The sale of my rental property presented with some difficulties from the tenants, the advice given with professionalism was realistic , honest and transparent. The sale progressed well once these issues were resolved. Wouldn't let Ellis & Co manage my property. I can only agree with what Mr Williams has stated, I am a resident of this particular road and have been for more than 10 years, everyone knows each other by a first name basis and we had a great great community bond, however due to the tenants that Ellis and co have put into this particular property this has shattered the community atmosphere. I am sure Ellis and Co are aware of the residential frustration caused by these tenets and have not once shown up to apologized or to resolve things for us. There is a petition that will be released to show our frustration towards yourself. I understand people would want to have a party on the weekends, special occasions etc but everyday is ridiculous. Spilling out onto the main road, sitting on peoples front gardens, shouting loudly all night (10pm-6am) heavily intoxicated, trashing the road. Recently a neighbor's car was damaged due to the tenets that Ellis and co have inserted into the property, These tenets have been a nightmare to live around, Honestly Ellis and co should vet there tenets and also look at the area they are insetting these tenets. I don't think this is the case and honestly Ellis and Co should think about residents that had to live with these nightmare of tenets. I don't normally leave a review on local businesses however I have taken my time out to leave a honest review of my experience and need the local residents of wembley to be aware of such a shady business that is operating.... Fantastic experience. Do not regret using this agent at all. The best in the area. I have previously marketed my property twice with other top agents in my area however I felt they were no good at securing a deal. Lawrence Rand were excellent. The sold my property on the first week of the open day at full asking price. The whole process was made so simple with great communication from the team. A massive thank you to Alex and Paul who have been fantastic throughout the whole process. I hope to move in less than 2 weeks. I do definitely recommend this estate agent 100%. TERRIBLE EXPERIENCE! We purchased our house through them in 2015. It all stared well, but as our offer got accepted and moved on to next stage the ordeal began. Our offer was accepted late July, we were told there was no chain and the seller is ready to move out as soon as we can get paperwork done. This turned out be a load of bunk. The seller used to "disappear" for weeks impacting the progress, not responding to queries raised by the solicitors. Paul Ryan who was dealing with the case from Lawrence Rand wasn't very helpful either. During the course he went on leave without giving an hint he was planning to do so. We never got any honest answers as to why the delay despite everything being in order from our side. Phone calls to his office or emails asking for updates rarely got returned unless the email was marked to Peter Lawrence. This was our first home purchase and with so much delay we were not sure what was happening, if there were to be gazumped, whether the deal is going to go through or not, it was very stressful for us. Finally we got the keys towards end of Nov. To our surprise the seller left all his unwanted stuff(mostly rubbish) behind. And he took away some of the fittings/fixtures that he earlier agreed to leave! When we requested Lawrence Rand if they can contact the seller and get the house cleared, all we got was "we will pass the message" and that's it. We never heard anything back. We were never given the contact details of the seller so there was no way possible for us to reach him. We also found out in the week that followed that someone else had signed up for Council Tax payment and another person had signed up for Gas and Electricity for the property. We managed to sort this out ourselves, not not sure how it happened in first place. Had Lawrence Rand been clear with their communication instead of keeping us in dark this experience would have been much better. I guess in a seller driven market, with properties in short supply and high prices, its the buyer which is at the receiving end and the estate agent only cares for the seller from whom ultimately the profits come! And today morning I received a phone call from them asking if I was interested in selling my house due to an increased demand for properties in my area! Good grief!... Read more

AVOID AVOID AVOID AVOID. Was good until end but, on the day of completion they 1.failed to keep the same price with the buyer. I lost a lot n of money and 2. Could not manage the chain properly. I had a buyer standing on my head as if we are being evacuated from our house and my pregnant wife and parents were rushing to make it easy for the buyer. They should have given at least 4 hrs for me to be able to move. I got the keys at 2pm and the buyer was at my door at 4pm. Worst ever agents and directors are even worse. AVOID!!!!!... Read more

Made an enquiry and specified my budget and requested no time wasting. Before arriving for the viewing, I requested photos and prices of the property. I was then taken to viewings with properties which were way above my budget and I was subsequently insulted that I could not make a higher offer. I was informed that a higher offer had been made but the property is still on their website. I was also taken to a property which I had already viewed before and was told that the price was £1250 when in fact it was listed for £1150. Appalled by their level of desperation. Will make a formal complaint to the regulatory body as taking advantage of ordinary people is part of their daily routine. Their staff are not just rude but also skillful in making up information to their advantage. They will most likely reply denying everything.... Read more

Give 1 star cause 0 is not an option. STAY AWAY. Lack of professionally on all sides, expecially on maintenance. Been with no heating and hot water issues for more then 1 week, and not just they look totally unable to fix the problem, they don't even pretend to care. Horrible customer service, they just give you an house get the money and forget about you. Really disappointed, never had such a bad experience with housing. ... Read more
