4th Feb 2026 (13 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

I got keys quickly and when I brought up a few issues with Natasha once settled in, she got on it straight away. The first man didn't show after I spoke to him but she chased other contractors and got all my issues sorted with in a couple of weeks. Im happy and can't thank her enough, thanks again Natasha and her team at Cottons.

23rd Apr 2026 (12 days ago)Do not rent from Davidsons. I lived in a property they managed for 5.5 years and returned it in very good condition, allowing for fair wear and tear. One of their agents even texted me how well I’d looked after the property. Despite this, they attempted to deduct £195 from my deposit for issues that were not mentioned in my checkout report and also that I had previously reported to the landlord as a maintenance issue. For transparency, I did accept to pay for one issue that was raised. When I queried this with Andrew Love, I was told to raise a dispute with the Deposit Protection Service rather than being willing to discuss it. Luckily I was able to prove that I had left the property as clean as when I moved in and DPS found that I was no liable to pay for a few things they had claimed for and that I should only pay 40% of the cleaning fee. I received the majority of the proposed deduction back. During my tenancy, I was wrongly told that I had missed a rent payment (luckily I could prove that I had paid). I found that communication to resolve this with the team was difficult. I called multiple times and was promised a callback each time that I never received. Eventually I mentioned to get through via email. Overall, the checkout process felt unnecessarily disappointing after a long tenancy. Based on my experience, I would recommend that future tenants document everything carefully and compare check-in and check-out reports before accepting any deductions.
25th Apr 2026 (10 days ago)Very poor experience with this estate agent. Three days ago, I managed to get through on the phone, but was told they were busy and that someone would call me back. Unfortunately, that call never came. Since then, I’ve tried contacting them again multiple times over the past two days, but no one answers the phone and there’s still been no callback. It’s extremely frustrating to be left waiting with no communication at all. A simple return call would have made a big difference, but the complete lack of follow-up and responsiveness feels very unprofessional. I wouldn’t recommend their service based on this experience. 1 out of 10. That 1 is for the Landphone ??

Their marketing and photographs were excellent, they achieved the price we wanted and kept us up to date throughout the entire process. Very pleased indeed and thoroughly recommend Jake and his Team.

If you want a person who you feel you can trust to sell your house then Carol is the perfect choice! Her years of service gives her the wide range knowledge to answer all questions. She knows exactly what to do whilst also being very re -assuring. Selling a house can be one of the most stressful situations. Given Carols knowledgable and experience she truly cares and will take that pressure and look after you. Her advice and guidance has been very valuable and nothing is to much trouble, she is happy to be there and makes you feel a very valued customer. I would highly recommend if you are looking for a smooth as possible sale.
