I am badly disappointed by the unprofessional and negligent service I received from Reeds Rains Estate Agents Reddish as a first time buyer . After taking more than 5 months, i have nothing in my hands.
My time and money spoiled due to unprofessional behaviours of staff.

Fantastic Service..
House was sold within a week, which was a big shock to me and they also managed to get me £5000 over the asking price.
I was very nervous about the whole process of selling and buying after spending 30 plus years in my property, Diane,Jenny & Mark were absolutely great and put my mind at ease with quick and efficient answers to all of my questions.
I would 100% recommend these guys and will not hesitate to use them again if the need arises.

Can’t believe the properties they take on for rent - some are a bloody disgrace. You’d expect a “reputable” company to reject them rather than looking at the £ signs. Also they charge a ridiculous 12% to fully manage the property when you can get it for 8%

I am deeply disappointed by the unprofessional and negligent service I received from Reeds Rains Estate Agents Reddish regarding the return of my property. Despite multiple attempts to address my concerns, the agency has failed to respond or take appropriate action, demonstrating a blatant disregard for customer satisfaction.
My experience with Reeds Rains Estate Agents Reddish has been nothing short of frustrating and upsetting. As a paying client, I entrusted them with the management of my property affairs, including the timely return of my belongings. However, their lack of communication and indifference to my complaints has been utterly unacceptable.
Despite expressing the urgency of the matter,Reeds Rains Estate Agents Reddish has shown a complete disregard for my rights as a client. Their failure to address my concerns in a timely manner reflects poorly on their professionalism and integrity.
I would caution anyone considering using Reeds Rains Estate Agents Reddish to think twice. Their inability to handle even the most basic customer service issues speaks volumes about their competence and reliability. I would strongly advise seeking services elsewhere to avoid the frustration and disappointment that I have endured.
In conclusion, my experience with Reeds Rains Estate Agents has been extremely disappointing, and I would not recommend their services to anyone in need of property management assistance.

I have just renewed my second year’s landlord contract with Reeds Rains, Reddish mainly because I have come across a very helpful and meticulous letting manager, Bryce. He chased the developer to settle all the snagging stuff for me and supported the argumentative point regarding the maximum temperature of the bath with legal documents for reference so that my tenants can enjoy a therapeutic bath now. Worst ever letting agents we used! If only I could give them zero or minus stars.
They charged us over £ 600.00 to find drag users as tenants which ruined our spotless property into mess. We spent £20000.00 for complete refurb.
The tenants didn’t pay rent and completely ruined the property so we spent a small fortune to evict them, & legal advice, bailiffs and locksmith!
Heather Getting and her assistant Tina promised us a good service but delivered only INCOMPETENCE & DECEITS leaving us debts over £ 12000. We had to take evil alcoholic & drug user tenants to court to evict them which is expensive, time consuming and stressful.
They even failed to provide right information and papers so we are seeking legal advice regarding it!!!
Tenants damped all their rubbish at a backyard which attracted RATS. It was awful and dont go near REEDS RAINS, REDDISH !

**IMPORTANT UPDATE**
Now, after over two months patiently waiting to get my deposit back ( that'll teach me to be patient ) I am in a formal dispute with the Landlord of 10 Boddens Hill Road, who is claiming my full deposit, even though they've only bothered to put some numbers together for two items of work that don't even add up to the full deposit. £270 for cleaning, ( okay, so it was immaculate, but didn't need anything special doing. ) & £500 for painting and decorating... of which it was the work his handyman left behind, spraying painting ( while I was stuck in the unventilated room on a meeting call ) a patch of mould in my son's room, and then just leaving bare plaster in the kitchen from a burst pipe. Which didn't get new insulation on, so now will have a real cold patch in the corner of the kitchen this winter. We were left without much regard in that property but decided not to fuss. ADVICE: make a fuss. Do not accept anything. There's metal filings in the water from the hot water tap, which means something serious to me, but there was nothing they could/would do about that. Just waiting for them to know provide evidence of their claim. Will keep this review updated...
** First review** ( hindsight - easy in, not so easy out - although the Reeds Rains Southampton office are actually pretty good. I didn't like being passed over from my local branch to them in the first place, but they do get things done. Although when I bought a property, I didn't have the confidence I had when I first wrote the review below and went elsewhere. )
Fast, friendly, and fully committed to providing the level of service you deserve. So far above the rest. Even during this crazy time, they ensured my needs were met. We are renting now with Reeds Rains, but hope some day soon to buy somewhere... And thanks to this great experience, they have me as their future customer, too. You are genuinely in good hands. I hope you read this review. I hope you don't have the negative experiences I had with two other agents. I hope you come here first. It's worth it. They will do their best. I feel confident of that.

