Although I didn't use Cubitt and West to sell my property I had several conversations with Katie as she was selling my buyers property. Honestly, I can't rate her highly enough. It was a difficult move and the only person who actually told me what was going on was Katie - she helped sort out the delay in the chain and took the time to speak to me even though I wasn't her client. Assured of the best service available pre sale. Minimal feedback provided during the entire sales process even after complaining to the manager more than once by phone and email.
Sold by modern auction on agent’s advice but it became clear that how this worked wasn’t explained to prospective buyers who were viewing and expecting to be able to bid below the starting price!
Genuinely a wasted 4 months.
Ps Any C&W messages post review saying they ‘tried to reach out’ are intended to make it sound like they care.

From booking the first viewing appointment (in April 2024) till the completion (September 2024), all along, they followed-up with every step of the process. Due to holidays and personal situation, we needed to split the exhange and completion with 6 weeks gap and the team did an excellent job in mediating this with the seller on our behalf and made this happen which saved a significant cost for us.

I initially tried to sell my flat through a different agent last year, despite knowing it would be difficult due to the high service charges. I found a cash buyer after reducing the price and instructed my solicitor, who is a friend, to get the process started. He kept me updated promptly, but he frequently mentioned that the buyer's solicitor was difficult to reach and extremely slow. Whenever I raised this with the agent, they assured me the buyer was serious, and I trusted their word.
As time went on, it became clear that the buyer’s solicitor hadn’t done much work, as confirmed by my solicitor. The agent also pressured me to have my tenant leave the flat to supposedly speed up the sale, which turned out to be a mistake. After five months of waiting, I realized the process was dragging on, and I asked the buyer to either exchange or pull out. Unfortunately, the buyer withdrew with some unbelievable excuses. While buyers can pull out at any time, I felt misled by the agent for not properly monitoring the solicitor’s progress or updating me on the situation.
I then contacted Cubitt & West in Sutton, where I had a very positive discussion with Katie. She advised me on a reasonable marketing price, and I felt well supported throughout the process by both Katie and Esme. Sophie, the sales progressor, ensured great communication between myself, the buyer, and both sets of solicitors, regularly chasing updates to keep everything on track.
Thanks to their hard work, the contract has now been exchanged, with completion set for 17th September. I can’t thank Katie, Esme, and Sophie enough for their excellent service. They made the whole experience smooth and stress-free, and I strongly recommend Cubitt & West to anyone looking to sell. Amazing team!

Having had Robin out to value the property sometime ago we were keen to get him back. We tried three agents and none of them covered as much as Robin and gave the time he gave. He took the property on in late November and it was let within two weeks. The support and help that he has given as we live along way away has been 2nd to none, and he even got his son to do the garden for us and it looked beautiful. His son took away all our rubbish and made the appearance of the property. Excellent. We’ve instructed him to fully manage the property, and feel that we have gained an efficient and confident agent to look after our home during its letting contract. This branch is terrible for renting
Some time ago we had a major leak in the communal area making the stairs slippery and causing a safety hazard, so they took our toilet out to see whether this was causing the issue. When the leak was fixed they forgot about the toilet and it took multiple times calling them as well as reporting it on their portal, and having to wait for almost 3 months for them to book a plumber to install it back.
Other issues were there from the start of the tenancy; for example broken window blinds in the bedroom. There's still no indication anything will ever be done about it and they just keep cancelling the tickets.
Been waiting for almost half a year for them to fix a broken window hinge; something that should take no more than 2 weeks to fix.

I handed the keys to Tyler on Thursday and the viewing took place that afternoon which is very very amazing speed.Tyler gave professional suggestions about adding floor plans and videos. The advertisement looks perfect! Then the offer happened. I needed to accept the offer before the referencing could start. Everything went smooth. The only downside is that the tenants uploaded their documents through the portal several hours before the contract was signed and since I chose the part-management service so that the agent signed the contract on my behalf which means I got no chance to have a look of the tenants details. Personally I would prefer to see the potential tenants details after they gave the offer and also I would like tenants who can afford the property by their income rather by savings. The good side is the part-management service gives me the opportunity to purchase the rental insurance that Cubit West offers. It obviously costs more but gives more reassurance. Thank you!

