21st May 2026 (17 weeks ago)I had three valuations on my property and Gail from Stephenson Browne was by far the most professional valuer that I met. Gail also completely understood and was respectful of my property. In addition Gail also got the valuation spot on. I used Get Agent to narrow down my options regarding selecting an agent and I am so glad I did.
10th Aug 2026 (5 weeks ago)We haven't dealt with any estate agents for many years so were cautious of what the experience would be like . Firstly Neil came out to the valuation on a Friday, he was very knowledgeable and shared some parts of the process you don't see until you are further down the selling chain. It was good to see the preparedness of some of the nuances of house selling they do in the background and the valuation was spot on as we sold from a first viewing on Saturday to agreement on Tuesday! The contract , photos and brochure updates were all completed in the following couple of days. We were loaded onto Rightmove and On the market and within minutes we had our first booked viewing and the next two days additional viewings booked . We were posted on Wednesday - 3 viewings booked for Saturday, the following week we had 2 second viewing and a first booked. One of those turned into an offer on Tuesday and we are now SSTC. Communications were fantastic, from Neil doing posts on social media saying we were coming to the market to the team in the office, from Georgia,Hannah, Kirsty , Jan and Linzi, don't think I've missed anyone! There were prompt calls, follow up emails and excitement from the team during the bookings and also for the offer paperwork. We might have thought this was normal timeliness however, in now moving to the viewing process outside the area we have been disappointed at the lack of urgency or follow up calls. Without doubt we wholeheartedly feel that Coulby Conduct team did a great job , and whilst everyone should do the due diligence on what they are selling in what market if you do consider Coulby Conduct I hope you have as great an experience as we did .

29th Aug 2026 (18 days ago)Very disappointing experience – would not use again<br><br>I moved out on 7th August and only received my deposit back today, after having to chase and chase for it. This was particularly frustrating given that I had left the property immaculate.<br><br>I was initially told that £150 would be deducted from my deposit for a couple of Blu Tack marks on the wall. When I questioned this, Northwood told me that the landlord had obtained quotes from decorators. However, when I asked to see these quotes, the explanation suddenly changed to the landlord doing the painting themselves.<br><br>So, effectively, I was being asked to pay £150 for the landlord to paint over a few Blu Tack marks themselves. I also requested before-and-after photographs to support the deduction, but these were never provided.<br><br>After negotiating, the deduction was eventually reduced to £75. At that point, I decided to accept it simply because I wanted to get the remainder of my deposit back and bring the whole experience to an end.<br><br>I have rented numerous properties over the years in the Cheshire area and, based on my experience, I would personally say that Stephenson Browne is head and shoulders above Northwood.<br><br>Unfortunately, I would not consider using Northwood again in the future, whether to rent, buy or sell a property. Based on my experience, I would strongly advise prospective tenants, landlords and sellers to think carefully before using this company.

2nd Sep 2026 (14 days ago)Absolutely avoid<br><br>The most unprofessional and unhelpful letting agency I think I have ever encountered.<br><br>Our experience with Butters John Bee has been appalling from start to finish. Calls and emails have repeatedly been ignored, sometimes for months, and we have then been told that they have “no information” about issues that we had already reported and chased multiple times. The complete lack of communication and accountability is frankly unacceptable.<br><br>Maintenance issues were left unresolved for months, despite being reported. There was very little urgency or concern shown, and we were left feeling as though tenants simply aren’t a priority once the rent is being paid.<br><br>Unfortunately, the problems continued when we tried to leave the property. We were not provided with the correct information regarding the notice requirements, and despite repeatedly trying to contact them and clarify the situation, we were ignored for months. We were then left dealing with the consequences of information and communication failures that were completely outside of our control.<br><br>What has been particularly disappointing is the complete lack of care or helpfulness throughout the process. From our experience, it genuinely feels as though their primary concern is collecting the rent, rather than the welfare, circumstances or concerns of the people actually living in the properties they manage.<br><br>A letting agency should communicate with its tenants, deal with maintenance issues promptly, provide accurate information and actually be willing to help when problems arise. Unfortunately, we experienced none of this consistently.<br><br>We have spent far too much time chasing emails, making calls and trying to get basic answers to issues that should never have become this difficult in the first place.<br><br>If you are considering renting through Butters John Bee, I would strongly recommend looking elsewhere. Based on our experience, avoid them at all costs.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
