I don't ordinarily leave reviews but the service at Reeds Rains has been so exceptional, that it's worth sharing my experience. They have been brilliant, from the very initial call to the process of putting my property on the market, everything in between and afterwards. Kyle, Emma, the whole team are professional, communicative and patient and not like any other agent I have ever dealt with. Their responsiveness to queries, concerns, changes, etc. have made the process of selling a house very straightforward. I have no hesitation in recommending them.

Just wanted to give Thomas Wilcox a shout out following our new tenant collecting the keys this morning.
Tom was determined to have a shot at marketing the property for us, initially marketed for several weeks by another local agent with no success. Tom never gave up ! eventually we gave him the opportunity with only a few days left before the property was going to be vacant. Tom managed to find several viewings in the first day ! With the successful tenant paying the deposit two days later ????
Excellent communication from Tom great for us having a single point of contact throughout the process, we will definitely be using again.

After speaking with a number of estate agents regarding a property valuation, my wife and I chose to deal solely with Tom and Reeds Rains. This was because we felt Tom understood us and how we wanted to market our property the best. Since meeting Tom I have found him to be knowledgeable, professional, courteous and attentive. Again, he has taken the time to listen to what we as a customers want whilst also telling us what we need to hear rather what we want. This is something we highly value. Whilst we have decided to pull back from our original plans for the property we are in regular conversation with Tom about how to proceed with that one and other potential ventures into the property market. This will be a long term business relationship built upon a number of beneficial meetings between both parties.

Disgraceful service. Reeds Rains York communicated the wrong date for the last day of tenancy after receiving an eviction notice from our landlord (as a result of asking for normal repairs of the property, as is their duty). As a result, we had to pay a whole month's rent for only one day of accommodation in the property. The landlord refused to return this money and Reeds Rains provided no support whatsoever in resolving this issue. Shameful.

A highly professional and supportive team who stuck with me throughout an unusually arduous house sale that (through sheer bad luck and no fault of anyone at Reeds Rains) fell through several times over the course of around a year.
Annie Sutton in particular handled the majority of my sale and made what could have been a very difficult process far more manageable with her prudent advice and her highly sympathetic representation of my various positions to potential buyers.
My case was originally handled by the branch manager John Wroot who also stayed involved and attentive when necessary throughout the course of the sale. My deepest thanks goes out both to him and to Annie.
In short, I have absolutely no complaints and would highly recommend Reeds Rains York to anyone looking to sell a house in the local area.

I am the freeholder of two rental flats that are managed by Reeds Rains.
I have over the past 30 years been the landlord of many properties managed by various letting agencies and find that in comparison the performance of Reeds Rains letting department in York has been excellent.
Whenever there has been a problem reported by a tenant, Reeds Rains has liaised with both landlord and tenant in a thoroughly professional, helpful and friendly way and the problem has been resolved.
As you know, the maintenance department is based in the south, and because it is not local its remoteness has made dealing with problems more difficult. As I have become older I have found maintenance issues more taxing but Emma Hadaway has always been available to make sure that the maintenance department was able to help both me and the tenant. I always knew she was looking after the situation and it was always resolved to our satisfaction.
This year there have been a few more problems and I have had the benefit of dealing with Jessica Johnson. Jessica has gone out of her way to help me resolve the issues.
Relationships between landlord and tenant can be difficult but she has made it trouble free. Looking after both the tenant and landlord needs a professional but friendly approach and I am really grateful for her help. She is a great asset to Reeds Rains.
The lettings office in York is doing a grand job and I would not hesitate recommend them to any prospective landlord.

I've been waiting to move into my accommodation for 2 months now and I'm not sure how many more emails I need to send to them for that to happen (even though I've already completed everything they've asked me to do).

Even when we do chase and give them any details they require, they still don't respond to acknowledge our emails or let us know they are doing anything. My girlfriend and I booked a viewing with Reeds Rains and the property just wasn't quite right for us. We informed Jess, the Lettings Co-ordinator that managed our viewing, and she said she would keep an eye out for anything that she thought would suit us more. It would have been so easy for Jess and the team at Reeds Rain York to forget about us, two relatively young perspective tenants with little renting experience, but Jess delivered exceptional customer service and tracked us down a property to let that we are now over the moon to call our home. Between herself and Emma, the Lettings Manager, they helped us book a viewing on very short notice and support us with our application process that made us feel well looked after. We couldn't recommend Reeds Rains York branch more to people looking to find somewhere in York - they are superb.