I can only commend the service that I received from Katie at the Cubitt & West Sutton branch, it was top notch from the first meeting!
Having been let down by two previous agents and 3 collapsed sales, Katie suggested using a secure sale product, essentially we put the property up for auction. While the initial 'go live' for advertising the house took a little longer due to an auction pack being created the key deal maker was the buyer having to put a non-refundable deposit down and exchange and completion needed to happen within 56 days.
The auction pack essentially is all the searches on the property done before advertising and is given to the buyer on acceptance of the offer - this is the best £445 I have ever spent.
Had our buyers not been on holiday, we could've exchanged and completed within 4 weeks!
None of this could've been possible without Katie and her team, a heartfelt thanks to you all for making a really stressful situation run a smoothly (as possible)
I'm not moving again for 100 years, but if I do, I'll use a secure sale and Cubitt & West Sutton!

The sale of our flat was completed today. After its initial quick sale, professionally dealt with by Kurran and Roanna, through no fault of their own completion became continually delayed, mainly due to the actions of the buyer's solicitor. Completion was finally achieved this week against all the odds and this is thanks to Tamsin who never gave up on the sale. When I moved into the property, experience with cubit and west was excellent but when I left the property, I had the worst experience with this agency and they only favour landlords and no say for tenants at all. For tiny repairs they took almost half of my deposit money instead having it repaired charged me for full replacement like beaded cord for blinds which is for under £10 they deducted from deposit £228 and similarly for small scratch on kitchen platform they deducted £180 and curtain hook was loose, they deducted £84. PATHETIC EXPERIENCE AND THE WORST AGENCY.
Emily Segens managed all this and I would never ever recommend Cubit & West to anyone as she only favoured the landlords, never bothered about tenants. Pathetic experience

My previous review seems to have been deleted by C&W so reposting my horrible experience. I had a purchase offer accepted years ago, C&W told me to go with their internal legal team based in Bristol or Bath because the seller had done the same so the process would be "streamlined". I accepted and also spent £200+ on the conveyancing.
After 3 months I realised there was zero movement in progress so ended up chasing on a daily basis between months 4-5 and C&W were being very EVASIVE in their answers on slow progress.
In the end I contacted their legal team and it all started to unravell. The seller never signed the legal contract to sell the property and then transpires the seller never had the intention to SELL. They put their property on the market to test the waters which C&W never told me for months. The property had also fell through once before in the previous year for the same reason.
Complete waste of time and should be avoided. This place impacted my mental health and the person I dealt with was a fraud.
Offer was accepted in Feb and strung along until I cancelled the purchase in July.

Terrible service once we started having our rented house that are negatively affecting our health and wellbeing. The company is meant to manage the property but every time I call there is an excuse to why they cannot do their job. We have had a broken boiler for over two weeks - no heating or hot water in the property. We haven't been provided with updates without chasing with multiple calls. I was told that I will be sent heaters last week to keep warm but still haven't received anything. When I called to ask for updated a staff member answered by saying "We cannot make heaters magically appear". The staff definitely do not care for the tenants or their wellbeing and only strive to make the landlord's happy by cutting cost and putting our health at risk.

Silvia Lualdi is probably the worst sales negotiator I’ve ever come across in my life. I lost out on purchasing a flat through Cubitt & West and it was all because of her inefficiency to work to deadlines and create urgency. Purchasing our first home with Cubitt & West was super streamlined and made easy. We were new to the buying process so had no clue about the steps ahead or what was required and what we needed to do. We were put at ease and given the expertise and knowledge we needed. We chose to enlist their in house team to help with the mortgage and solicitors, this really saved us looking around for 3rd parties and meant everything was pretty much linked. Our mortgage advisor was so helpful and talked through all the options explaining each in detail and worked hard to find us the best rate. From there we were lucky enough to find our home after a few weeks of viewings. Their in-house solicitors provided a step-by-step portal to guide us through the viewing process and regularly checked in with us, while the Cubitt & West would regularly update us on the status of the process.
All in all it was a very positive experience, removing the stresses from what can be a very stressful process.

I’ve had the worst experience with this agency. I. In the last week, I have called and left messages multiple times to enquire about a property and no one has bothered returning my calls.
I went to their office in Wallington and the coworkers also couldn’t get a hold of the people who work here.

The ‘senior negotiator’ was totally clueless. Kept forwarding emails to both solicitors without actually reading them and kept saying that she was ‘chasing’!

