We were selling our late parents property which had been our family home for over 50 years . After a flurry of initial viewings it slowed down . Eventually we received an offer which we accepted . A few problems cropped up due to the age and condition of the property but everything was resolved . The staff at the Hillsborough branch, Victoria, Masie and Jayne are really lovely , friendly and helpful.

Sale agreed within 3 months. Very happy it was a quick sale! The completion process, however took longer than i expected and i would imagine down to the buyer sides. I chased the process up with Jayne 3 months after sale agreed and it was completed 2 months after that. All the staffs in Reeds rains are really responsive and there to help. All e mails replied less than 24hrs. I have been with this estate agent for 10 years- buying, renting, maintenance, and selling of properties. Its a one stop place and they provide all services! Keep up the good job!

I would have given 0 star if I could. I rented property through them and I have not got my deposit back. They never helped or supported. Also the property was in mess with leak and mould. If you are looking for property to rent or buy there are lot of options and agency where you would get support please do not risk your money by renting or buying through them. They will never assist or help. I had to go legally and got my money back. Poor service

We went with Reed's Rains to market the property because when they call out to do the valuation of the property they were absolutely on point with price and marketing unlike the other estate agents which either wanted to massively over inflate the price or woefully under valued.
They were all professionals on the phone and face to face, also did a good job of keeping us informed.
There fee was the normal going rate.
So we've been very happy with the service they provided.

In order to give a review I have to at least grant them 1 star, however, I most definitely would not give them that. To give them that i also owe it to their potential customers reason to why i would avoid this "company" and their "employees" at all costs.
Ill start at the beginning, when signing contracts and getting the keys, the process was quick and easy, we were delighted, who wouldn't be? we were expecting our first born, and needed a place ASAP. Only to realise, who wouldn't be quick to take your money.
When we moved in last July, we were greeted with an infestation of wasps, they had moved in before we did, so naturally, we asked for some help with this as being greeted by several wasps every day for the rest of the summer wasn't appealing and quite daunting. Now before reeds rains come back and reply with what they told us on the phone "its our job to deal with pests" I already know this, and at the time appreciated that they were going to help us. But their version of helping is is " we will come out to you in November and tell you oh well summers ended now they shouldn't bother you until next summer"
We also reported that the "brand new" bathroom that had been installed had a poorly fitted bath meaning the water would run straight onto the floor causing a potential leak for the people below us. they sent somebody out to "fix" this issue twice. The gentleman they sent, who I'm sure did not have the slightest clue what he was doing as he fitted a sheet of plastic sticking out into the bath the first time round. then broke the bath panel which we are now being charged for!
But the problems most definitely did not stop here, we then discovered the door they landlords had clearly picked up from a scrap yard was letting drafts in causing our whole house to stop heating up, so they sent the same clueless and rude tradie to "fix it" surprise surprise he didn't however the costs they want us to pay for the letter box, which by the way was hardly a letter box, will cover the costs for a new door that does fit and doesn't lock after you've used it for 6 months. During the winter months we are still paying off the £1400 bill that was ran up in just 3 months trying to keeping it warm as with proof from our baby temperature monitor the house was 8 degrees throughout the whole winter months.
We then noticed a leak, great! another issue to try have these people resolve, the leak caused mould in the bathroom, which when you're welcoming a new baby into this world is exactly what you want. But that's ok, because it took them 4 months to repair, leaving us in an unsafe environment with a new born baby, living in mould until the baby was 4 months old. They did have somebody come out to fix this though, and had people turn up unannounced at our door step to "come and look" several times. and once they did fix it, and when they made a mess of the whole job, thankfully for them, us the tenant are now paying for! great!
and for the big finale, but this list certainly does not detail everything that happened, when our electric heaters stopped working, the electrical company sent the most lovely man to fix it who very kindly informed us that if we hadn't of reported the problem the house would of gone up in flames and that this should of been picked up on long before moving tenants in!
To end I would like to give a shout out to Mr Liam Spence, who worked there for the duration of these issues, who promised us the world to then decide he doesn't want to deal with us anymore so decided to pretend he had the left the company.
We have been out of this property 2 months and have an ongoing dispute about what they want us to pay for, so wish me the best of luck and i will wish you the best of luck if after reading this you still choose to use reeds rains. Because after all, to quote all of their replies to every bad review "they have a duty of care to their landlords" but they sure as hell don't have a duty of care to their tenants, regardless if one of them is a baby.