Joshua Leetham help us find the perfect mortgage for our needs. We were planning to buy a small flat to let out on Airbnb, ie a holiday rental but we had search online and with several banks and enquired with two other mortgage brokers, who all basically told us we wouldn't find what we were looking for, and if we did it would be extremely expensive, with a 50-60% deposit to pay.
We were just about to give up when we were shown the perfect flat by Reeds Rains and the estate agent asked if we wanted to have a quick meeting with Josh. At first I thought it was pointless but decided to give it one last try.
Josh was a really nice guy, really friendly and confident and straight away found us the perfect mortgage! I couldn't believe it, and I explained how we were ready to give up. He was surprised and said he'd found the perfect deal, low deposit, very low interest rate and great 5 year fixed deal.
We took the deal, bought the flat and are now proud owners of a successful holiday rental in Scarborough #seagrassstudio88 on Instagram ????

Fraser Papprill is my contact at the York branch and he is fantastic. He’s been attentive, ready to answer any questions and follow up and issues I may have had, which as a first time buyer has been invaluable.
Joshua Leetham has been my Mortgage Broker and I’d have been lost without him! From our first meeting he’s been world class. Always had time to answer questions and alleviate any worries I’ve had. My different mortgage options were laid out and explained clearly and jargon free. I feel like Josh has always been working to get the best deal possible for me.

Joshua from the York, Micklegate branch was brilliant! As a first time buyer my knowledge on mortgages was limited but after Joshua explained the process and the different types of mortgage rates, mortgages are definitely not as complicated as I originally thought.
My main purpose for my mortgage appointment was to find out how much I could borrow, Joshua provided me with lots of affordable options/rates and then with the next steps to follow when I needed to take out the mortgage. He really listened to my needs and requirements before starting the process and was friendly/approachable. I haven't taken out a mortgage yet but will be when I find the right house to buy. I'm not purchasing my house through Reeds Rains, however, after speaking with a local agent at the Acomb Branch I was passed the details of Josh Leetham who came highly recommended as a financial advisor to help me and my wife get a mortgage.
We had originally been using a different mortgage advisor who had originally told me and my wife that we couldn't obtain a mortgage. Josh reassured us that this was incorrect and subsequently found us the perfect mortgage. The whole process was done very quickly and Josh was fantastic, very attentive, knowledgeable, professional and approachable. Josh is a fantastic asset to Embrace Financial Services and we will certainly be returning to him in 5 years time once our fixed rate mortgage ends.

We presented Reed Rains with a substantial challenge, secure our new family home on a limited budget and to add to this there was only one suitable property that met our needs, in York at that time, that we just had to have!! Shocking customer experience from start to finish. Rude and abnoxus staff especially after we had completed and they had got their money. Constantly felt like they were working hard for the buyer but not for me the seller. They need to remember who pays their comission. Next time I will be going through an online estate agent so I can manage it myself so I get the best deal for me the seller not the buyer, not to mention saving a fortune in commission at the same time. Estate agents don't like the rise of online estate agents but we service like this they can't complain. If they want to stop customers going online they need to provide a service worthy of their commission. If not estate agents on the high street will be a thing of the past!!

Estelle Moorhouse showed me around rental properties a while back now.
I don't often take the time to write reviews however I feel compelled to do so in the case.
Although I didn't actually end up taking a property with Reeds Rains as my current landlord has decided to let me stay on for another year I would like to highly recommend them.
Estelle took the time to fully explain everything to me. She was very kind and caring offering to show me other properties on the spot as the first two were not suitable for me, she also followed up any questions I had via email and kept in contact with me on a daily basis as and when new properties became available.
I work for a large corporate company and recommend you to all staff wanting to sell/ buy/ let etc.
Estelle is an absolute asset to the company and if and when I do decide to move I will definitely be coming back to Reeds Rains.

Every aspect of our experience with Reeds Rains has been exemplary, the agent we met was Estelle R Moorhouse her knowledge and information about the property was through and if she did not know the answer then it was very soon answered. We arranged a second viewing with our builder and our lettings agent and throughout those meetings Estelle was positive and encouraging despite being quite pregnant and standing in the freezing cold at times. During the conveyancing Estelle has regularly kept us up to date with how things are proceeding. Very Impressed.

John in particular, who showed me around my future house from the first viewing, has been great- very knowledgeable of the property, the area and the process I'll be going through to completion.

We leased our home through Reeds Rains when we moved back from Florida. John Wroot was very helpful during the move process - complicated slightly by the fact we were in the States - and throughout our lease. Our deposit was also returned to us quickly once we moved out.
