The initial viewing process was really good.
The application process was poor, lack of communication, I'd have to ring them to find things out but always made to feel like an inconvenience. Applied around 23rd August, got the keys on the 18th September.
The state of the property when I moved in it (despite understanding a garden situation before I moved in to be rectified) was absolutely dire. The property I believe was a fully managed service by reeds rains until we moved in and was taken over by the landlord (I wonder why). Bathroom tiles falling off the wall due to being stuck on by blue tak! Leaking underneath kitchen sink, fridge freezer not working, floors and ceilings filthy with dust and cobwebs, barely any light bulbs working.
The property I believe has been empty for some time but as I understand it was being managed by them throughout the time it was empty .. how the hell they can let such a lovely property get in to such a state it looked pretty much abandoned says everything about them, im utterly disgusted.
I at least thought issues other than the garden may be sorted by the time I moved in. Apparently not.
All I can say is they're office workers that don't fully care about property .. when they should, its what should drive them to do their job. Money grabbers after new business rather than retaining current landlord and tenants.
Really, really poor. You should be ashamed of yourselves.

Phoned up wanting to view a property only to be informed that as one of the prospective tenants was on benefits that a guarantor was required, irrespective of any other information ie age or rental history or even type of benefit.
They tar all benefits claimants with the same brush.
I understand the need for a guarantor but to require one based on one single criteria is discrimination.

Rented out a property with them and it was shoddy from start to finish. Inspections were half arsed, communication was poor, the tenant check out process was basically just left for myself to deal with. The boiler needed work and it took them two months (and several follow up emails from me) for them to say the company hadn't responded. In the end, I sorted it myself. Not sure what I paid for every month but it wasn't the full management service like I expected
edit: as you can see from their reply, they don't even have any of this on record - just proves my point about how disorganised they are. I am with a different rental company now thank goodness

BLACKPOOL HIGHFIELD ROAD BRANCH AVOID AT ALL COST
I am currently renting a property through reeds rains, there is cracks all around it the windows are stuck open there is a hole in my 4 year old daughters ceiling that has been there for 5 months now, I’ve had to pay my self for someone to come and put a board over it, the maintinance team are rude and unprofessional, they have promised to fix these problems time and time again for months, I expect more from a company like this that have branches through out the U.K. this is un acceptable with an energy crisis a new born baby in the house and a 4 year old.

Having no choice but the write on here I am currently renting with reeds rains my family home is falling apart I’ve begged for repairs to be done and keep getting fobbed off. I have a four year old and a 2 month old ! This is wrong on so many levels. Either no one answers the phone or you’re spoken to like you’re an inconvenience for calling. We’re in a coat of living crisis and I can barely afford my heating as it is, now I have to have it on to keep my children warm. Reeds rains please fix the hole in my daughters roof and the windows !

I have been a wonderful tenant for 1 year. 2 agents came for their routine inspection, saw the problem in the flat, but nothing has done fix it. I've made several emails and calls about this problem, but still nothing. They are just giving me numbers to call to, when it is their job to find the solution for that. I've been paying the rent religiously, without a miss. One more rain and my ceiling will collapse.

I recently had to find a rental property for my elderly mother who is relocating to be closer to us all. From seeing the rental with Reeds Raines Sam the lettings advisor has been a great help to both ourselves and my mother. The move of location is a huge upheaval at her age but the help and kindness of Sam has helped the process seem so much easier for my mother. As I am standing as guarantor, this process is a bit lengthy but stick with it and it all comes together in the end. All in all a Great customer service, thank you!

Made an offer on a property through Reed Rains and paid £1000 for a survey and instructing a solicitor. The survey report indicated major repairs to floor and dealing with lack of ventilation under the vinyl covered chipboard flooring, a crumbling bay window, problems in loft space, anserious issues with the extension etc etc. The list goes on. We explained why we withdrawing our offer but it back on sale at Reed Rains the next day. So buyers beware.

At first when arranging viewing was smooth but poor service from then on.
Aftee viewing the house I was told by the lady in charge of the viewinf I have to ring the office to make my application, but when I rang the office they told I had to wait for the lady who told me to ring the office to ring me the next day, like no one actually wants to take responsibility.
While I was waiting for reference check to complete I called them to ask about possible key pickup arrangement so that I could arrange house move with removal company accordingly as I lived 4 hours away by train, the lady who picked up the phone only said that I will have to wait for the lady dealing with the property I am renting to contact me, and did not offer to pass on the message to her colleague.
After I passed the reference check(I had to call up to aak if I passed) they said I could collect the keys anytime on the day as soon as the office is open, only for it to be changed to after 1pm later on.
As soon as I moved in there were already a few issues, there were already light bulbs left broken, the bath room sink was already clogged before I moved in, and the back garden gate lock has poor alignment that it's almost impossible to lock and unlock.
I notified the house management as soon as I noticed the problem, I was told someone will be in touch with me regarding repairing. Waited for a whole.freaking week only for them to be telling me I have to fix the gate myself and they are not mentioning anything about the sink at all which is a health and safety issue.
100% WOULD NOT RECOMMEND!!!

I’m quite disappointed with this company . Currently, I’m a tenant at one propriety Reeds Rains , pathetic service and communication from property management. This time , I’m begging them to fix my bathroom floor tiles from last 4 weeks - still no date to get it fixed. I have two young children, my daughter nail got broken with these tiles , they aren’t showing any humanity .

