4th Feb 2026 (13 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

My initial viewing was arranged very quickly, and my offer was promptly submitted to and confirmed by the seller. Communication throughout the process was outstanding. I was kept informed immediately whenever there was an update, which made the entire experience feel smooth and stress-free. Josh, the agent who handled the property, was particularly helpful — he answered all of my questions, was always available when I needed assistance, and provided great support throughout. I would highly recommend Henley Charles to anyone looking to buy or sell a property. They are trustworthy, professional, and genuinely care about their clients. A big thank you to the entire Henley Charles team, and especially to Josh, for making the process so easy and seamless.
17th Apr 2026 (18 days ago)I recently moved to the area and can now actually tell how pleased i am that i found Cottons and how have been treated. I got keys quickly and when I brought up a few issues with Natasha once settled in, she got on it straight away. The first man didn't show after I spoke to him but she chased other contractors and got all my issues sorted with in a couple of weeks. Im happy and can't thank her enough, thanks again Natasha and her team at Cottons.
23rd Feb 2026 (10 weeks ago)Just purchasing a property through Martin & Co Sutton. With hindsight I wish I had also used them for the sale of my previous property too. Matthew Port is so helpful and responds really quickly to any query, he's so easy to deal with. I would highly recommend Martin & Co My purchase has now completed and I would like to add that Louise has the sort of customer service skills that you just can’t train -she’s naturally warm and friendly - I always come off the phone from her smiling-she’s an asset to the business.

Oliver worked with was professional, friendly, and very helpful throughout the whole process. He explained everything clearly, made the paperwork straightforward, and handed over the keys without any hassle. Overall, the service was smooth and efficient, and I felt well supported at every step. I’m very happy with how everything was handled and would definitely recommend Connells Birmingham to others looking for a property. Specially thanks to Oliver

23rd Apr 2026 (12 days ago)Do not rent from Davidsons. I lived in a property they managed for 5.5 years and returned it in very good condition, allowing for fair wear and tear. One of their agents even texted me how well I’d looked after the property. Despite this, they attempted to deduct £195 from my deposit for issues that were not mentioned in my checkout report and also that I had previously reported to the landlord as a maintenance issue. For transparency, I did accept to pay for one issue that was raised. When I queried this with Andrew Love, I was told to raise a dispute with the Deposit Protection Service rather than being willing to discuss it. Luckily I was able to prove that I had left the property as clean as when I moved in and DPS found that I was no liable to pay for a few things they had claimed for and that I should only pay 40% of the cleaning fee. I received the majority of the proposed deduction back. During my tenancy, I was wrongly told that I had missed a rent payment (luckily I could prove that I had paid). I found that communication to resolve this with the team was difficult. I called multiple times and was promised a callback each time that I never received. Eventually I mentioned to get through via email. Overall, the checkout process felt unnecessarily disappointing after a long tenancy. Based on my experience, I would recommend that future tenants document everything carefully and compare check-in and check-out reports before accepting any deductions.
25th Apr 2026 (10 days ago)Very poor experience with this estate agent. Three days ago, I managed to get through on the phone, but was told they were busy and that someone would call me back. Unfortunately, that call never came. Since then, I’ve tried contacting them again multiple times over the past two days, but no one answers the phone and there’s still been no callback. It’s extremely frustrating to be left waiting with no communication at all. A simple return call would have made a big difference, but the complete lack of follow-up and responsiveness feels very unprofessional. 25th Apr 2026 (10 days ago)I had a really great experience with Northwood throughout my purchase. The whole process can be stressful at times, but they made it feel much more straightforward. Liam was amazing from start to finish. He was always helpful, easy to speak to, and kept me updated the whole way through. Nothing ever felt like too much trouble for him, and he made sure everything stayed on track. What stood out most was how approachable and reliable he was. If I had any questions, he’d always come back to me quickly and explain things clearly. 11th Apr 2026 (24 days ago)This company deserves zero stars. Absolutely appalling service – avoid Midland Residential Birmingham at all costs. The positive reviews are very questionable, especially given the current state of the company. It appears extremely disorganised, and the lettings manager does not seem to have oversight of what staff are doing day to day. I expressed interest in a property on 11/03, submitted all requested documents and references by 13/03, and paid a holding deposit. From that point on, there was complete silence—no communication whatsoever. I had to repeatedly chase them: • On 19/03, I was told they were waiting for a landlord’s signature, with no clear explanation, and promised a callback that never came. • I called again and was told the same thing—still no follow-up. • By 25/03 (the day before my proposed move-in date), I still had no update. When I called, I was again told to wait until “tomorrow,” which was completely unacceptable. After insisting on an update, I was eventually told to speak to the lettings manager. Again, I had to call them back myself. After a long and frustrating conversation about their lack of professionalism, they finally sent a tenancy agreement, which we signed. We agreed to collect keys on 27/03 at 12pm. I paid the deposit via bank transfer on the evening of 26/03 and sent proof. Later that evening, they responded saying I should have paid over the phone and that the funds might take 3–4 days to arrive—meaning we might not be able to move in. Despite this, my bank confirmed the money had been transferred. The next morning (27/03), I again had to call them to confirm receipt—they confirmed they had received it. At nearly 10am, they insisted we still meet at 12pm. We were travelling from South London (over 2 hours away) and asked for a slightly later time (1–1:30pm), which was refused. The lettings manager became rude and raised her voice, saying if we didn’t attend at 12pm, we couldn’t move in. They then suggested we could collect keys from the office without an inventory, which we reluctantly agreed to. Shortly after, they called back to say the landlord had cancelled our application entirely. This whole experience was extremely stressful and unprofessional. I have rented for years and have never had to chase an agency at every single step like this. At no point did we feel supported or informed—only ignored and then blamed. Overall: terrible service, poor communication, and highly unprofessional staff. If you’re searching on Zoopla or Rightmove, always check the agency carefully. If you see Midland Residential Birmingham, avoid them and save yourself time, money, and stress.
