Myself and my partner have recently completed on a house which Reeds Rains Acomb were selling. The process itself had lots of bumps in the road but I wanted to write this review to thank Eve Plows personally for how she has helped us with our purchase. From the start, she was very personable, giving us lots of assistance and advice above and beyond what is typically expected from an estate agent with a seller. For example, being someone who lives locally she provided lots of insightful information about the area and always made herself available for us to go round to the property for another viewing even when it wasn't best convenient for her. The staff here were all professional and friendly, being quick to respond and helpful. Take Reeds Rains OWN advice and "choose a local company instead".
Initially they seemed great - found me good tenants quickly and all the processes involved went smoothly. Unfortunately it all started to go wrong soon after.
I paid Reeds Rains to fully manage my property for two years. In reality, I managed it for the last 15 months, because I couldn't trust them to do the job. I have previously managed my own property when I moved to a different part of the country for work, so I understand what is needed (good, honest communication, effective task management skills, treating people with respect). It's not rocket science.
Unfortunately, Reeds Rains failed to deliver multiple times including:
- Leaving my tenants without heating and hot water for a week in December
- Failing to pass on maintenance issues to me that my tenants had flagged to them multiple times
- Using my property for marketing without my consent
- Assigning me the wrong tax code, despite me giving them the correct one, leading to issues for me to deal with through self-assessment
- Being verbally rude to my tenants
- Sending in 'technicians' who walked in, turned the boiler off at the wall and declared what the problem was (which it wasn't as they hadn't bothered to actually look at the boiler) and charging me over £100 for the 'service'.
-Ignoring complaints about the above issues, and others
-Shirking responsibility "That's not our responsibility, it's xyz department" (pretty much the response I got to all the above).
This last one was a repeated frustration. When I went to collect my keys I told of my frustration with this lack of responsibility and as a client, paying Reeds Rains, I expect therefore to deal with Reeds Rains, not repeatedly be told "it's nothing to do with us" when something goes wrong. According to Reeds Rains, this is "just how large conglomerates work" and if I wanted "a more personal service, then perhaps I should chose a local company next time". This is ironic as one of the reasons I chose them is that they are in Acomb, as is my property.
So my advice for anyone considering renting their property through Reeds Rains - take their advice and "choose a local company instead". I think you'll have a higher chance of getting a better quality of service and staff who don't hide behind sub-contractors when it comes to taking responsibility when things go wrong.
Bottom line: I won't be using them again, and I will be recommending people to avoid them.

We have worked alongside Reeds Rains for over a decade, particularly with the Acomb branch recently. They manage properties for land lords that have rented properties in the area as well as the estate agency side of the business. Alex and the team at the Acomb branch are always a pleasure to work with. They deal with requests from land lords and tenants in a quick and efficient manner and are always available to resolve any issues. I'e worked in this industry for some time and it can be tough being in the middle sometimes. They always seem to find a way to keep everyone happy and resolve what ever the enquiry or issue might be. Today I accompanied my mum to a house viewing and the estate agents showing us around was awful. For the first few minutes that we were in the house she was perfectly pleasant and professional. However, after a conversation between my mum and I where we indicated that the kitchen and garden may be too small for my mum’s needs, the member of staff very quickly became rude and dismissive of everything we said, and her entire demeaner changed to one of irritation.
After seeing the downstairs, I asked my mum if she wanted to look upstairs. Before my mum could even answer, your member of staff cut her off with a very sharp “What’s the point in looking upstairs if you’ve already decided it’s wrong?”. Firstly, we hadn’t decided that it was “wrong”, we were just commenting on things as we saw them (we also made lots of positive comments). Secondly, I was addressing the question to my mum because she has mobility issues, and what I was really asking her was “are you physically comfortable enough to go upstairs today?”, which my mum knew, but didn’t get the chance to answer because she was very rudely cut-off. Thirdly, if we’ve travelled there to see the house, we’re going to want to see all of it. That should be common sense.
After seeing the rest of the house and making lots of positive comments, we were discussing it in the downstairs hallway. It was obvious that the estate agent just wanted us to leave – she had clearly decided that we were wasting her time. When discussing the garden, mum said that she ideally wanted something bigger. The estate agent asked where mum lived, and then snapped “Well, the garden you’ve got is like a postage stamp!” which was very rude and totally irrelevant. Mum had already explained that she has mobility issues, and now she explained it again, stating that the reason she wanted a bigger garden than what she has now is because she’s struggling to walk to dogs and she wants them to have a big garden to be able to run around in. My mum shouldn’t have to explain her motivations of her criteria for a house to the estate agent, especially when she had already told the member of staff that she has a disability. That is none of the estate agent’s business!
We both loved the house and mum is considering putting an offer in, but staff should be trained to a better standard than that.

