Lewis had only just started at Winkworth when we put our house on the market but delivered great buyers for our house which is very special and important to us as we had loved there for over 27 years

We had a very smooth purchase process because of his professional attitude and his capability to manage the relationship between us and our new home developer. It has been a pleasure liaising with him. Will recommend Caddingtons and Arthur to anyone looking for a home in London!

23rd Sep 2019 (7 years ago)Harry helped us sell above our expected sales expectation and kept us updated during the listings. Was a pleasure to list with them and worth the slightly higher listing commission than some other cheaper agents that may not have had the same results. Will use again.
9th Aug 2026 (7 weeks ago)Terrible communication and zero response for 2 months I have been asking the lettings team for two months regarding a broken door closer at my property, and I have been completely ignored. Agents have a legal responsibility to maintain property fixtures, but this agency completely ghosts tenants once they've moved in. If you are looking for a reliable managing agent that actually responds to repair requests, I would strongly advise looking elsewhere. Extremely disappointing customer service.
25th Sep 2019 (7 years ago)This estate agent was worse than useless, very rude and slow. Messed me about with the house I was supposed to buy and move into and was I chargeed £2,500 before they could take the property off the market. Then the sitting tenant refused to move out and it took over 6 months get our money back and only achieved this by report ing them to the Property Ombudman. Lost close to £ 3,000 in findin g an alternative property to buy and had to take them to court. Now they have movrd from their Orsett road premises after they got expelled from the property ombufsman membership and are nowhere to be found... BeEWARE AND DO NOT USE THEM AT ALL
7th Apr 2025 (1 year ago)I recently purchase a property advertised by Unmod London. Richard was a pleasure to deal with, and we completed within only a few weeks. Throughout, he was very accommodating, allowing access to my architects and tradespeople even prior to completion to allow me to make the necessary judgements for the renovation. I would highly recommend his services.
23rd Sep 2022 (4 years ago)A window in the flat broke in November, almost a year later and we find out from the tenant that they haven't fixed it. Will not respond to calls or return them. Property managers seem to change every three months and no new manager seems to have any idea of what the previous ones said or did. Avoid.

They were not only friendly but also extremely helpful, making the entire process a pleasant and stress-free one. Their willingness to listen to my specific needs and preferences was evident, as they consistently provided options that aligned perfectly with what I was looking for. I have been renting with them for some months now and the whole process was seamless. They have ensured that we are safe and the property is in great working order. 1st Dec 2025 (9 mo. ago)I have had a very disappointing experience with this agency. When I moved into the property, it was already in poor and dirty condition, and I have videos showing this at check-in. A few months later, a cockroach infestation started. I immediately reported the issue to both the landlord and the agency, sending photos, videos and emails. However, they only arranged an inspection after one month, just to look at the situation. Even after that visit, no proper action was taken, and I was forced to live in those conditions for two more months. Before leaving the property, I thoroughly cleaned the flat and left it in a much better condition than when I moved in. I have submitted dated photos and videos showing the condition at check-out to DPS as part of a formal deposit dispute. Despite providing clear evidence of the property’s condition at both check-in and check-out, the landlord still requested a £200 deduction from my deposit for cleaning, and the agency did not intervene or support me in any way. This experience has been stressful, unprofessional and unacceptable. I have now raised a formal dispute with DPS and submitted all my evidence. Based on my experience, I do not recommend this agency.

2nd Jun 2026 (16 weeks ago)Never ever again. Big mistake paying up front fee. I was doing the chasing. Its not an estate agent is it ? I had 4 different agents looking after me in 7 months. Only 1 of them phoned me to touch base. The rest I had to email and was lucky if I even got a reply. Zero local knowledge...waste of time and money.
