I recently asked Prospect Lettings to let my property and couldn't be happier with how everything went. As it was my first time being a landlord I had loads of questions, but the team explained everything clearly and made the whole process really easy to understand. They found a tenant much quicker than I expected and everything from the referencing through to the move in happened just as they said it would. Communication was great throughout and I always felt kept in the loop. I'd definitely recommend Prospect Lettings if you're looking to rent out your home!

This letting agent is completely useless. They ignore every repair request and never answer the phone. I am living with a broken ventilation system for 5 weeks. Do not rent from them.<br><br>Problems With the Agent:<br>No repairs done: They ignore all emails and maintenance forms.<br><br>Bad phone service: They do not pick up calls or call you back.<br><br>Rude staff: When you do reach someone, they do not care.<br><br>Slow help: Simple fixes take months to finish.

Prospect was excellent throughout the process of buying our home. Max Len was amazing from start to finish. He quickly understood exactly what we were looking for and, after showing us one property that wasn’t quite right, he immediately found the perfect home for us — even better than we had imagined. I first viewed the house with him on my own, and the next day he kindly showed it again to my whole family, always friendly and very helpful. We submitted our offer around 5pm on a Friday, and even after his working hours, Max went above and beyond to speak with the seller and push things forward. Just a few hours later, still on the same evening, he came back to us with the news that our offer had been accepted. His dedication and commitment were outstanding. I also have to mention Anna Jackman , who coordinated the whole process and always kept us fully updated at every stage. Honestly, if you’re a landlord and you want to manage your own property, your own tenants and your estate agents, then go ahead with prospect. They are the BIGGEST most appalling bunch of clowns out there. Out of a 12 month letting I had 5 months of full rent - the rest were random fees and deductions that they casually forget about and add on, not to mention £600 for carpet cleaning 2 brand new carpets that didn’t need cleaning! No communication, no skill, knowledge or even common sense. Maidenhead branch - horrendous and even the area manager getting involved achieved nothing - would have been better managing the whole thing myself! Utter chaotic clueless clowns. I know that being an estate agent is a career chosen when you’ve no real skill to apply to another career but they take stupid to new heights!

Landlords - be aware!<br>This week I extracted myself from a toxic business relationship with high unscrupulous “professionals”. Having informed Prospect of Maidenhead that I would not be renewing the managed tenancy contract with them, I was met with futile financial entrapment which suggested to end the management service would cost me more than £2000. Or, I’d have to give notice to my long-standing tenant, which is illegal under the Government's new “no fault” rental agreement.<br>Even when this was escalated as a complaint to Michael Gallaher, he maintained that ceasing management would cost me 1 month’s rent + VAT, despite there being no legal precedent for this in the terms of service dating back 20 years when I instructed Wilkinson (acquired by Prospect) to manage my property.<br>I stood my ground. I paid no fees for termination and my property is now managed by a different agency.<br>I am appalled at the bully boy, scare tactics employed by these operatives. I have a compliant outstanding with the property ombudsman office since November 2025, but I don’t anticipate any timely help from this body.<br>Landlords - check your agreement. Stand your ground. The biggest disappointment is there are good people doing good work there on a day-to-day basis. Their efforts are negated by arrogance in the ivory tower.

Difficult to communicate with and problems are not sorted efficiently. When we first moved onto our rented property the toilet did not flush and there was no hot water for 4 days. We have had no door lock key for 6 months despite asking over ten times. The contractors come at inconvenient times. When anything breaks it takes too long to fix because this estate agents are disorganised - I have been a renter for 4 years and never had issues such as these.

Worst company ever, I was living in this condition and couldn’t even use bedroom because of severe mold. They were promising to solve problem and after 3 months that I refused to pay full amount of rent they brought dehumidifier. Obviously it didn’t work and then after maybe 1-2 months they painted walls. Finally found other place to move and they wanted to keep half of my deposit. It ended that they painted walls again and rent it out. More likely future tenants are in same condition. Scam and Irresponsibly company.<br>Avoid it if you want to leave peacefully.

Poor communication and lack of effort.<br>I listed my flat for sale with this agency and agreed on a price at the start. In six months, they managed only three viewings and barely communicated throughout — no updates, no feedback, nothing apart from suggesting a price reduction. Very disappointing experience and I wouldn’t recommend them.

Overall bad experience with Prospect. Multiple cancelled bookings two hours before I was supposed to arrive - reason given as not having access to the property or forgetting someone else had already placed an offer. They cancelled a viewing and didn’t let me know until i’d called them to confirm on the same day. Overall reluctance to offer viewings when speaking to office staff. Really poor communication and disorganisation from this team - I would avoid using if possible.

