Our house was on the market for over 48 weeks with Reeds Rains(RR) in that time we had 2 viewings, yes the timing did not help with Truss and then mortgage and utility rises but I can count on one hand the amount of times RR called they did not offer any support, whatsoever. The only times I spoke to them was when I went in and when they advised that we had viewers. I did say they needed to have an out of hours mobile which they could take in turns to take home, until about 9pm - because if no one turns up for a viewing on Saturday morning (which we had) there is nobody to contact until Monday morning. If you are a landlord think very carefully before using Reeds Rains to manage your property. Rather than using local contractors for maintenance, all maintenance is handled by a centralised uk office. They then only use large regional contractors on an approved list who are not necessarily close to the property. This results as: - The contractor doesn't need to provide a competitive quote - Smaller jobs are not worth their while due to distance and them being a large company, so they are only interested for a marked up fee. - Reeds Rains take an 18% commission off any work undertaken, so higher quotes are in their interest This resulted in maintenance quotes being at least 4 times the price of local contractors, meaning that as the landlord you will have to step in and handle this all directly yourself (unless you can stomach being repeatedly overcharged). All of the quotes were for standard work (eg cleaning and minor repairs on tenant changeover) and didn't require specialist contractors Complained about this to Reeds Rains, but they were not interested. The only viable option was to leave Reeds Rains for a smaller local agent. Exit fees were also extortionate: Months rent + VAT... Read more

I rented from them when I was severely disabled. They left the house in a dreadful state of disrepair with water leaking down from the bathroom into the kitchen. In the end, I had to make them wait for their rent to MAKE them fix the problem as I had been paying £4000 up front to them but because they had my money, they weren't interested in making sure my living conditions were OK. The photos and 360 tour video of the house were excellent, certainly in comparison with the marketing materials I looked at for properties handled by other agents. Finally, Liz was a 'Jedi' senior negotiator, keeping us informed at every stage of the process and assisting us in a timely fashion with any issues or queries we had. She was entirely the reason we were able to stay sane through some difficulties with the 'chain'. We have been extremely deceived by the house we have just viewed. The house which we viewed looked beautiful and newly decorated from the pictures. When we went today the house stank of dog, the estate agent was late, everything was dirty, the floors which were shown as wooden laminate had dirty stained carpets instead that was supposed to be 'new'. I think the other couples felt as disheartened as we did and left early. The original bond was £525 and a few days later was raised to £712.50, when I questioned this they was trying to avoid answering and said it was because the last Tennant left it in such a state. Don't trust the pictures or what you have been told as their a complete rip off.... Read more