I am really sorry for this agancy and specially for Josh Walker the manager of hillsborough property. They refuse to refund our holding deposit back when there are no services provided.This is the most awful and unthrusworthy agancy I have ever trust in my life and will never recommend anybody.

you cannot absolve yourself from the burden of responsibility by saying seemingly logical and polite words, you illegally declare that our documents are not approved however, not provided any reason to prove this issue.And you have not returned the hold deposit amount for which you have not done anything and also deprived us of our time and opprtunities to find another place for these days. You have given up and will not return the 173 pund hold deposit to us.This issue is definitely illegal and you are obliged to return our money and don’t think that you can avoid paying these amount by saying these irrelevant sentences.
How do you think that you can be a responsible maneger While you do not refund your customers money.
I am really sorry for you and for your agency.

To rent a house in the S6 area after honestly filling out the application form and providing the reference letter , income and guarantor after nine days they told me that you can’t rent the house and in an email they stated that the reason was that my information was not honest also they took £173 as a hold deposit from me on the first day and now they won’t give it back to me.
Please don’t trust Reeds Rains Estate Agents Hillsborough .
Especially Josh Walker who told us that I don’t care at all and I have no responsibility for your money and lost days .

Brilliant! I was desperately searching for an apartment while moving to Sheffield, and Kallum and the team proved to be a tremendous help in making the transition smooth.

Completely misled by the advert for a flat in S6. Says 1 bed, it's a studio, says furnished, it's unfinished. Stuart said works is been scheduled for the flat, as it's smelly, dirty and untidy, like the rear of the property which is like a dump site, but doesn't know when the work will be done, or who's responsible for the rubbish at the rear. Waste of time, clearly don't care about managing this property, or taking time not to mislead people on their website.

Disgraceful attitude of woman I just spoke to and dismal treatment of my friend who rents with them.
They are kicking my friend out of her property as the landlord is selling. She is a good tenant who pays rent on time and keeps the prop clean and tidy. She has been issued a section 21 and they are trying to bully her into leaving sooner than the date they advised on the letter.
They are giving her a hard time about getting a reference to the council so she can get another property. She will be homeless without a reference.
Council have advised the letting agent needs to get in touch to get a form filled in. They are aware it is their job to fill this form in and need to contact the council. Lady I spoke to on the phone was very rude and kept interrupting me and said she won’t do anything or call anyone till they get a form.
The issues with the estate agent and landlord have been going on since she moved in. Plumping not been fixed in right away toilets creating an inhospitable environment for over a month. Bullying tactics from agent. Furniture being left even though it was rented as unfinished. Short notice period for inspections. Not showing up for inspections.
All my friend wants is a reference. A reasonable request. Reeds Reins are bullying and trying to take advantage of someone with with autism. I really hope this is resolved quickly.

Very disappointed at the way the staff have dealt my case of buying a house. I viewed a property and spoke to the vendor and he said he was happy with the offer and that I can proceed. So I spoke to the agents they said NO its still on the market etc etc obviously seeing if they can get a better offer. So backwards and forwards with one colleague to another they said ur not financially secure from there financial advisor but nothing had been sorted he was in the process of getting the mortgage so at 2pm I rang once again to hear oh yeh we just waiting on someone to confirm that ur mortgage has gone through. When I spoke to the guy he said no one is interested in the house and not to worry literally 2hours later I get a phone call from a lady sayin the property has been Sold. Poor experience.

