13th Apr 2026 (10 weeks ago)I feel compelled to share my experience with Property Link, located at 448 Bordesley Green, B9 5NS, to warn others before considering their services. From the outset, the company demonstrates a lack of transparency and professionalism. Prospective clients are not given adequate time or support to properly review agreements before being pressured into signing contracts. Even more concerning, the fees charged prior to signing are excessively high and feel completely unjustified. Unfortunately, the situation does not improve once tenants move into the property. Any maintenance or repair issues are handled extremely poorly. Requests for repairs are either significantly delayed or outright ignored, leaving tenants in unacceptable living conditions. Communication is particularly frustrating, as calls and messages are frequently disregarded. The conduct of staff members is equally disappointing. Employees often come across as unapproachable, dismissive, and at times disrespectful. This creates an environment where tenants feel unsupported and undervalued. Overall, this company shows a clear lack of accountability, professionalism, and customer care. I would strongly advise others to proceed with caution and consider alternative property management services. Not trustworthy and not recommended.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

I had many questions but these were covered without me having to go through them. Their ethos seems exactly in line with what we wanted. As Tom said ‘they didn’t reinvent the wheel they make sure the wheel works’!
