14th Sep 2026 (8 weeks ago)Took 3 weeks to get our deposit back and about 20 emails chasing it. Very poor communication - completely ignoring emails and blaming the delay on unpaid bills which were actually for another flat. They were fine during the tenancy so a bit of a shame to end it this way.

5th Aug 2021 (5 years ago)**AVOID** Absolutely shocking! This company is not professional at all. We went into look at a potential property to rent and was met by a very pleasant staff member. We book a viewing for a couple of days time and were met by a older man who was late! When asking about the property we were given SHORT SHARP answers and were made to feel like we had put him out by asking to view the place. The whole experience was RUSHED!!! If I could give 0 star I would! * AVOID! *
25th Dec 2025 (10 mo. ago)Me and my flatmate had the worst experience with one of marble properties agents- Shabs.
Both of us needed to follow up with him relentlessly to get anything he’d request/demand over the phone in writing.
Often, he’d forget what he’d told us previously/ use the fact he communicated primarily through phone call to disregard what he’d told us, creating a lot of unnecessary confusion and anxiety.
One of the most unprofessional and immature people I’ve ever interacted with.

21st May 2021 (5 years ago)I am a landlord that's worked with Reed Rains to manage our property in East London. There has been little need for interactions over the last few years other than the odd visit and collection of rent. However, over the last 6 months, our tenants have unfortunately slipped into arrears of around £10k. Reed Rains has not managed this situation very well, there has been little effort to communicate with the tenants other than rent invoices being sent from an office 200 miles away. It was mentioned three months ago that the tenants might have vacated the property. This was only checked last week with an abandonment notice being placed on the door. Despite repeated requests to be contacted or find out who deals with the property and us as a client nothing has been done. What I have been getting is passive-aggressive emails from the team at credit control taking no responsibility and showing no empathy for the fact we are £10k in arrears with no end in sight and that we could have been better head of the problem. Again there has been no one to speak with to discuss the matter.
Our experience of this company and lack of customer service here is shocking, in this case, they certainly have not operated in the best interest and on behalf of the client.

More recently, Mark helped secure a mortgage adviser to help my partner and I buy a home in North Yorkshire. Mark is always open to sharing his industry expertise and has guided me through processes such as leasehold extension and has always kept me updated with the London rental and sales markets. I have come to view Mark as an excellent wealth manager whose services and knowledge I greatly appreciate. Thanks a million!

Donna handled a complex, lengthy situation with remarkable calm, clear and prompt communication and expertise from start to finish

20th Sep 2025 (1 year ago)I recently viewed a property I was very interested in and made it clear I wanted to put in an offer and in a chain-free position. Despite this, the agent sold to a buyer involved in a chain. When I asked whether it would have been better for their vendor to receive multiple offers, I was told “of course we will take two sales over one.”
When that sale later fell through and the property came back to market, I was contacted to view again. Unfortunately, the exact same situation occurred again. I was apprehensive to move forward given the previous time and again, whilst in discussion with the agent, not given a fair opportunity to put in an offer, while the agent managed to reconnect the chain. I understand that the market is difficult, but prioritising an internal double-deal over the vendor’s best interests feels deeply underhand. If I were the seller, I would be furious to learn this was happening.
On a separate note, I was taken aback by the line of questioning I received during the viewing. Being quizzed about my age and affordability, along with comments like I “only look about 15”, came across as unprofessional and demeaning. It left me feeling uncomfortable and put me off wanting to view further properties with this agent.

1st Nov 2020 (6 years ago)Nicholls Residential have been excellent to deal with during the sale of my property. They have been so polite and helpful every step of the way. My flat was empty and after the initial meeting I barely had to lift a finger. Their communication was excellent by e mail and phone. I would recommend them to everyone.

27th Jan 2026 (9 mo. ago)Naz has been amazing. We found ourselves being evicted by our landlord as he wanted to sell his property, I am 9 months pregnant. Naz made sure that we were in the property and that everything was sped up, so that the transition was smooth and that I was comfortable ready to give birth. I cannot thank her enough for doing this for us so quickly. Normal businesses close at 5pm, She was still texting us at 9pm to make sure that we were happy. Amazing service from an honest family business x