So fourteen weeks ago we decided to put our house on the market, from the initial call to Mia and her expert knowledge on the marketplace and her friendly enthusiastic attitude we put our house up for sale.
Two days later the property was online and a further twelve days had seen fifty people through our doors professionally manged by Mia and her colleagues.
We achieved £26500 over our asking price with a staggering twenty two offers made.
Eleven weeks later we had completed on the sale with what can only be described as the most stress free sale that I know off.
We used Cubit and west's solicitor's, Holly like Mia has to be commended for what she achieved in what was two off the busiest months for house sales in a long time.
But I must focus my praise ultimately on Mia who time and again was my personal secretary as I dropped in unannounced, scanning documents sending emails clarifying things when I was uncertain always with a calming demeanor and a smile on her face.
I cannot recommend Cubit and West and their Solicitors highly enough and would highly recommend them to anyone looking to sell their property.
I believe you pay for what you get, in life, yes they were more expensive than the likes of purple bricks but as I've described I know the service I received and ultimately what we got for our house would not have been achieved by another estate agent.
Lastly we didn't put our house on the market until late April our sale was never going to be finalised in time for the stamp duty holiday, what they achieved was not down to this factor.

I found them to always be professionally straight forward and honest with no hidden agenda . I knew they had a big database which would be called before the launch and their sales negotiators were excellent at creating interest . My flat was sold on the first viewing , they came with a lower offer but the team pushed the buyers for asking price working in my favour they did not present the final offer to me until they had the best to give . Their door was always open for scanning documents , arranging mortgage and asking questions , they always had time to speak to me. During the purchase we had an issue with the joint freeholder and also my solicitors Alison their file handler was fantastic at chasing and pushing solicitor every few days and not just my solicitor but also other parties involved as sometimes the solicitors would not respond or send the documents required . We had a few issues with the buyers regarding some points they raised with a survey again Alison and the team helped negotiate the price which resulted in a very little reduction . Overall they were fast and delivered everything they said they would . Yes their fee came in higher than other agents but well worth it , we honestly would not be in the position we are now had it not been for the quick sale and constant negotiations and file handling on their side . They can easily handle buyers silly requests and unlike many agent work fully in your interest . I have friend on the same road who advertised their flat at the same time with cheaper agents and who’s property sold for much lower and one which is still on the market . You get what you pay for and if it’s the best price and best service you need to have as little stress as possible I would highly recommend.

Through this process we’ve learnt a key difference between estate agents is aftercare- some estate agents in the chain did very little to keep things progressing, whereas our agent and C&W worked together at chasing the chain and gave us regular updates. Here are my reasons for why you shouldn't use C&W;
It took 2 months to do the photos to create the advertisement. There was no communication when signing the contract that there would be a delay
The photos that were taken were very poor, the marketing material unprofessional
The agent annoyed my tenants on a number of occasions, and actually hung-up on them
No floor plan in the advertisement, and then inaccurate floor plan once uploaded
Listed as ‘Sold STC’ when actually it wasn’t (for over a week, therefore not searchable by potential buyers)
No viewings in 4 months (either valuation was wrong or not proactive enough to find potential buyers, either way the onus is on the estate agent)
Complete lack of professionalism (rude, abrupt and unresponsive)
Lack of visibility
I did however have a good experience dealing with the lettings team.

If you are selling or letting, not the best as not proving to be proactive or reactive with very poor communication within the office and to potential buyers/tenants!
Avoid in particular if you are selling or letting as was not asked any questions about my search and had to tell them my requirements without being prompted!

I have recently received services from Cubitt and West Estates for renting out property. I am new to UK and not very much familiars with market here and related rules. But people at Cubitt and West (specifically Robin Sanassy and Hannah Charlton) have been great help in the whole process from arranging the viewing, communicating with owners, information about the current status of the deal, signing the agreement, sharing all important documents and information to entering the property.
I am overwhelmed with the great services i have received from them and would highly recommend to use them if you want smooth transition to your new home.

What a fantastic team and a special thanks to the ever talented branch manager Becky at Sutton. What a hardworker and so reassuring to have someone as proactive as that looking after you in a time that is so stressful. We exchanged on our property yesterday and it was only due to Becky’s hard work and perseverance with our solicitors (who admitted to messing up with us) that the exchange went ahead. Despite the poor service from the solicitors, Becky liaised with all parties to ensure the work got done and escalated any issues to the relevant people to move things forward. Also on a personal level, Becky is so approachable and supportive and despite many tears she still filled me with the confidence I needed that the exchange would go through. From start to finish the team at Sutton did a fantastic job. We had lots of viewings and they kept us fully up to date with feedback. I will definitely recommend Becky and the Sutton team as they should be praised for such outstanding work.

I had a nightmare trying to buy through them(Sutton branch). They hide critical details from the clients and have no manners dealing with clients. I tried purchasing a house through them and spend all my energy, money and time untill I discovered some facts from the solicitors search that were misrepresented to me. On complaining about the issue they had the audacity of throwing the blame on me and were trying to defend one of their lying team member.
The lady who was my coordinator didn’t not even know the basic facts of the property sale which I thought was utterly unprofessional.
Not only from buyers perspective but I think also from sellers perspective I would never ever approach them because they will create lot of complications which may make the sale a complicated , painful and delayed process and ultimately put the sale in jeopardy.
My advice to everyone would be to try and avoid using them unless you want to get into complications.