I can't recommend Prospect at Maidenhead highly enough. Right from the start, when we first met Adam to value my Dad's house, he was very courteous and kind and it made the decision to go with them very easy. Throughout the sale process, we were helped by Max and Cameron who were both great but Cameron particularly kept in regular contact, even when unfortunately my Dad died and we had to go through probate. All in all, the whole sale process took nearly a year but we finally completed on the house yesterday. I felt Cameron went above and beyond to ensure we "got across the finishing line" and it was a pleasure to deal with him.

We submitted our offer promptly and provided all the requested personal information.<br><br>Despite this, every time we followed up, we were told that someone would get back to us — but no one ever did. We received no feedback, no updates, and were completely left in the dark.<br><br>Our family is now stuck and frustrated because we were relying on their response to move forward. This level of service is unacceptable and deeply unprofessional. We expected far better from an agency like Prospects.

Stay well away - poor service and lack of ability.<br><br>I usually don't write reviews for estate agents as they get defensive when you give feedback, but in this instance the service was so bad I'm going to write a little review and hopefully they will improve.<br><br>I have quite low expectations; besides showing me the property, telling me the details regarding the property and then handing me the keys....simple really!<br><br>A few of the things they did wrong:<br><br>Did not respond to emails 9 times out of 10.<br>The agent would rarely answer the phone so it would just go to an automated answerphone. If you did get through to someone it would be a different area of the business who wouldn’t be able to help, they would take a message and you would never hear back.<br>Didn’t know anything about the property they were selling.<br>Said they would find out about various matters to do with the property and would follow up but never did.<br>Talk badly about the seller of the property in front of me.<br>Didn’t correspond with the solicitors during the process.<br>Were asked to do work by the seller and got defensive and didn’t do it.<br>Made promises about doing things or keeping to deadlines that they broke.<br><br>Very unprofessional, disorganised and lacking knowledge of the property or the process of buying and selling a house.<br><br>They don’t offer any more of a service than a Purple Bricks or Strike type of online estate agents.<br><br>Expecting a bland response to this review asking me to email a general inbox with more details… just do the job well in the first place…

Prospect is not trustworthy.<br><br>Make sure to ask your peers about Prospect's reputation before committing to anything. Remember that estate agents serve the landlord's interests, not the tenant's, and they might conveniently overlook tenants' rights either due to negligence or bad faith. Read the law and know your rights. Read carefully every piece of legal they produce, only communicate by writing, and keep your copies.<br>The most intriguing thing is that even the landlords I've spoken with haven't vouched for Prospect.<br><br>Avoid.

This agent will do everything possible to keep your deposit. Despite paying for professional cleans, decorating and spending more time making your old house nice and shiny instead of getting your new house ready to be lived in, they will take you to the cleaners literally. Do not use Prospect.<br><br>We were evicted at Christmas after 10 months on a 3 year term, we had a leaking conservatory for 10 months, (which made our sofa mouldy and it went to the tip) loads of people came to quote but never to fix (until the week before we were moving suddenly its being fixed)<br><br>We had drains that didn't drain and our shower was regularly a bath full that didn't release water, this went on for many months.<br><br>We moved into a flooded kitchen with a dishwasher left in the middle off the kitchen which didn't fit under the unit so we had to ask for it to be removed and get a smaller one.<br><br>Turned out the reason the dishwasher was flooding the kitchen was because it wasn't plumbed in correctly.<br><br>We paid a professional plumber to sort the plumbing issues and a professional contractor to put TVs on walls etc to ensure no damage.<br><br>We moved into an unfurnished house full of furniture which we were expected to just keep.<br><br>We were told the landlord is selling when actually he let his family move in.<br><br>Prospect have harassed us for the most ridiculous things such us 'all of the window keys' which were never provided, a radiator cap? a light bulb? seriously? They want us to send another cleaner to clean while the landlords family are now living there?<br><br>Making us feel like we trashed the house, like we were not clean people. We left that house immaculate and the landlord has confirmed he is happy with the condition yet the agents are relentless and despite us paying £450 on professional cleaning the carpets, professional clean of the house and decorating all at Christmas, making Christmas pretty crap, while finding a deposit to move they still want £500 from us!<br><br>People forget tenants have invested a lot of money into 1 property and we had moved into the area from London this same year too so new jobs, money was tight, all our savings were in the house and it takes time to be in a position to move again, but we didn't cause a fuss, we vacated even despite the fact we were told 'how sorry the landlord is, he will be flexible and let us stay on or go early. We finally secured a house after searching frantically over Christmas to be told, no they wont let you leave early!<br><br>I had to argue the fact we were told we could leave early so we agreed a date and now its a NO?<br><br>Finally we compromised on 1 week but jeez! this isn't good for anyones mental health.<br><br>Honestly, in my 20 years being an agent myself and over 20 years renting properties personally I have never ever experienced anything like this.<br><br>I would never recommend this agent to anyone because they are very efficient and fast at securing the business but I am not surprised to see how many people have had similar issues to us. This was our first maritial home and it was an absolute nightmare.<br><br>Their cleaning company even said it, they're over the top and always do this to tenants. Two cleaning companies wouldn't take on the additional clean prospect have suggested due to it not being a job worth doing, the house is clean!

