I can honestly say that one could not expect better service from the Fakenham office of Abbotts. In particular, Shaye is positive, friendly and very professional, as is Emily. I did try having a second estate agent company look after my sale, but their service was not a patch of that given by the Abbotts Fakenham office, and the rival company was dumped after some months.

I think it would be fair to say that the present political climate has had adverse effects on the UK housing market, but this has not affected the determination of this office, nor the positive and cheerful way with which each and every dealing is met. Definitely a 5-star award and highly recommended.

Jon is absolutely amazing, from start to finish he help us with sorting out our first mortgage and now our remortgage. I was selling a property as Power of Attorney and cannot thank the staff of Abbots Fakenham enough for their support through what was a long and painful process due to an extremely complicated lease. They never gave up despite it being a low value property and communicated with me well even when the news was not so good. Tried to view a property. I'm not sure what happened. Tennant cancelled our viewing. Was told another would be booked. But we heard nothing and property has been let. I get the feeling the Tennant was perhaps not being very accommodating but we could have at least been informed of what was going on. I'm hoping it was perhaps a mix up. But feel honest reviews are important.

My partner & I decided to sell our first home with Abbots Thorpe St Andrew, we had other estate agents round to value the property and Abbotts were the last in the chain we had. The valuer came round on a Saturday morning and clearly thought it was a given we were going with them. When we mentioned that we wanted time to process the other estate agent offers etc the cost of listing suddenly fell by 17%. This was then more competitive but still higher than other commissions offered, again we stated we needed time. The charge on commission dropped again by 20%. We were told this rate is only available if we use their legal advisors, Countrywide. Being told “they are the cheapest you will ever find”. We decided to do this to ensure the low rate of commission. We signed the documents to lock in the listing with them for 16 weeks. We believed this to be all the charges we would face. Then out of the blue we were informed that professional photos will come at an extra charge, which had not been disclosed previously. There was a property listed with the same branch which we were very interested in purchasing and it was abundantly clear we would struggle to get the house unless we listed there and then. Thankfully we didn’t buy the property which was listed with Abbots in the end.

During the listing I reviewed the charges made by Countrywide which are really cheap, if you are a cash buyer with no chain. However with a mortgage redemption which was appropriate charges suddenly rose. In the end the charges for extra was doubling the legal fees. We were told that all viewings would be done by Abbotts negotiators apart from viewings on Sundays as the branch was shut. Sunday viewings we were told was rare, but In reality out of the 15 viewings we had, 9 were Sunday conducted by my partner. We sold to an investor who my partner showed round.

Post sale, we heard nothing until a week before exchange & completion. A move date was demanded which was reasonable with our timeline thankfully. However it didn’t give us much time to instruct a removal company due to such short notice. This was the most stressful job out of the whole situation as it was incredibly difficult to find someone to help us move our possessions so quickly!

Overall, we were probably naive going into this as it was our first property sale. I wouldn’t use Abbotts again with the large amount of hidden truths only uncovered post signing of the listing agreement.

We first used Abbotts when we were selling my late mother's bungalow in 2012 and were very pleased with how proactive they were and we sold very quickly. When we came to sell our own property this year they were the first agents we thought of and again our experience has been very positive. Everyone we dealt with combined friendliness with professionalism. The original valuation was based on comparing similar properties and was therefore realistic. We always felt they were going the extra mile to market our property and again we had an ideal buyer within a few weeks and despite the disruption to the housing market because of Covid we have managed to exchange contracts without too much delay. I would not hesitate to recommend them.
