We've recently completed the sale so a property and can't thank the staff at Michael Hardy (Wokingham) enough for all their hard work and perseverance in selling a property with a limited market. Barnaby Styer has been most helpful in keeping us up to date with the progress and making sure the property was continually visible on a multitude of different media. Sara Ankerson has been a great help, as have everyone in the Wokingham office. Would recommend them to anyone considering selling a property and looking for a highly professional service. 1st Sep 2024 (20 weeks ago)Health ruined by mould; upped rent £150 at the annual review and when I haggled this down, I was issued a Section 21 no-fault eviction 3 months later. They're genuinely borderline predatory. It took 6 months to fix the flat windows which all had broken handles and did not seal, meaning in winter it was impossible to keep the flat warm. Black mould was present on the check-in report on move-in, and alongside that all the fixtures and fittings were marked as needing repair. I was put through a back and forth for 6 months to have the windows fixed, where they had 5 contractors come out to look at the issue and give a quote. Seemingly they were looking for the cheapest labour going. That was over winter, meaning I was sleeping in a drafty and moudly flat for that time. Once the windows were fitted, they just put sealant over the mould which doesn't solve the issues. Through out the eviction process they purposefully mislead and harassed me to apply pressure for me to leave. Directly contradicting advice given by the local council and citizen's advice. As an ambulatory disabled person, it's unfeasible to pack up and move your life within 3 months. During this period, there were minimum 3 visits to the flat without my prior approval, with less than 24hours notice. Sometimes they would notify me at the end of a working day, so it'd be impossible to get my consent. All for surveyors to appraise the property which has been on the market for over 2 years with no traction. Twice someone opened the door and walked into the flat whilst I was mid-work meeting. Which is just completely dehumanising and disrespectful.

4th Oct 2024 (15 weeks ago)If you want an estate agent who does not respond to emails or phone calls, Chancellors are your guys. Would also be very wary of paying money for repairs as they are happy to take the money, less inclined to do the work. Avoid like the plague
14th Oct 2024 (14 weeks ago)We are having a nightmare with this company. We have now rented a property with them for a year. We turned up to the viewing, sat there for 10 minutes and no one showed. We called the office to be told they forgot to book it in and it would need to be rebooked, we had driven 4 hours to view this property as we were relocating so told them they had to send someone out. We were then rushed through the viewing. We ended up going ahead with the property and had no problems with this part of the process. However, anything that requires any form of management from Martin&Co is horrendous. They have 2 months to complete a gas safety check but left it to the last week they could legally have it done and then Oliver had a go at US for not being able to take a day off work to let them in. We got told it wasn't possible for them to give us a timed slot so we called British Gas ourselves and got told it was possible they just had to request it, M&Co wouldn't, so we did and I was able to work it around my job (but had to organise everything myself). We then got contacted about our yearly inspection, we called and booked it in for my day off, they never showed up. We called to find out that once again, they didn't book it in. We live in Wokingham but half of our communication comes from the Staines branch. We then got emailed 3 days before rent due to say they were changing the account we needed to pay, we went on to set it up and the bank stated it looked like a scam payment based on the account, we contacted the landlord as it was a Sunday and he said he hadn't authorised any bank change, so it did look like a scam! However, after contacting a very rude woman at M&Co they stated THEY were changing the bank account and we have no right to talk to our own landlord and to pay them immediately and we were lying about the warning from the bank (proof attached). We are on a fully managed contract and have had to organise everything ourselves so far, which is ludicrous. We are fed up with communication from this company and would never rent with them again.

2nd Jan 2025 (16 days ago)We had struggled to sell out shared ownership flat for months with Whitenights. We had sold, but the previous chain fell apart. Whitenights found a series of completely unsuitable buyers, causing us to lose the previous property that we were buying. We changed to Sarah & Georgina at Avocado, who were a breath of fresh air. Found us the right buyer- even when a sale fell through again, and went the extra mile at every single step of the way. Such as doing the vetting for Housing solutions up front, to reduce chance of people dropping out. We remain convinced that the only reason we moved is because of Sarah & Georgina's expertise & dedication

Although the process took longer than expected due to issues further up the chain (through no fault of our own), Karl was genuine, honest, and kept us informed every step of the way. He was thorough, and whether it was a call back or an email, he always got back to us very quickly. Despite the challenges, Karl did everything he could to keep things moving. It's clear why the agency has such a great reputation in the area. Highly recommended.
