   This is the first estate agent I have ever rented with that I would actively and enthusiastically recommend to other people. At every stage the team have been both professional and personable. Over the 3 years I rented my flat, I found myself pleasantly surprised many a time by handling situations with care for myself and my partner as well as their responsibilities in managing the flat on behalf of our late landlord.
   I feel like it shouldn't be so rare to find such a genuinely excellent all-round agency like this. Regardless, I can promise you this unicorn is real!

    Unfortunately, I had a disappointing experience with this estate agency as a buyer.
    
    I initially found the agency to be very accommodating and helpful, so it was a real shame that during the later stages of the process I felt the communication became unnecessarily accusatory and lacked the professionalism and neutrality I would expect from an estate agent dealing with both sides of a transaction.
    
    After a lengthy conveyancing process, I ultimately decided to withdraw from the property purchase. My decision was made 3 days after receiving the lease and the Report on Title. I could not have reviewed these documents - and therefore come to my decision - any sooner.
    
    Whilst I completely appreciate that this would have been frustrating for the seller, I was extremely disappointed with the way the agency communicated with me when the transaction was taking longer than anticipated. I was forwarded correspondence directly from the seller expressing her frustration about the transaction. I felt there was no need for this to be passed directly to me and found it incredibly inappropriate and unprofessional.
    
    When I explained that I had found this uncomfortable, rather than acknowledging my concerns, I felt the subsequent communication became increasingly focused on explaining everything the seller had done to progress the transaction and attributing responsibility (largely to me!) for why the transaction had progressed slowly. The steps the seller had taken to progress her own sale were not something I felt needed to be presented to me in this way....these are things I would ordinarily expect a seller to do as part of progressing a transaction with any buyer.
    
    When I asked for the emails to me to be reviewed by someone more senior, I was told that the seller is the agent's client. Of course I understand this, but I don't believe it justified the manner in which the agency communicated with me. Unfortunately, I also felt the director's response largely missed the point of my complaint. Rather than addressing my concern about the tone and nature of the communication I had received, the response again focused on defending the seller's position and detailing where responsibility for delays lay. This was precisely the type of communication I had raised concerns about in the first place.
    
    All in all, the estate agent unnecessarily involved themselves in assigning blame and relaying personal frustrations. In my view, this goes beyond what is necessary or appropriate for an agent's role.
    
    As a result, what had initially been a positive experience was really soured by the way the later stages were handled, which is a shame.... Read more

    Extremely unprofessional and disappointing experience with James Laurence. I took time off work for a viewing, submitted all the requested documents within 30 minutes afterwards, at the asking price without even negotiating, and clearly explained that I needed to secure a place urgently.
    
    Despite this, I was later told the property had already been let agreed. This happened to me repeatedly, wasting my time and even my annual leave. My credit history and background are good, and I had no issues with the checks.
    
    They clearly do not value prospective tenants’ time. If you want a smooth and professional experience, I would strongly recommend looking elsewhere. Very poor service.... Read more

    I would strongly encourage prospective tenants to think twice before renting a property managed by Oakmans.
    
    My partner and I have rented a property managed by Oakmans since June, and our experience has been nothing short of dreadful.
    
    In the interests of fairness, I should acknowledge that it is not always possible for us, as tenants, to distinguish between failures attributable to the landlord and those attributable to the managing agent. However, what has become increasingly apparent is Oakmans’ apparent inability to accept criticism or take meaningful accountability, with concerns seemingly met by deflection rather than constructive action.
    
    To give some indication of our experience:
    
    Bathroom ventilation: The mechanical ventilation in our internal bathrooms failed and remained inoperative for several months before repairs were arranged.
    Heating and hot water: We have now been without heating and hot water for an entire week, with no confirmed timescale for repairs.
    Fire safety and security: Locks were installed on an external door in circumstances that raised serious concerns about compliance with fire safety requirements.
    Prohibited fees: An outgoing tenant was charged fees that we believe contravened the Tenant Fees Act 2019.
    Fire alarm maintenance: We have email correspondence concerning fire alarm tests not being carried out, alongside an alarm bearing an expiry date of 2015. Remarkably, the explanation offered was that the Council had not informed them that the alarm needed replacing. I struggle to understand how this could be considered a satisfactory justification.
    Basic maintenance: A broken kitchen tap took three months — yes, three months — to replace.
    
    These are not isolated inconveniences or minor disagreements over the standard of a rental property. They represent a sustained pattern of delayed maintenance, questionable management practices and, most concerningly, apparent failures relating to essential services and tenant safety.
    
    What makes the experience particularly frustrating is not simply the existence of these problems, but the response when they are raised. Rather than demonstrating urgency, accountability or a willingness to address legitimate concerns, our experience has been one of repeated deflection.
    
    A managing agent should provide reassurance that a property is being managed competently, particularly when issues of safety and habitability arise. Unfortunately, our experience with Oakmans has been quite the opposite.
    
    If there is one word that comes to mind when reflecting on our experience, it is “liability”.
    
    I cannot recommend Oakmans based on our experience to date, and I would strongly encourage prospective tenants to exercise considerable caution before entering into a tenancy involving them.... Read more