I rented a flat from Prospect and vacated it on December 14th, its been 2 months and they didn't return my holding deposit yet, they inspected the property along with the landlord when I handed over the keys to them, and said in a week we will deposit the deposit or 1st week of January as they might be going on holidays.<br>After holidays when I asked about the deposit they said that owner is asking for 700 pounds for deductions, I lived for 8 months only in that flat. they asked me to file the TDS case if I am not in acceptance with the deductions. I filed the TDS dispute, not sure how long it is going to take it solve.

As first time buyers, we have had a lot of mixed experiences looking for properties, where other agents either didn't have much information about the house, were quite rude or didn't take us seriously. However, our experience from beginning with Prospect was very positive.<br><br>Max, from Prospect was our viewing agent and from the get-go, he was full of energy, positive, informative and empathic. They could not be less professional, and insist on tying their hands behind their backs using the useless GoodLord web site for references. Most renters require 30 times the monthly rent. If you're shopping for a house at 3,000 pm, you'll need 90,000GBP. Anyone with that capital would have it investing in the stock market. That's not acceptable for GoodLord. You'll have to sell all your shares and convert them to cash. Absolutely ridiculous. So you're living in your new house losing earnings every day? I don't think so.

My experience of using this company was really mixed.<br>My estate agent changed part way through purchase, Bernadette ended up looking after my case and was knowledgeable and very responsive / proactive in communication. As a result it happened really late in the process and it was helpful and would have been more beneficial had it been done earlier so I could have used the outcome to negotiate on costs.<br><br>I took the keys after buying the property from one of the agents who met me outside, no one asked for my name, let alone checked my ID which seems like an oversite when giving out keys to a property.

I usually don't write reviews unless the service has been brilliant, but in this instance the service was so bad I'm going to write a review and hopefully they will feel the need to improve their service.<br><br>There's not much I expect from an estate agent; besides showing me the property, telling me all the details regarding the property in the contract and then handing me the keys once we're agreed......pretty simple really!<br><br>I don't want to spend my time writing an essay so I will just list the things they did wrong:<br><br>Sent the wrong letting agreement out 'twice', one without a 6 month break clause which we asked for. The second time with the wrong amount per month.<br>The agent never replied to emails, we emailed him 3 times and he didn't get back to us, once with the same question hoping he would reply.<br>They then send the same emails out again and again and again with questions you've already answered.<br>Each time we called it was someone else relaying a message.<br>We had to chase them to get the keys, then they gave us the wrong keys so we had to go to the estate agents and get the right ones.<br>They sent us the wrong inventory list which had a charge for another client.<br>Then they have their 'Landlord' app which is just a sales promotion app recommending all the utility services they are in bed with which send you sales emails everyday.<br><br>The most unprofessional, unorganised and big shambles of a company I've ever gone with.

Awful to rent through....<br>o Absolute nightmare referencing process (they use "Goodlord" - check their GENUINE references on Trustpilot).<br>o Moody letting agents.<br>o Terrible at coordinating property maintenance (simple fixes took 6 months).<br>o Try and pressure you to sign up to another full year, even when you're nowhere near the end of your tenancy.<br>o Insist upon direct debit for rent (signifying 0 trust, and totally pointless as I could just cancel it if I wanted).<br>Will never deal with this lot again and you should go elsewhere too - I've rented through several agents before who were actually pleasant to deal with.

They've never told us that the previous tenants were heavily I'll with Covid when they've left the house, and the house was never cleaned afterwards.
They never granted us a second viewing, as the first one lasted only for five minutes, as the agent was late and has scheduled two viewings in the same time, whilst the tenants were outside the house, waiting to get back in their house.
Lack of professionalism, lack of communication, zero interest for health and safety.
As soon as they've got the deposit money and first month's rent, they didn't answer their phones.

