23rd Jun 2026 (6 weeks ago)I am extremely disappointed with my experience.<br>I viewed a flat in Papworth through Connells on Friday 19th June and absolutely loved the property. Before the viewing, I had noticed that an identical listing through another agency, Leaders, had already been marked as “Let Agreed.” As the two listings appeared to be exactly the same flat, I raised this concern with the Connells agent during the viewing. He reassured me that the property was still available and suggested that the Leaders listing must have been for a different flat in the building.<br>Based on this information, we submitted an offer that same evening. The following day, Connells sent us paperwork to complete and sign, clearly identifying the property we had viewed. We were even told that we could potentially move in from 29th June. On Monday, when we called for an update, we were told that they were waiting to speak to the landlord and that we would soon be able to pay the deposit.<br>However, today (23rd June), after chasing for another update, we were finally informed that there had been a miscommunication between the agencies and that the flat had actually already been let through Leaders before we even attended the viewing.<br>This was incredibly frustrating. Not only was our time wasted, but our hopes were raised unnecessarily over several days. At multiple points, we were led to believe that the property was available and that our application was progressing, when in reality it had already been taken.<br>To make matters worse, the agency is still actively advertising the property, which only adds to the confusion and suggests that the listing has not been properly updated or managed.<br>Arranging viewings outside of standard working hours has also been extremely difficult. It’s ironic that those of us working full-time to meet the income requirements needed to rent these properties seem to have the hardest time accessing viewings in the first place.<br>Mistakes can happen, but better communication between agencies and more accurate information being given to prospective tenants would have prevented a very disappointing experience.

10th Aug 2020 (5 years ago)At the start the relationship was positive and friendly. A for sale board was requested but, never placed. We did not received feedback from the few viewings we had and unsure whether buyer/ viewer suitability checks were carried out - especially at these times with heightened cleaning and sanitising that needs to happen. We also received marketing letters although we were already with them and the claims on them we challenged as this was not reflecting our experiences. Communication was far for acceptable with not following up with promises to call by a certain time/ date and not responding to emails readily. To add to this they wanted us to drop the price of our property when realistically had not done enough to market it. Very disappointing and felt like we lost an amount of time with no progress.

She is extremely personable and very good at her job. I have enjoyed each and every interaction with her - even when I was troubled, Ruby was full of knowledge and helpful advice for me. After a short conversation with Inaya and MR Azad the we proceeded to fill out the paperwork. This was very professional and very quick. I thought I would take an hour but it was so much faster. After all the staff congratulated me and gave me a nice welcome box with discounts and a few treats. I have had no issues and the staff are very supportive. Thank you to everyone at Homelink for making this transition so stress free.

The Bedford team are mentally agile & well led by Jonathon Tolmie, Jack led the sale with diplomacy and was professional and polite throughout. Hannah and Wendy are team players who also helped the process along in order to get completion.<br><br>I would never use anyone other than Michael Graham as they always work to always get the best price (thanks to Warren) and keep customers updated with real time information and issues as soon as they arise.<br><br>You run a great team Jonathon, thank you for your great service.<br><br>Roger

21st Jul 2026 (14 days ago)Just sold our house with Cooper Wallace and very happy with the service. It was a bit of a journey to get to completion (as moving house always is) but Cooper Wallace were excellent at keeping us informed throughout the whole process. Rob managed to get the house on the market within 24 hours of us calling and he sold it less than 3 days later, with two very interested parties meaning we got an offer over asking price, which is everything you want as a seller. David called at least once a week sometimes more throughout the process to keep us updated so we always knew where we stood which really helped us as we packed up and planned our next move. Overall really great service, I would definitely use these guys again, thank you!
8th Jul 2026 (27 days ago)On numerous occasions I have returned their calls. They in return say they will call back ? So I call back, next time they are still at lunch 2pm. They promise to pass on that I am trying to return their calls. Nothing happens ?<br>They have very poor communication skills both with landlords and renters. I am just in the middle, and seldom hear back.<br>In the end for years ( 16 ) to be precise I have put up with freezing cold winds coming through my bathroom window, and they promised to speak to the landlord, over and over again. It was not before I held some of my rent money back I got a reaction, and 6 months later on, I eventually got a new window. Now I am fight for the next ones.<br>Meanwhile rent goes up. Maybe we have a public tribunal on our hands ? Out of the three different estates agents, this property has been rented out by, Leaders are the worse by far.

From start to finish, the whole process was seamless.<br><br>Clover made getting the property on the market so easy, and the photographs were absolutely amazing. She made us feel comfortable throughout the entire process.<br><br>Our sales representative, Adam, did an incredible job. He found the perfect buyers who will love our home just as much as we have. His communication was excellent from beginning to end—we were never left wondering what was happening and were kept updated every step of the way.<br><br>Everything moved quickly and efficiently, and we couldn’t have asked for a better experience. Either the properties were over budget or too far away, so the process became quite frustrating. When I first met Joshua from Kirkby Diamond, I initially went to view a different yard. After discussing my needs with him, he quickly understood exactly what I was looking for and showed me another yard that was absolutely perfect, the right location, the right size, and within budget. What I appreciated the most was his constant professional communication. He always replied to emails promptly and kept everything clear and well-organised throughout the process. A true professional. They are absolutely fantastic. Excellent communication. I feel that Absolute take the worry out of renting out a property for landlords. They have helped so much. And I feel they go above and beyond to find the right tenants and match them with the right properties.<br><br>They are diligent, responsive, pro-active and have great attention to detail. And a solid knowledge of the latest laws. From start to finish, the whole process ran smoothly, Artistry pay attention to every detail from photography to elegant write ups which really do capture the individual features of their properties. The whole team are incredibly professional, friendly and knowledgeable and you feel like you are getting something more personal and unique to other estate agents. I’m not quite sure how they made what should have been a very stressful experience, feel straightforward and totally under control. The team kept us well informed throughout the process and were always available to answer all our questions. We can not speak highly enough of them and will certainly, without hesitation, use Artistry again in the future.

20th May 2026 (11 weeks ago)EDIT: Thank you for your response. However, attempting to attribute the issue to “timescales” or solicitors avoids the central concern raised in my review. For the full context: from the first viewing I made it clear to the agent, vendors and solicitors that my intention was to complete before the end of the year, and this was the only reason I accepted the asking price without negotiation despite the lease nearing 80 years. The property was marketed as “no chain”, and this timeframe was known and discussed for months in advance, on multiple occasions including second viewing in the end of November. No circumstances justify intimidating communication by your manager or suggesting that a client’s actions may negatively affect how they are viewed in “future transactions” — wording for which your agency already issued a formal apology. As I believe this conduct fell below expected professional standards, the matter has now been formally escalated to The Property Ombudsman (TPO). I hope this leads to improved communication standards and training. Unfortunately, my experience with this agency during a property purchase was highly disappointing. It started off well at the viewing - Aarden was highly professional, with good knowledge about the property. Unfortunately later on during the process the communication from the sales manager Josh — particularly during negotiations — crossed the line from professional guidance into unnecessary pressure and intimidation. At one stage, I was told that my actions could affect how the agency and vendors viewed me in “future transactions,” which I found completely inappropriate and unprofessional. Following a formal complaint, the agency acknowledged that the wording used could reasonably be interpreted as intimidating and issued an apology. I appreciate that the director responded professionally once the complaint was raised, but buyers should not have to escalate matters formally in order to be treated fairly and respectfully. I would strongly encourage future buyers to keep all communication in writing and approach negotiations cautiously.