It's just a great shame we have to use letting agencies and estate agencies in the first place. They are only out to make money and adopt a "policy" of pretending to care about their customers. When and if you do need to use one do proceed with upmost caution. And keep an eye on those hidden fees!!!! They also have "adopted" a policy of NOT replying to customers emails. Not very professional!!!!

Right from the start of the lettings process, from the viewing to signing the contract, the staff at the Highfield Road branch were first class. In the past, I have dealt with estate agents who have appeared unfriendly and impolite. This was just the opposite. We could not be happier with the help we got from Shannon at Reeds Rains, we managed to be the first people to view the house. Within 10 minutes we said yes to it and put our offer in and Shannon did the rest and also to recommend a mortgage advisor.

The fastest moving experience ever!
I viewed a flat to let from Reeds Rains and immediately applied. I stressed how desperate I was to move as soon as possible. From there, the checks and references were done within 48 hours. The impression left on me here was indelible. Both Sam and Hannah were swift, regularly kept in touch and I had the keys 5 days after viewing the flat! Cannot recommend them enough.

Worst Estate Agent I have ever dealt with. We previously purchased our house with Reeds Rains, 3 years later decided to sell and we had 12 weeks of misery. Yes we got an offer after 5 days but we were constantly chasing and chasing and chasing. No one ever answers the phone, the manager Nikki is evasive. Staff are clueless. Our Tennant at the time knew more about the house sale than the estate agent did. Terrible terrible service this place needs closing! After 12 painful weeks not moving forward with the sale we found out the buyer couldn’t even get the mortgage. After all this misery we went to Entwistle Green. 3 weeks later house sold, contracts exchanged and money in the bank. My Grandparents bought a property through Reeds Rains and I was acting on their behalf for a lot of it.
I dealt with Jenny, who is an absolute superstar!
After a few initial viewings, due to the current market and rate that properties were selling it was tough.
Jenny made a note of what we were looking for, and even called us to make us aware of a property that was coming to market. We booked a viewing and well, the rest is history. We now have very happy grandparents enjoy life in their lovely home thanks to Jenny and her expertise.
People are quick to leave a review when they are not happy with a service, but less so when it's been fantastic.

Selling Agent used words such as "Very nice property", Will have No Problem selling property as it is now a buyers market ",.
After being with the company for 3 months with little interest company WANTED TO DROP PRICE £12,000 to apparently get some interest.
When I sent the company an Email saying that either the Selling Agent or the company as a whole were liars, THEY TOOK OUR PROPERTY OFF THE MARKET.

Was with Reeds Rains for 5yrs and the only estate agents I've used in all my years renting and can honestly say the worst 5yrs of our lives.
They will knowingly rent you a house thats falling apart and took 4yrs out of the 5yrs (in all 6yrs as previous tenants had same problem) to actually get landlord to fix the window in kitchen that poured in water whenever it rained plus numerous other problems like mold that was never sorted..
Ive even seen while been in the office how they blag customers saying they will ring this person landlord then as soon walked out do nothing but chat to person next to then.. Not once in 20min I was there they rang them.
I recommend wholeheartedly that you DO NOT USE THIS ESTATE AGENCY..

I recently applied for a property through Reeds Rains and worked with Lauren Clarke of the Highfield Road Branch. Unfortunately I missed out on that particular property, but Lauren went above and beyond to find me something suited to my lifestyle and taste.
Calling me whenever a home became available that she thought would suit me and offering me a viewing as soon as possible, which in turn meant within one day of me applying for an apartment I was accepted the next day!

Awful customer service. Very nice and helpful to begin with to ensure they get you in the property and quick to take your money. A short while after being in the property and reporting repairs time after time nothing was getting done. Persistent calling still doesn’t get you anywhere. Rude staff, placing you on hold abruptly then hanging up on you, always seems to be excuse after excuse. I’m left regretting ever taking on this tenancy and looking for somewhere else. Just awful! The most important thing about being an estate agent and entering peoples homes is respect and these had none. Allowed them keys and to do viewings whilst I was working and they caused so much upset and damage and after a complaint refused to do anything. Let viewers fill my bin up with their days rubbish and rotten food leftovers, damaged my walls pulling cabling out and played and damaged my expensive guitars. Managers knew that the person was guilty and apologised profusely however head office did nothing. Avoid at all costs.

I would not recommend this agency to anyone. Despite they were very quick to start the tenancy agreements I must say they were terrible for checking out paperwork and deposit return. I had to ring the office everyday, propable spoke to every member of stas, and there was always something different, unreasenable delays after delays. No wonder why they have high fees for everything. Lack of efficiency and overall bad experience.

The girls at reeds rains r so helpful and Lauren was so helpful in sercuing my home and wen I call it always friendly service and if I have a problem maintenance wise jess sorts it out straight away would defo recommend reeds rains to friends and family

By far the worst property management services I’ve encountered. They failed to carry out routine inspections, I always had to chase them up for paperwork or updates, they never returned calls when promised and they even lost the keys to one of my properties. Very poor customer services. I recommend that you look elsewhere, just as I did.

Brilliant service, I have used reads rains to let out my properties for 2 years now and I have never had a problem. The manager Lauren is always happy to talk if I have any questions. Sam always goes out of his way to come out and list my properties as soon as they are ready and Rebecca always gets them moved in as soon as possible. Wouldn't go anywhere else.