Rented a property and asked for a professional cleaning, as during these delicate times, cleaning should be the norm, not the exception.<br>I've asked for a second viewing of the property, upon agreeing on the contract, but they just lied that it will be arranged, but it hasn't happen.<br>One day prior my move date, we've got an e-mail stating that Prospect will be only part managing, meaning they only cash the rent and all the maintenance issue and all the other queries, will have to be addressed with the landlord.<br>Moved in, on the check-in us and the check-in clerk agreed that the property wasn't professionally cleaned (wasn't even cleaned), as you can see the pictures, except for the oven and like 80% of the fridge/freezer.<br>Hot water isn't working, one of the bathroom taps are leaking, one of the wall outlets is coming off from the wall, even the carpets haven't been hoovered. Bathroom, well, hair on the bathtub, timescale everywhere and water marks, toilet dirty. Wardrobes were dirty inside.<br>The whole house is smelly.<br>And one of the smoke alarms keeps beeping, the one near the boiler.<br>Called the landlord and she claims she has cleaned the property and she will send someone to fix the boiler. When? We don't know.<br>She said if I am not happy, than I should find somewhere else to live...<br><br>That's just after 14 hours after the move.<br>Prospect were communicative until they've got the deposit and first month rent. Then silence.<br>The moving clerk wasn't even answering her phone (tried business hours, like 4 times during two weeks time).<br>This is the service they're offering.

My worst experience with renting. Although I did not have too many problems with the first property I rented via prospect, it was with the second property where I experienced their true nature of being unreliable and unprofessional. The initial viewing itself had problems since the agent did not have the keys and I had to wait for 15 min after arrival. During the viewing the agent tried to convince me that the place was really amazing and had absolutely no problems. And as soon as I agreed to take it, they made me pay the holding deposit immediately and ASAP (most people have probably experienced this). The second sign of unprofessionalism was when I wanted to sign the contract and get things done, on top of them changing the moving date, I had to chase them daily for the contract, which was only provided during the last day before moving in. Notice the contrast when they want the money vs when a tenant wants to get things done. However, this was nothing compared to what I went through after that. I was later told by the landlord when I moved in after signing everything, that the housemate was crazy and had harassed a previous housemate who left due to that. There was no mention of this during the viewing and also during the weeks in between just before I moved in. So my advice is that these agents come with an agenda, which is solely to sell these places and really don't care about the wellbeing of the future tenants, so please do not believe everything that they say and be extra careful before you agree to anything.

What impressed me the most was the fact that if I wanted to speak to someone then I was able to get through by telephone, or simply pop in to the office in the town for a few words. Friendly and reassuring, nothing was ever too much trouble - Ryan, in particular, was simply brilliant. Highly recommended as far as I'm concerned.

I've been letting my property through Prospect for some time and as they have always looked after it so well I decided to speak to them about potentially selling, despite them securing me a new tenant in what felt like a matter of minutes. I wasn't overly hopeful as the property needed some updating however I spoke to Ryan at the Maidenhead branch and agreed to let him have the property for 4 weeks to see if he could secure a sale, he in turn marketed the property and found a buyer within 2 weeks. Throughout the initial process Ryan was up front and told me what to expect, I didn't feel that he was pushing me into anything and communication was regular and very open. I would be happy to recommend Prospect for both letting and sales as I've always had nothing but great service from them.

Simply put they are the best. My mother died in June and as Executor I called on 3 Estate Agents to value her house. I was fortunate to have Ryan Tucker from Prospect Maidenhead visit. He has been highly professional from the outset and was the only one who gave a realistic assessment in valuing the house. Despite Propects fees being slight higher than the other agents, I definitely made the right choice in choosing Prospect. Ryan and his team have worked very hard to sell my mothers house and we now have a buyer. Throughout I have been given immediate feedback following viewings. I have also been provided with excellent advice and support, in what has been a very difficult and stressful sale due to the behaviour of other family members. Shady company- stay clear!<br><br>Had our flat fully managed by Prospect as a let property. Rent was collected by them & usually took 3-4 days before we’d receive it. Head office Staff unresponsive & unhelpful. Our plans to move abroad changed so we let them know we no longer required their management & rent collection services. After explaining why, we were told it was fine and they were sorry to lose our business. A full year later they demand £275 to renew the lease or charge us the full balance of rent collection fees. Even though a year earlier there was no mention of fees to downgrade service and we did ask. We paid them £275 and they sent us £143 back. Seemed weird so I asked why in December 2019 and was told they’d get back to me and never did, surprise. Well here it is February and we still never received a new lease agreement and I’ve asked Prospect what the deal is. Apparently they took fees out of the £275 for the deposit scheme plus March 2019 rent collection fee even though I told them in January that I no longer required their services. I asked them in June 2019 as to why I was being charged a deposit scheme fee when in their terms & conditions it clearly states that deposits are to be deposited into a DPS scheme which is a free government backed deal. Moral of the story, if you want quality go to Romans or elsewhere.

