Extremely disappointing experience with Slater Hogg & Howison Falkirk.
My pregnant girlfriend and I viewed a rental property with them while preparing to start our family together. The property was lovely and the letting agent initially seemed very helpful and professional. We were told our application had been successful and that the next step was to pay £300 upfront towards the deposit to secure the property, with keys due to be collected the following Wednesday.
Two days later, I received a call informing me that the landlord was no longer proceeding because Slater Hogg would not offer them a rent insurance product due to us being a young couple with limited credit history. Despite having stable circumstances, this apparently made us “too risky.”
Naturally, we were devastated. We had already told family members, started purchasing furniture and white goods, and spent money preparing for the move only to have it pulled away at the last minute.
To make matters worse, we were told the £300 refund would be processed shortly, yet days later we were still waiting. This directly impacted our ability to secure another property we had found.
I even offered alternatives, including paying 3–5 months’ rent upfront and providing an extremely reliable guarantor, but was simply told “no.” I’m not even convinced these options were properly presented to the landlord.
The whole experience felt incredibly unfair, dismissive, and profit-driven. As someone who works within the property investment industry myself, I find this level of service and treatment completely unacceptable.