I would just like to praise the wonderful staff at Reeds Rains Acomb, with special stand out mention to Estelle. We all know how frustrating the conveyance process can be and when trying to juggle busy work schedules as well as try and chase and progress solicitors this can become extremely trying. Estelle has been with me every step of the process providing advice and assurance as well as chasing and progressing my sale and purchase. It's comforting to know that I have had someone to rely on at my busiest times. Estelle has been considerate and understanding to my pressures and has gone above and beyond in acting as a comprehensive liaison, making sure that I have had someone fighting my corner every step of the way. They were the Estate Agents used by the seller. I was not impressed at all. When I called to request to see the property so I could take measurements before completion I was abruptly told they were very busy and that the appiontment would have to take no more than 30 minutes. I was told that the gas supply was a pay as you go metre key top- up which wasn't the case at all. When I finally went to collect the keys after completion I was told they didn't have them all! The previous owner had still got the front door keys as they had forgotten to get them from her. I think you can understand I wasn't happy to receive this news. By day 2 and no full set of keys I had to get a locksmith in to change all of the locks. To top it all off I have had to report a neighbour for smoking pot due to my utility room and kitchen stinking of the stuff, but when I visited the property and raised this concern to the estate agent it was brushed aside as if I was being silly. There had also been previous complaints/disputes with the same neighbour for the same reason but this was withheld from the legal pack!

Eventually getting through only for them to misbook a viewing then cancel twice and fail to re-arrange.
No answer to repeated voice mails and emails and to top it all the Twitter account is protected!

We were initially nervous thinking that we should be using a local agent in Wetherby. We can't recommend Reed Rains enough for finding a property to let. We had viewed a couple of properties but nothing was quite right. Then after being let down twice by another agency, we came across a property that Reed Rains was just about to Let, and the other agency hadn't turned up to the viewing appointment. Rachael showed us the property, liased with the landlords and within a couple of hours we had found our new family home. Rachael was excellent, she kept us up to date with everything, made sure everything was in order before she went on holiday, so that when she returned it was a smooth process to sign all of the documents and pick up the keys.
We can't thank you enough Rachael, you made what could have been a stressful process, feel so easy and simple, just what we needed with a newborn and a toddler!

After meeting Scott Yule (reeds rains mortgage advisor) we quickly felt more confident to make the decision to go ahead and start looking for a house with his support and guidance. Just wanted to give a quick review in regards to the meeting I had with an Ell Matthews, discussing my interest in the possibility of buying a house. Ell made me feel comfortable and explained in depth the process in which I would have to go through to purchase a property. All other Agencies were very cold and I could tell they had no interest in what I had to say. This Agency was very welcoming, and I will look forward to doing further business with Reeds Rains.

I would like to thank Sophie Duggan for a great viewing experience Saturday 10th December. The vendors would of been very impressed with how she gave us a very warm welcome and then continued to offer enthusiasm throughout the viewing and also offered some very useful information regarding letting opportunities that Reeds Rains also handle. We loved the house but because we are not local, Sophie's manner was the final tick in the box to give us the confidence to put in an offer right there and then. It was accepted! Reeds Rains is now handling everything for us. Thank you Sophie.

We've just remortgaged again and only survived the process thanks to Julie Taylor. I can't recommend Julie enough, she definitely goes the extra mile to make the process as simple as possible. We've always been thoroughly satisfied with the service we've received and will continue using Julie to receive mortgage advice in the future.
