Worst agency to use for landlords. Do not deliver what you believe you have signed up for. Never follow up with rent arrears .I as a landlord have done all the chasing with tenants and the agency. Definitely poor communication and they do not accept accountability for their errors they pass the blame on to yourself .
What makes it worse they proceed to put all my case concerns with dates on Google review. No regard for client confidentiality or data protection.

I've been letting a property since September 14th, 2023. My lease is due to expire on September 13th, 2024. I have been trying to get a response as to whether my lease can be continued. I contacted the lettings team on July 15th which lead to a request for further information which was provided on July 17th. July 29th, still no response to contacted the office only to be advised the person dealing with it was on AL until August 1st but someone would make the agent aware and to contact me. August 15th I still had no response to emailed yet again. We are now on August 23rd and still nobody has had the courtesy to email me back with an update. Frustrating but typical attitude of the attitude of the branch for the last 12 months.

The Team is very helpful in finding me a tenant, but they were rushing the tenant on viewing I have been told. Secondly team hasn’t notified me earlier if there is any cleaning required. This could be the reason it has taken a lot longer to find the tenant which is just over a month. I will recommend Reed Rains in Rotherham to everyone they are very friendly & helpful team.

I did my research as to which estate agents to use as I had heard lots of horror stories, Reeds rains was one of the top rated with really good reviews so we went with them to sell our house. My husband and I had been in our house for almost 25 years so were very new to dealing with estate agents. We are so pleased that we went with Reeds rains in Rotherham and would highly recommend them to everyone. Nicola was absolutely brilliant as were the other girls in the office. Nicola gave us regular updates during the marketing and selling process and was always very quick to respond to any questions we had and to offer reassurrance. Absolute a joke. Apply for house 12
Days ago .Agency very quickly ask for holding deposit. Then went through references and quarantor. 12 days after still no keys. Asking for holding deposit back they refused to pay back and house was available to rent for anyone at all times. Why taking holding deposit of someone and advertise like is available.

I sold my property with Reeds Rains earlier this year, marketing in February and completing shortly after in May. Nicola was so helpful and professional throughout, had my property valued, photographed and marketed very promptly, raising great attention online which meant I was able to accept an offer just one week after going on the market. Meanwhile, the alternative agent I was also advertising with, hadn’t even put the property on the market yet.
I wouldn’t hesitate to use Reeds Rains again in future, 5 star service throughout the whole process.

Couldn’t of asked for anyone better then Abbie and Lorraine at Rotherham office from start to finish I have been in touch with them maybe every day in a week to get a update
I completed my transfer over to one of their properties in a week
From meeting Abbie on last Saturday at the property to look around I had a gut feeling I found my new home
I told her my house was up for sale and didn’t want to pay other months rent and her and Lorraine made sure I didn’t have to by making sure I had my keys today (following Saturday)

Absolute con, they charge you a 1 off fee for the remortgage club so you go back every year your mortgage is due. Avoid there's plenty of free mortgage advisors out there that can get better rates as I now know.

Rotherham Branch and Jenna in particular, was faultless - from initial pre-agency interview 19 months ago to final sale. To add, Jenna discretely and professional held together a difficult (family) tripartite communication process with humility and integrity from inquiry to sale closure!
Conversely, it was unfortunate that the Sheffield based solicitor who assisted didn't apply the same standards of due (customer) care and attention!

Easy to speak to. Always polite always helpful but furthermore on the commercial side the team combined thoroughness with thoughtfulness. All reported but reeds rains still try blaming the Tennant when moving out

Travel all the way from London to Rotherham to collect keys for the property in Rotherham cold at 1 p.m. to say I was going to be about 5 minutes late the lady said to me we can't wait as we have to close at 4 I said ok I will try and be on time call back when I was 5 minutes away told them to wait for me they said we will wait 2 minutes I arrived 1602 to find out the shutters had been closed and staff had left this is absolutely ridiculous Reeds Rains does not have a heart they cannot wait for anyone
when showing people properties around they are willing to wait 15 to 20 minutes for the people to arrive but to hand keys that cannot even wait one minute absolutely disgusted I'm very sure that I will not be using this company to sell my house any day.

I tried renting & selling with these agents.
They had two of my houses for sale on the market for nearly one year couldn’t get any viewings, got them with another agent & sold them within 2 months.
Even renting was nightmare with them, we can never get through to them, never straight forward, always too many different stories!
when I took the properties back off them even then they had a set up with an unknown utility provider/broker(Spark energy) Then they started ripping us off! This was in small prints!!

