The team including Karim and Daisy were great to deal with right from the start. I needed a flat quite soon before starting my course, and they were able to quickly begin the tenancy and arrange the move in process within a few days.<br><br>Throughout my stay, Karim and the maintenance team were very knowledgeable and able to quickly fix any issues that came up.<br><br>Would highly recommend!
28th Aug 2026 (9 weeks ago)Very rude and unprofessional owner. He shouted at me simply for looking at the property listings outside the agency. My wife and I are currently looking to buy a house or flat in Little Venice, so we were naturally looking at properties in the area.<br><br>He treated me as though he thought I was a criminal or that I was doing something wrong, which I found extremely rude and intimidating. The entire interaction was completely unnecessary and unprofessional. I would not recommend dealing with this agency.
15th Sep 2026 (7 weeks ago)We bought a property through Lurot Brand in November 2025 for our company. They were pleasant to deal with during the purchase, but we have been really disappointed by the subsequent dispute over the advertised floor area.<br><br>It was advertised as roughly 2,300 sq ft “excluding eaves”. After completion, a measured survey showed closer to 2,000 sq ft when areas with headroom below 1.5 metres were excluded. On that basis, there was around 300 sq ft less than we understood we were buying. The advertised size informed both what we were prepared to pay and our calculations of what the finished property could be worth.<br><br>RICS residential guidance says that rooms with sloping ceilings should be measured at 1.5 metres above floor level, with the sloping ceilings noted. Government guidance for VOA rating measurements also excludes areas below 1.5 metres, except under stairs. These apply in different contexts and do not establish a single rule for every floor area calculation.<br><br>We did have a building survey before buying. That checked the property’s condition; it was not a measured survey verifying the advertised floor area. For that information, we relied on the agent’s particulars.<br><br>Lurot Brand disputes our claim. Through its solicitors, it has relied on the brochure disclaimers and maintained that the marketing showed the reduced headroom areas. To me, including those areas within the advertised total was at odds with the wording “excluding eaves” on the floor plan. Showing where the reduced headroom areas were did not explain that they were included in that figure.<br><br>I remain dissatisfied. Whatever the prospects of recovering compensation through the courts, the clarity of the information remains important to us as buyers who relied on it when making a significant financial decision. In my view, the particulars should have explained more clearly how the low headroom areas were treated.<br><br>We wouldn’t use them again. My advice to other buyers is to have the floor area independently checked before exchange and get written clarification of exactly what the advertised figure includes. For a future purchase, I would look for a more professional approach to explaining these measurements and particulars I felt more confident trusting.<br><br>I’ve included screenshots of their brochure and floor plans alongside our measured drawings. Please compare the stated internal area figures and the accompanying notes about what is included or excluded, particularly the eaves and areas with restricted headroom. That distinction is at the heart of our complaint.

23rd Sep 2022 (4 years ago)A window in the flat broke in November, almost a year later and we find out from the tenant that they haven't fixed it. Will not respond to calls or return them. Property managers seem to change every three months and no new manager seems to have any idea of what the previous ones said or did. Avoid.
1st Nov 2026 (1 day ago)99h did not stop advertising my home after the contract ended, which meant that I was unable to respond to any enquiries received, which would have harmed my reputation as a seller. 99h did not always approve details/changes within 48 hours as promised, and resultantly, I missed a boxing day deadline. The staff are very quick to get in touch when selling upgrades or extending contracts, but are very slow to respond to queries. For the sake of £99 it might be worth a try, but keep your expectations low.
22nd Oct 2026 (11 days ago)Updated review (from 5 star to 1)<br><br>I moved out over 5 weeks ago and still have no sign of my deposit. I've been told the landlord may make "minor claims" but hasn't said what for or how much. My check-out report shows the flat was left clean, with nothing beyond normal wear and tear. The agency said that if the landlord stays unresponsive, they'll wait 90 days before dealing with my deposit.<br><br>When I contacted the deposit scheme, they told me my protection ends automatically after 90 days and advised me to start their resolution process immediately. I'm confident I'll get my deposit back through them, but I'm shocked the agency would hold back almost £2,000 when their own process gives the landlord 10 days to make any claims after the check-out report.<br><br>In 10 years of renting in London, I've never had to go through the deposit scheme to get my deposit back.

The focus on the presentation helped get people in the door and I believe heled them see themselves in the flat. He was helpful through the offer process when I was keen to take the first one. I’m glad I didn’t.

Minimal viewings Person showing the house (not the exp lead) arrived at the same time as the potential buyers so house wasn’t opened up or displayed to best advantage No communication from the estate agent I would not use exp again. Very disappointed.

Nothing was too much trouble and they have saved me a few trips south. Emanda was extremely kind and empathetic to my situation whilst being professional at all times. I would highly recommend Wilkinson & Fox, they made the whole process so easy are are extremely approachable.