Even before the for sale board went up there was a viewing on the property, they had emailed potential people who were looking for a property in that area and someone was already interested! The photos were taken and there was 6 viewings on the first official day, and from that 3 offers! Very impressed.
It was sold to a lovely lady who was so excited to buy it.
I had constant contact with Victoria and Cheryl from the hillsborough branch and found them to be professional at all times but also caring.
I know in the office Jane and Gemma were also involved with the chasing up of the property sale as COVID had delayed paperwork a lot and it was a little frustrating.

I recently had my first foray into the housing market and had absolutely no idea how stressful the process could be. After a few months of dealing with various estate agents in Sheffield, I saw a property and contacted Reeds Rains Hillsborough for the first time. Marios was the agent, and from the day I called to the day of completion I think was approximately 2.5 months - which is extremely fast, and it was pretty smooth and painless. This is 100% down to Marios taking me seriously when I contacted him. He dealt with my offer with absolute integrity. At no point did I feel like I was being played off against other buyers, which is exactly what other estate agents had been doing up until then. This resulted in a solid, swift sale and both the vendor and myself were really happy with the outcome! I implore other estate agents to take a leaf out of Marios’ book - treat both your buyer and your vendor with respect.
I will, without hesitation, use Reeds Rains again to handle my property should I want to sell or rent out in the future.

AVOID!! Extremely unhelpful, dismissive and expensive. Shockingly high and disproportionate fees - I would advise any landlords to look elsewhere if they require a managed service. All staff I have dealt with have been unhelpful and unwilling to support their tenants. At the time of signing I was asked approx 5 times to leave a review - at this point I hadn’t even moved in, to me this felt extremely forced and I felt pressured. I would NEVER rent from Reeds Rains and WOULD NOT recommend them to anyone. On multiple occasions they haven’t turned up on time to scheduled appointments and on one occasion never turned up at all. Very poor service!

After a poor experience previously, we asked Erica to take the hassle out of our hands with our next tenant. She came out to view our house and within 24 hours, it was on display. She made us feel confident and at ease with the process, and in particular that the company woukd keep close tabs on a precious, family home for us since childhood.
Shannon was super efficient in securing a tenant for us. Early days for our first experience with a letting agency but so far so good. Do why not 5 stars? Poor, ambiguous communication from a guy in Manchester( maintenance) which was dealt with better by Jane over the hills , and followed up by Erica in the Hillsborough branch.

After many long months of looking for a suitable property and placing bids on various ones that coincidentally were all for sale through various Reeds Rains branches throughout Sheffield, I finally had an offer accepted on one listed with Reeds Rains Hillsborough.
From beginning to end, each staff member was friendly and helpful. Nothing was a problem, and I even received telephone and email communication outside their normal working hours.
I can honestly say, without the help and knowledge of these guys working here, the problems I faced from solicitors etc would have been impossible to deal with. These guys helped me more than my solicitor, and I paid the solicitor!

I really can't recommend Paul, Emily and the team at Hillsborough highly enough. Throughout the whole process they have been highly professional, supportive and efficient, but also friendly, approachable, and a pleasure to do business with. It is reassuring to see that some estate agents genuinely do provide an excellent service, something I have not previously found in other well known estate agents in the area.

Not a huge fan of these people, they never answer the phone and are not great communicators. Had trouble with energy suppliers while starting a new tenancy, and when I went in the store once to complain, the phones were sat off the hook so the staff could ignore them.

I'm a landlord so I hired Reeds Rains to find me a tenant. They found me a tenant, good communication (email & telephone), however when they invoiced me, I found they charged me a lot more than the original quote given to me by the salesman. My fault, as I signed the contract without reading the small print, but I wish they were honest and transparent with the hidden costs.

There's 3 properties I want to view in Sheffield. My viewing appointment was cancelled at the last minute. Since then I've been struggling to rearrange. It takes forever for them to answer the phone. The person you need to speak to never calls you back. No reply at all to emails. I'd hate to be in the position of the sellers who have their properties listed with these guys.
