it wasn’t “his office’s” receptionist he couldn’t do anything, and could just inform Woodford to direct people to the right branch in the future. When I asked why William Turner never queried where we were after 10-20 minutes of not seeing us at the building, because apparently I wasn’t there, he said that he had other people to tend to, and made a big deal that my partner and I were 7 minutes late. I’m sorry that we aren’t local to the area, and know it from the back of our hand. At least we had the basic human decency to text William Turner to let him know we were lost.
Sean Hewitt gave me nothing but pathetic “sorry but you didn’t do this or that” apologies, if that’s what you want to call them, and refused to reimburse my partner’s Zipcar journey, as we came from Bow. The fact that he even suggested he would see if there are other appropriate properties and would handle my query personally made me laugh, because not even if hell froze over would I ever consider renting from Portico after this.

From personal experience im not happy with this branch.they are disorganized,and if you are letting property from them you propably find it difficult to reach the person who actually manage the property.we knew who was the person but she left the branch without any notice of whos going to be the next manager and we where looking to find a person who can take care of our case!when i was asking to talk with the present manager they where telling me that she doesent speak through the phone but only with e mails.wich is ridiculous in case i have a problem with who im suppose to speak to?waiting a bloody mail to be seen?but when it comes about payment they will find y no matter where y hiding...once again this is my personal experience and should not effect y to choose this branch.

Despite the currently tumultuous letting context, Gergana, and the Team, were extremely helpful, transparent, and communicative throughout the whole process.
Gergana was pro-active sorting out issues, picked up on things I had missed and made helpful suggestions to make the whole process and the property perfect.

This is the second time I have used Portico, previously for a sale and this time for a tenant-finding service. I chose Portico out of my shortlist because they were the only agency that called me back after a couple of weeks to see how I was getting on with my outgoing tenant, and they were also the only agency that emailed me follow-up information about their service. Even before I instructed them, Emily stayed in contact with me but not in a 'salesy' or pushy way. She was friendly, communicative and helpful throughout the process, as was Gergana. I found the service and communication excellent and will use them again if I need to. Everything went smoothly and they are really patient at answering all your questions. I've had some viewings from Walthamstow agencies but never like this. Agent was so disinterested in replying to my questions that I felt like I am the only thing keeping her away from calling it a day. The offer for that flat got accepted before my viewing so what a waste of time for all of us. It explains the agent behaviour - I guess she knew she's wasting her time.

Megan Buchel the property manager at Walthamstow always gets back to emails and queries regarding any problems caused by our ex tenants. She is friendly and very professional. She goes that extra mile. The matter is still ongoing, but with Megan dealing with this I am confident we will be ready to re rent soon. If she says she will get back to you, she makes sure she keeps her word. Whilst renting our property she even managed to arrange a new cooker in the middle of lockdown, keeping us informed along the way, nothing is too much trouble for her.

I would like to provide feedback for the excellent and professional service I received from Sanya Rashid.
I initially came across Sanya after seeing a property I wanted to view back in October. Unfortunately, I did not confirm the viewing and by the time I contacted Sanya to enquire about the property, it had already been taken. I had assumed that would be the end of my communication with Sanya but to my surprise, she contacted me today to explain about a new property she had on market.
She was prompt, proactive and efficient - She knew how urgent I needed a place especially at the location of the property and knowing her job as well as she does advised me to view it as soon as possible.

My experience with Portico has been quite Positive at the begging at the letting stage, despite some mistakes made by one of the letting agent. Sean (5 stars to him) is the best one and everything run smoothly when I have dealt with him.. but I cannot say the same about the Maintenance department...Still having an issue open since March. Awful experience with this side of the business...I don't think is normal to have a leak from the ceiling when it rains!!!

In the beginning of our tenancy, the agency was very keen on getting all their fees and asked us to leave google reviews for them and they went out of their way to make everything perfect for us. As soon as we got the flat and we moved in and and paid all fees, the treatment changed completely. They never cared about any of our questions or correspondences. It is impossible to contact any of them either by phone or by email. Whenever we contacted the Walthamstow branch they said "call the head quarters" and of course no one replies in head quarters. At the end of the tenancy they kept our deposit for more than one month after moving out and we kept trying to contact them without any success. Eventually, they sent us an email apologising and literally said "we don't know why that delay happened".
Not the best to deal with, would never recommend to any one.

Becky was extremely friendly during the viewing and on all further phone calls relating to my purchase of the property (which has since fallen through). Unfortunately, her careless errors and subsequent lies have cost me the property, cost the seller money, and caused us both a lot of stress.
After my offer was accepted, it became clear that Becky had made a careless error in her original email when she claimed the property was chain free even though it was not. This obviously makes a material difference to the situation and therefore I reduced my offer by a small amount. After a week of back-and-forth, and with other added complications not helped by Portico/Becky's involvement, I was told the seller had decided to instead accept the other bidder's offer because I was messing them around too much.
I knew something didn't feel right about this and so I privately posted a letter through the door of the seller explaining what had happened and asking for some clarity on their version of events. The seller told me that Becky never admitted to her error, instead making up lies about why I had reduced my offer, and this is what inevitably lost me the house, and caused the vendors to instead choose a seller who had made a lower offer than me.
Estate Agents already had a bad rep. It is not helped by cowardly acts such as this with absolutely no integrity or professionalism. I will never be using Portico again, and you should be wary if you do.

I had a great experience at the Portico estate agents in Walthamstow, the team were very friendly to me and they seemed to have a great relationship within the team as the atmosphere was brilliant and I felt very welcome. I was helped by Leah as I was looking for a property to rent. Leah spend a great amount of time with me and she explained everything to me in great depth, I really do appreciate it Leah, thank you. I entered the branch at Walthamstow last week and I was immediately greeted by a lady called Leah, she asked many of questions to find out what it was exactly i was looking for, she was very friendly and was a great representative for the company. Leah was persistent but in a good way! We found her very honest and gave sound advice has a great deal of professional integrity, that is something that is perhaps rare when dealing with estate agents they don’t always have a good rep!! I've been singing Portico Walthamstow sales team's praises to anyone who'll listen having just sold my flat through them - it was a very easy process, and extremely efficiently organised. They did all the viewings, gave good advice on how to present the flat, organised photos - and all for a competitive fee package. This is the worst estate agent ever. They don't do their job, nothing work in our house and from 1 month now nothing has been done Changing carpet ,replacement of washing machine and dishwasher and too much other things. It's really unfair