Very poor experience. They did not ensure that utility services are setup correctly and I litterally struggling to get it done, but they have not made any effort to fix this and left everything to me with a plain apology.<br><br>Thee national database shows that my address is supplied by Company-A and meter is at deenergized state.<br><br>However, the physical meter installed at my apartment is tagged to a different address somewhere in London and supplied by Company-B.<br><br>My simple question is how come you did not know this earlier, why you did not ensure electricity connection is correctly setup before letting out the property. And on top of that after repeatedly telling your property manager, no action is being taken.

Worst estate agency ever!! If I could give you less than one start, I would! We are renting with Prospect Estate Agents in Maidenhead and since we paid the holding fee they have completely abandoned us! Anything that we requested had to be chased multiple times! Only when we tried to switch the heating on we realised that it does not work! We obviously reported it immediately and they told us that it would have been sorted within 3 days, but no one got in touch with us and we are still chasing them to get this fixed! A property with no heating should have not be rented without appropriate communications as it is not habitable! They promise you lots of things, but none of these gets done until you threat them!

A mixed experience. I would use again but mainly due to Tracy’s fantastic interpersonal skills and support during the purchasing process. I viewed multiple properties with different agencies and Prospect were by no means the ‘fore runner’ in regards to customer service. There was nothing wrong as such, although communication could have been better. However, once the offer was accepted, they were fab! Tracy was incredibly accommodating and answered any questions and responded to messages in a very timely manner, and for that reason, I would recommend!

Despite selling our house in Maidenhead, Berks, in reasonable time ( in reality it was probably Rightmove ), Prospect are, without a doubt, one of the worst Estate Agents it has ever been my misfortune to deal with. It is filled with young, aspiring, 'salespeople' who appear to have little or no grasp or appreciation of the property market, and its needs. The 'after-sales' service was, quite frankly, Non Existent, and I doubt we would have ever exchanged & completed without the enormous help, friendliness, professionalism, and dedication to customer service, of the estate agents of the property we were buying. Prospect were, to put it bluntly, atrocious, rarely answering the phone or even calling back after messages were left (as an example, we asked on no less than 9 occasions, over two months, for the 'For Sale' sign to be updated to Sold or removed - it never was, despite the promises, and in the end I simply removed it myself and placed it down the side of the house, where it still remains 5-6 weeks later!).<br>To sum up, Prospect is dedicated to selling, after that, you are on your own, so I have little choice but to say it is highly NOT RECOMMENDED.

The lettings team at Prospect found us good quality tenants quickly, so we are very pleased with the service we received from everyone we dealt with.<br><br>However, the sales team keep harrasing us with calls about selling our house through them despite being told many times we are not interested. We have complained on four occassions now but still the calls keep coming - we had another one earlier today. Sorry to air this publicly - but you did write to me asking for my views on your service!<br><br>I would of awarded 5 stars to the letting team but the sales side of the company have let you down badly and we will certainly never use Prospect now for any future sales.

Very disappointed, I was a buyer dealing with them(calls himself Jon). First they turned up late for the viewing , more than half hour. I had to wait outside in the cold with a baby. Next were their shady dealings. At every conversation the word "lets be fair to everyone" was used which put me off. First of all buyers are at receiving end, anyway nobody is fair to them :) . They did the usual bidding using me as a leverage, asking one for a price and telling the other to bid for a higher price. This is the most unfair system in the world since as a buyer you donot know what the other guy is offering. An auction is fair , atleast you know what the other guy is offering, here you are kept in the dark and they talk about fairness!. Lastly what put me off is they put a condition that I have to go with their solicitor and mortgage agent, ridiculous! and I guess they rejected my offer because of that, since I didnot agree to their ridiculous arrangements, and BTW they didnot even have the courtsey to let me know that the house has been sold !<br>Andy Chak

Their longer-than-standard opening hours have proven to be a real blessing and have ensured that I have always been able to talk to someone, even at times outside of my own working hours and at the weekend also.<br><br>I have been particularly impressed by the level of help I received between accepting an offer and finalising the sale. Lianne Johnson has been exceptional at looking after every aspect of the transaction, communicating to all of the parties involved and for offering guidance and reassurance throughout. She was even able to recommend a removal company that was able to accommodate my move at short notice.<br><br>Very highly recommended.