Great service again! We bought our first house with Reeds Rains, and when we decided to sell it went straight back to RR to help us sell it. As we were first time sellers everything was clear from the start including fee's, processes, etc. Everyone was always really friendly and helpful despite some issues we had with our sale, RR kept us reassured. We were looked after by Jenny through the whole 8/9 months process who was fantastic for us and was available on the phone whenever we needed a quick update or had a questions to ask. They managed to sell our house after only 48 hours of it being on the market, then managed to sell it again within a couple of days after the first buyer had to pull out. Amazing! Luckily where we live now, Reeds Rains still have an office, so when we need to go through the buy/sell process again, we'll be heading straight to their office. Could not recommend them enough!

This branch is absolutely atrocious, they are not professional in their checks with potential buyers. They are completely hopeless in communication and the branch manager lies, doesn’t bother to contact you when he has promised. I have been waiting over 3 for information that they should send regarding the buyer, when I accepted the offer I was told everything was “good to go” with the sale, surprise surprise they are now telling me that there is a problem. Not once in 3 weeks have they informed me of the problem and have failed to answer questions from my Solicitor. AVOID AT COSTS UNPROFESSIONAL COMPANY

As a Landlord, Reeds Rains manage 2 of my properties. Heather at Reeds Rains has managed my 1st house for 2 years and the service provided has been good.
Heather helped me to find my most recent property and provided good honest advice about the house and the value it was marketed at. Upon completion she managed to source tradesmen to decorate the whole house, to fit a bathroom and also to sort out the garden.
The prices although higher than where I live in Sussex were very competitive for Stockport and the tradesmen were reliable and did the jobs within the timescale agreed.
I have made some valued contacts for work on my other houses in the area. Most recently I have been dealing with Hannah who I can always reach instantly and is very efficient in getting things done.
A first class service from start to finish I could not be happier with Reeds Rains and the team especially Heather & Hannah.

Wonderful service and result from the fantastic Team in the Redish Office.
Nothing was too much trouble for them as they helped us sell Mother's house while we were in France and then stuck hundreds of miles away because of the COVID locvkdowns when we returned to the UK.
There are plenty of Estate Agents in Stockport, but it's difficult to believe that we could have anyone better and more professional working for us than Jennifer and her colleagues.

I was supposed to have an online viewing with them today, but with no advance notice, they said their "agent is busy at the moment" and "will let me know when they can conduct the viewing" without telling me what time! We had to call them to find out, why would you even not say anything to me beforehand?
If you were busy then don't schedule me into this time slot! Simple! So unprofessional. Overall bad first impression of this branch.

First I will point out that being 7 months pregnant, suffering with PGP and trying to move during a pandemic was not my best idea, would not reccomend that at least. Also the property was riddled with maintenance and health and safety issues, which I will assume were missed by my local branch that is currently closed due to the pandemic. Saying that I cannot fault the agent who was helping us move, a lovely lady by the name of Heather Gettings. Throughout the process she has been a saving grace. She stayed in contact with us, processed all our property issues asap and was a sheer delight. So we are now in our new rental, slowly working through all the issues and honestly could not be happier. Heather has been a god send and we are forever greatful that she has been with us (online) through this whole process.

