I received unjust invoices, very distressing and inconvenient. I asked for a office phone - I never got it. Oh, and my employee resigned over the terrible noise in the co-working office as she could not perform her duties - cost me disruption to my business and I am in-dept to this company for rent as they wont let me out of my contract with no charge despite everything they put me through. Avoid the co-working office and go for a single office the size of a match box with no window and pay lots of money for it instead is my advice or better still go somewhere else.
Excellent service and a smooth end to end process. I was also very happy with the zero deposit scheme that was offered. It was a real help as it greatly reduced my moving in costs. Highly recommended.

I’d never rented a house out before so trusted Reeds Rains draw up a suitable contract in my best interests, as I was immigrating.
Turns out the tenant they advised me to accept was a personal friend of one of the branches employees and they signed the tenant up to a 12 month no break contact, which basically meant he could pay no rent whatsoever and there was noting I could do about it until the end of his lease. I have since talked to other agencies and they couldn’t believe they offered a tenant this contract. I was sending Reeds Rains 7-10 emails a week asking what was going on and was lucky if I received 1 reply.
Eventually I had to give up my dream life in Canada as someone living in my UK house rent free was costing me a fortune.
I’ve now used another agency to find me a tenant with no issues, but have never received a single penny of the outstanding rent.
Thanks for the reply Susan. I’ve tried using the ‘contact us’ option on the Reeds Rains website, left all my details, contact info etc and I’ve not received any response.
Further to your reply, I was told the tenant which I was advised to accept by your staff, with the exact words ‘he’s a personal friend on mine so I can vouch for him’ had received a credit check and actually had a guarantor (co-signer) in place. When he decided to stop paying the rent I asked for a copy of these checks to be told - ah we didn’t complete the checks, and he didn’t even pass the credit check !! And because he’d been signed up to a no break lease (which your staff advised was a good idea ) I was told there was nothing I could do until the end of his lease. Meaning he could just go for months paying no rent !
I’ve since found out this was false, and I could of started proceedings as soon as he was 2 months behind, but strangely your staff didn’t mention this.
I can send you every email which I sent and that I received from Reeds Rains to back this all up.
I was totally let down by Reeds Rains and if I had the time and resources I would definitely be taking this further

My nephew rented a private property from these agents and on testing the smoke alarms found that upstairs one was not working.Was about to report to agents when neighbour ,who is electrically qualified, offered to have quick look, Found only to be broken wire , which was quickly repaired, tried and tested OK.
The point is that , it is law that agents ensure that smoke alarms are fitted and working prior to handing keys to a new tenant, which was clearly not done in this case.
This was a few months ago, but it has preyed on my mind and thought it nesessary to highlight the problem,so that no other tenants are put at risk by checks no being carried out.
I found Ben Charles to be an excellent letting agent, very professional. I haven't one single grumble over the 5 years in which I rented my house from them. Lovely and very helpful staff and any odd repairs were done in a timely manner. After the final inspection, I had my deposit returned to me within a week. I would whole heartedly recommend them. I was very sorry to leave the house and Ben Charles.
The most unprofessional agency that I have ever seen in my life. See your deposit is already gone! Can not agree more with Gareth Edwards!
Also I found a tenant for them to move in quickly and they put a sign next to the door to charge the landlord and tenant all the fees.
