19th Dec 2025 (20 weeks ago)We rented a property managed by Martin & Co Maidstone for just over two years. Unfortunately, our experience has been deeply frustrating and stressful, and ultimately unacceptable, due to their continued lack of professionalism, communication failures, and disregard for tenant well-being. ???? Ongoing Repair Issues Ignored or Mishandled • Throughout our tenancy, essential repairs were consistently delayed, ignored, or only partially addressed. • Roof leaks went unresolved for months, causing dampness and damage. Even when a roofer attended multiple times and provided a quote for complete repair, the landlord (via the agency) chose not to proceed. • Bathrooms had significant water damage and mould. At one point, we were left without a working toilet for weeks. • A silverfish infestation was left untreated for over a year, with the agency suggesting we buy insect spray or “ventilate better” despite confirmed leaks and humidity from structural issues. • The kitchen extractor hood lights never worked. We reported this, and only after months of back-and-forth did we receive confirmation that the extractor wouldn’t be fixed—even though it was listed in inventory. ???? Poor and Disrespectful Communication • Emails went unanswered for weeks at a time. • When we raised legitimate concerns, they were often dismissed or met with unprofessional and condescending responses. For example: “Not sure why everything always has to be on your terms.” • Simple requests for scheduling, written confirmation of repairs, or clarification on next steps were routinely ignored or delayed. • Despite promising transparency, we were often misled or given conflicting information by different staff members. ???? Retaliatory Behaviour and Deposit Misuse • After months of escalating complaints about unresolved repairs, the agency issued us a Section 21 eviction notice, which we believe was retaliatory. • We gave notice to leave by 1st December and paid all rent due up to that date. We withheld a portion of the earlier rent (as previously discussed with the agency) due to ongoing unresolved issues, which is permitted under tenancy law in certain circumstances. • Upon key return, the agency immediately submitted a claim for 100% of the deposit, despite prior agreements and without providing evidence of damages. • After I disputed their claim and submitted my own, they stopped responding. To date, they’ve not attempted to resolve the matter, and the deposit remains withheld. ?? Final Thoughts Martin & Co Maidstone has proven to be inconsistent, unreliable, and not tenant-focused. Repairs were delayed for months or never completed, pest control issues were ignored, and communication was frequently unprofessional. When we tried to end the tenancy fairly and in writing, the agency’s handling of the deposit confirmed our worst concerns — no transparency, no accountability, and no respect for their legal obligations. I would strongly advise others to avoid renting through this agency. What should have been a simple, straightforward tenancy became a drawn-out, unnecessarily stressful situation due to poor management and disregard for tenants' rights.

Lacey and Josie were equally as good keeping us updated with viewings and feedback. Our house sold quickly and Mica has been excellent keeping us updated throughout the chain. I would highly recommend RMJ.

6th Apr 2026 (29 days ago)Our son purchased a flat that was being marketed by Island Homes from their branch on Dock Head Road in Chatham and from the initial viewing with Molly and the subsequent re-visits with Harry to the overall conveyancing process with Shane who was our link with the seller's solicitor; the whole process was handled with an excellent degree of professionalism and efficiency; something that can't be said for our solicitor buts that another story!!! I would certainly recommend Island Homes for any sale or purchasing enquiries.

Sam was professional, flexible and helpful. He made arranging viewings and progressing things straightforward. He was always happy to answer our questions and kept in touch throughout the entire search, which made the whole process as stress-free as possible. We’d highly recommend Sam and the whole team — and we’ll definitely be using them again in the future!"
13th Apr 2026 (22 days ago)If a zero-star rating were possible, that would more accurately reflect my experience. I am extremely disappointed with the handling of my tenancy by this agency. Following repeated reports of serious issues within the property — including suspected damp, mould, and inadequate ventilation — I have received no meaningful resolution, no transparency, and no accountability. A formal damp survey was carried out on 31 March, yet the findings have not been disclosed or made available to me. Instead, communication has been inconsistent, dismissive, and at times contradictory. On multiple occasions, I have raised concerns regarding blocked ventilation points within a Grade II listed building, possible structural defects, and the resulting impact on indoor air quality. These concerns have not been addressed in any adequate or timely manner since I moved in in December 2025 (evidence reported within the check-in!). In the meantime, I have experienced respiratory symptoms requiring medical attention, adding a serious dimension to what is already a concerning situation, but of course so far, indeed, they have tried to fault me in any possible way saying "you don't open the window enough"! Particularly troubling is the apparent lack of understanding of legal responsibilities in relation to tenant protection — especially in cases involving vulnerability. I have a recognised disability, and the way this matter has been handled does not reflect an appropriate standard of care or awareness. Recent correspondence has referenced a desire to reach an “amicable resolution.” However, this has not been supported by any concrete actions, clear timelines, or acknowledgment of the issues raised. The matter has now been formally escalated, and a Council inspection is scheduled. I will rely on the already gathered evidence and appropriate authorities to assess both the condition of the property and the conduct of the agency. Based on my experience, I would strongly advise prospective tenants to proceed with caution. This review will be updated following the outcome of the Council inspection.

Usually you would expect to be welcomed to to a property you are looking to buy, invited to park on the drive so you can see what it would be like to live there. Not Claudia Romano, who arrives 1 minute before the appointment, shouting out of her car door, "I'M THE ESTATE AGENT SO I GET TO PARK THERE!". And then, once we have driven around and finally found somewhere to park, has the cheek to tell us that we're late and we will not have a full appointment - when we were there first! Prospective sellers - avoid at all costs!!!

Selling a property is rarely a straightforward process, and ours proved to be a true roller coaster with unexpected twists and turns. However, no matter how turbulent the situation, Mark always had a steady hand on the tiller. His professional guidance, calm demeanor, and industry knowledge kept our sale on track when things got complicated. Mark’s ability to navigate the complexities of the market while keeping us informed and reassured was second to none. He doesn't just "list" properties; he manages the entire process with a platinum level of dedication. Paul truly goes above and beyond. A breath of fresh air to find someone who is always there on the end of the phone to answer your queries and after sales is no different he is with you every step of the way till completion. Paul has the natural ability to take any negatives that may impact your sale and turn them into positives. To get this level of service which is at least three thousand less on average than other Estate Agents is win win for me.