The agent that showed us the house has lied to us since the day of the viewing. We were told that any issues will be fixed before we move in. The had 3 weeks to sort things out but NOTHING was fixed. We reported all the issues from the first day when we moved in, it has been now 8 months and there are still issues pending to be fixed. When I asked for my landlords address( as per my tenant rights ) I was denied and was told to communicate only with them. I have complaint to them twice already about the issues and nothing seems to change. My initial tenancy has expired and when we asked them of what are options are moving forward we were given a response hat the landlord wishes 12m fixed. We responded that we will accept that only if the issues are solved and also made a counter, it has been 6 weeks and haven’t heard back from them since.
I have worked with estate agents for years in 4 countries, but i’ve never been lied to and treated like this before. Absolutely horrible service and absolutely no protection/help for the tenants.

As a landlord with Reeds Rains, I and my wife are utterly disappointed with the level of service received. We signed up to their full management service and after 2 years are yet to receive any kind of service. The list of heartbreaks is still ongoing despite requesting to end our contract with them, which seems to be more stressful than owning a property! Communication and Data protection are not things they value considering our latest issue with them!!!

When I met Heather, I was new to investing and very stressed. I had one letting agent just holding onto my property and kept promising to carry out essential work before letting out, but for more than a month, nothing was done. I had 2 properties to let out. Then one day I called Heather who came over to meet me on the same day.She took over the 2 properties and the rest is history. I love the people attitude the agent has negotiating for what is best for the tenants while offering a great service for the landlord. I have never met my tenants but through the agency, I have a great relation with them.
Their systems are well developed. Inspections and maintenance issues are dealt with in a timely manner and the landlord is kept informed
Invoices are sent monthly and rent paid into the account when it's due.
Landlord is given feedback on any inspections carried out and advice given if any work needs carrying out.
All information with regards to managing the properties is available on their portal that is accessible 24 hours/day.
I live in London and would not hesitate to invest more in Manchester if Reddish Reeds and Rains are managing my properties.

I have predominantly been dealing with Liberty Rowe who has been absolutely brilliant. She has been fantastic, helpful, given me advice when needed and asked for it, and very efficient since the start of purchasing my house, right through to the completetion date and she has gone above and beyond with everything.
The communication ( Phoning and emailing ) I have received has been outstanding. When I speak to Liberty it's like speaking to a friend, she knows who I am just from my name so I haven't had to go through the whole explaining who I am every time I call or email her. Her telephone manner is impeccable and she always has had time for you, she is paitence all the time on the phone due to me having a stutter, which I much appreciate it.

I recently rented a house through R.R. reddish. The tenant paid 6 months up front. After a bit of to and froing I got the rent from R.R. less £25. This was probably an admin error, they have never stated that the £25 is not owed to me. Despite several phone calls and emails they have not paid it.
They seem very good at sourcing and referencing the tenants but after they've done their bit the 'snagging' bits you need sorting afterwards don't seem to interest them. If I owed them £25 and ignored them I'm sure they wouldn't like it either.

Heather has consistently been great, she let me know before others about a house not even on the market yet as she knew that it would be perfect for me - which it was. Can not fault Heather at all, the two stars are hers alone.
As for everyone else, honestly I have only seen incompetence; It took 5 months for the for sale sign to be removed from the side of my house even though I had repeatedly asked for it to be removed. Consistently when trying to make contact at a weekend you are told some one will phone you back but they never do. One of the estate agents told me "it was time to settle" in regards to choosing a house to buy. One time I was meant to be viewing some houses on a Saturday, I was asked to go to the branch before hand and have a meeting with their financial advisor, I sat with the old slimy financial advisor (I have met the new one and he is very nice) for over an hour before coming down stairs and being told I couldn't go and see the houses I had booked in to see that day as the estate agent who was meant to be showing me around was stuck at home - the house that I was in love with and desperate to see was then removed from the market that Monday. Just generally the staff seem to be really rude and unhelpful, I love my house but I would love it more if I hadn't had to buy it through Reeds Rains. The overall experience I have had with them has led me to intensely dislike them as a company.