The staff at Rotherham branch have all been easy to talk to. I must commend Tracy who has mainly dealt with our house sale, she has been very constructive and responsive - great job! I do feel that a corporate mentality is restricting the business success though. For example: A maximum photo quantity of 10 or 12, has limited our ability to show sufficient detail of our large property. Also, access to the branch by phone, sometimes caused by branch closure for company meetings, has on numerous occasions led to frustration. We are trying elsewhere now to see if another estate agent can meet our expectations, as sadly Reeds Rains have not, despite the great work of their staff.

We just bought a property advertised by Reeds Rains, the house is lovely and we’re over the moon with it, but the level of service provided by the company is a joke – extra charges hidden in recommended solicitors fees are not something you’d expect from such a highly respected company, and it seems to be a common issue so beware!
Once the offer was accepted they recommended a solicitor who they worked with all the time and the original quote looked decent so we decided to go with them (the solicitors themselves were great!). Upon the arrival of the official solicitors quote I noticed that there was a fee on top of the total cost which was supposed to be paid (on top of the referral fee!!!) to Reeds Rains if we take out a mortgage as a 'mortgage referral fee', that was £150+VAT - may I add that we already had our mortgage application in place so we didn't use their services for that at all. When I questioned it with the solicitors they told me that this fee is being enforced by Reeds Rains themselves and it is not for any additional work the solicitor would be doing. I was advised to call the estate agents and asked for it to be removed... and that's when the fun really starts! NOT ONE member of staff could give me a reasonable explanation as to why that fee was on there and what exactly it was for ‘oh, it’s just a standard fee, it’s always there’ is what I got… I wasn't prepared to pay it if it was money for nothing. I couldn't understand why they were trying to squeeze extra money out of me when they are already getting a nice amount out of the sellers. I was told over and over again that it’s for handling the mortgage, but when I read through the paperwork that was already included in the total and this referral fee was for no additional work on the solicitor’s side. I instructed the solicitors to question what the fee was exactly for, the answer the solicitor got was ‘we don’t know, we’re looking into it’… as you can imagine I was far from impressed! I informed the estate agent at that point that unless I get a solid explanation for it I am refusing to pay it… This went on for weeks.
After about 6 weeks of constant phone calls to Reeds Rains (they were incapable of returning a promised phone call, every single time), constant upset and added stress I eventually had a call from the manager to say that the fee was waved, this was followed by a promise of an email confirming this to my solicitor and myself to make it official - yet again, I had to chase it a week later because it was forgotten about!!!
If you are looking to buy via Reeds Rains and decided to go with their solicitors, do it, but make sure that you check your paperwork because they will try and sneak an additional charge in there. £150 +VAT may not be much in a grand scheme of what you have to pay but why should they be allowed to get away with it!
Customer service in general was decent enough but I cannot highlight enough how unprofessional the management was - I was even told 4 weeks into the process that if I didn't like the fees I was free to go find a new solicitor - after they recommended me this one!
If i could leave a 0 star review I would...
-10/10 would not recommend and will certainly not use in the future.

From the outset I was made to feel at ease with the process of moving house which is notoriously stressful at the best of times. I was shown around by Adam who gave a no pressure approach which I appreciated. The property was clean and in good condition. After making a decision that this is the place for me I went back to Adam who offered me a can-do-attitude in terms of processing the application effectively and in time for my move. This was important to me as I was starting a new job and moving into a new area at the same time. After a couple of weeks I was moved in to the date that I specified which Reed Rains enabled. There was good contact throughout the process and great communication between team members. I found Reed Rains to be friendly and professional (a great agent to do business with) and Adam is a great member of the team. I am happy with my new place to live. Thanks to all x.

Overall very good. There was a miscommunication which led to costs being incurred relating to the move in dates of the tenants. This was resolved quickly and reasonable compensation offered.
The inventory service was very good and detailed and was supported by excellent photographic evidence. I was, however confused how brand new new carpets laid 2 weeks ago were detailed: one in living room "good"; one in bedroom "excellent", when it was exactly the same carpet laid at the same time.
The team arranged my gas safety certificate with ease and the fitter kept the appointment as arranged.
The let marketing was processed very quickly and the advert was very effective and up online in hours. Hannah and Adam worked very hard to answer all my questions and concerns. I would recommend this agent and would use again.
