22nd Apr 2024 (4 days ago)Our experience with Mann Sales and Letting Agents Strood has been deeply disappointing. As someone with experience in leadership, I can confidently say that the issues my family faced clearly stem from leadership, as the agency has failed to take accountability for their poor service. The signs were there from the very first calls and continued all the way through. Appointment punctuality and coordination were major issues from the beginning. Scheduled viewings were consistently delayed, leaving us in uncomfortable situations and forcing us to personally show prospective buyers around our property. This lack of punctuality and disregard for our concerns was unacceptable. This not only inconvenienced us but also left us feeling uncomfortable and vulnerable. Moreover, prospective buyers also expressed dissatisfaction with their poor experience e.g., left waiting outside properties, unclear instructions, and poor communication. Transparency regarding the terms of the sole agency contract was also lacking. Critical details, such as the length of the agreement, were not adequately discussed, leaving us feeling misled and questioning the integrity of the process. Furthermore, the advertising of our property on Rightmove and other platforms was subpar. We were left to request enhancements and updates, reflecting poorly on the agency's commitment to effective marketing. Despite our attempts to address these issues, the agency has refused to take responsibility and has closed ranks. Even after following the 'official' complaints process, they have refused to allow us to alter the length of the contract or even to move to a multi-agency agreement, which is a basic and straightforward solution that can easily be done and has been advised by other professionals in the industry. I strongly caution against entrusting your property sale to Mann Sales and Letting Agents Strood. Should you decide to proceed with them, heed this advice: never concede to a sole agency contract, demand meticulous attention to the advertising of your property, and scrutinise every detail of the contract, particularly its duration. I firmly advocate for a contract length of no more than 4 weeks or 28 days. Furthermore, be resolute in avoiding coercion into utilising their in-house financial services. Despite our repeated insistence on retaining our trusted brokers, Mann Co persistently pressured us until we were compelled to inquire whether our decision to use our own brokers would pose a problem, emphasising the importance of asserting your preferences firmly. Overall, our experience has been disappointing, and we hope our feedback prompts Mann Sales and Letting Agents to reassess their practices, processes, and procedures and strive for improvement in the future. Now, we find ourselves left to wait out the length of the contract as they refuse to alter it. As a family with two young children, aged 2 and 4, it's evident that our needs have been consistently overlooked and disregarded throughout this entire ordeal.
8th Mar 2024 (7 weeks ago)Sold my house today after a year of trying to shift it. 1 buyer fell through, and various other unavoidable issues that come with selling a property with an ex-partner, and here we are! Sam & Matt were invaluable to the whole process. They kept communication up throughout the entire time, especially Sam who dealt with the majority of the issues. Thank you so much to both of you, and the whole team at Philip Jarvis. A whole years worth of work at such a reasonable price. I would 10/10 recommend.

She was quick to respond to my emails and everything just sailed smoothly. I cannot recommend this firm and their proffessional personel Courtney enough. Thank you so much for your help.
13th Apr 2024 (13 days ago)I felt we had a very rocky start with the main contractions dealing with leaving. I had to chase mostly for feed back on viewings and I never felt that communication was as it was promised in the beginning. It’s a difficult market so it’s hard to say what and how the flat would have sold price wise and time wise in a better market overall I would say average
12th Nov 2023 (24 weeks ago)We weren't able to get the property BUT i still want to say that out of all the agencies that we used to book house viewing, this is the only one that made a great impression. SARAH listened to what we had to say esp the unique circumstance we had; showed the property and explained it well unlike the other agencies where agents just let you go around but not tell you anything about the property they're showing or once you tell them the circumstances they just refuse to book you for a viewing, Phoenix is not like that. Our circumstances were different as we were looking for a home for our best friend who's moving from another country with 3 little kids and Sarah was the only one compassionate enough to entertain us. She is a great asset to the company! For that alone i'm giving a five star! Thank you! Update: THE WHOLE TEAM IS AMAZING! Sarah, Claire, Lee, Masoud etc. (Hope i'm right with the names) are all extremely helpful. We missed the first house we viewed but a few days later we got a call that they have another property if we were interested, it's a newly refurbished 3 bedroom it wasn't even on the website yet and they helped us all throughout the process until my bff finally moved in. Very good communication and very patient and understanding team!
18th Mar 2024 (6 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

The Bluebell Estate team showed their amazing true colours from the 1st phone call I made to them to enquire about a property. Throughout my 2.5 years tenancy I have found the whole team to be very professional but more importantly to me they have all been genuine, honest & lovely people. I recommend Bluebell Estates 100 percent.

17th Feb 2023 (1 year ago)12 weeks on their books not one viewer. Contracted for 10 weeks but when requesting the "For Sale " board to be removed an additional 2 weeks "notice" was demanded. When I informed them that they had 10 weeks notice from when contract was signed, it appears it was beyond their comprehension. Are all Estate agents this dodgy?

Staff were always positive, despite having a long 10 month wait which was down to vendors. Lovely little goodie bag received on completion.

Our own sale was extremely problematic to say the least, but you were always on top of everything relating to our sale and purchase and there is just no comparison in the wonderful service we received from you both and that of the agent we used to sell our home.