Really poor service. We did arange a viewing and we went with our babies and we had to wait 1 hour in the cold weather and no one came. They even didn't called to explain. I suggest you to search somewhere else . Don't waste your time with Cubbit and West

We first instructed Cubitt & West Sutton to market a refurbished flat for us in June 2018. The property was sold very quickly at the full asking price and due to the speed of the sale, excellent customer service and the regular updates we received we did not hesitate to appointed them to sell our other properties. To date they have agreed sales on 3 properties for us, all of which have now successfully exchanged contracts. I am surprised at some of the negative reviews they have received and would encourage prospective customers over look these comments. As a property developer I deal with estate agents on a daily basis and I cannot find fault with the service I have received. All staff are polite and courteous, they provide ongoing regular updates both online, via telephone and email which continues through to completion (all within 6 weeks). The staff have gone out of their way to conduct viewings out of hours and we have even had messages from the manager in the evening where she had continued to chase paperwork from a buyer who had been uncontactable during the day. Every sale has its ups and downs with difficult solicitors, buyers and sellers and rarely to things always go to plan, however you really do notice the difference when you deal with agents who really know what they are doing and genuinely care about the outcome. My experience has been excellent and I look forward to working with them to sell our next development in 2019.

Used these guys as they had promised us a great service and that they would sell our house in no time. They were good at emailing the names of people viewing but after a while they didn’t seem proactive. I asked for negative feedback to rectify anything that might affect selling the house but got nothing, despite one lady asking if there was damp as the paper had come away from our bedroom ceiling. Thankfully we were able to rectify this as there is no damp, just old wallpaper. Jonathan even lied to me on the phone saying he had shown one viewer something in our bedroom and that the guy had opened every wardrobe door. After I told him the security camera showed otherwise he went silent. I then had the manager on the phone apologising and saying they would do better. We had to chase to follow up on feedback after viewings to the point that one lady who was coming back with a builder cancelled twice. After me chasing it turns out she had unsubscribed from their emailing list and they didn’t even know. After January we had no further viewings as they couldn’t be bothered. I then heard that Cubitt & West are great for obtaining properties but after a while if not sold your house gets passed down to the junior employees to handle.

Our ex landlord was (trying) selling his property through them. Never experienced such lack of organisation and communication. We told them numerous times that we can only do viewings on evenings during weekdays but no weekends, yet they kept trying to book viewings on the Saturday. Whilst we were trying to be as accommodating as possible, at the end of the day, this was not our property to sell. My husband was the first point of contact to organise viewings and one time he was too busy at work to answer, when he called them back, they stated that they tried to inform him about a viewing and that since they didn't hear from him, they just confirmed it! Never heard of such a ridiculous logic. Our landlord begged us to let them do a viewing on a saturday which we eventually gave in but we had to chase them to confirm as we were away that day, and funnily enough, they thought we would be present for that viewing! It just seems that this agency doesn't really organise or liaise with each other, a complete shambles. I dread to think what they are like when buying a place with them!

Unfortunately I had a nightmare with Cubitt & West. Phone calls were not answered, emails were ignored and when I asked for help, I was not given it. I went with Cubitt & West because of these reviews and because of how they represented themselves when they came to my property to pitch their business but the performance did not live up to the reviews. When I mentioned that I was not happy with my service, the phone was put down on me. I felt lied to throughout the time they were representing me and it took them 10 days to pay me after they received the money from my tenant. I was shocked to hear that their employees don't have access to their emails on their phones. I was extremely unsatisfied by their service and would heavily advise everyone to not use Cubitt & West.

Absolute nightmare. Wrong negotiator advice to offer much below budget caused me loosing a purchase of the property. Negotiators pressuring to choose buyer who have seen "inhouse" broker and solicitor to hit referral targets despite me increasing offer to highest one and having finances arranged.
Lack of communication from negotiators, and what is worse lack of basic knowledge of what Agreement in Principle is. I have never came across that bad service not only for buyer but also for seller as he will loose out too. Taking case to Property Ombudsman.

Cubitt & West are a great letting agent. From the offset they were very professional in arranging a viewing at a convenient time - and the lettings agent manager who showed us round was very friendly and informative. The communication throughout the paper work process was excellent and we were kept informed of progress throughout.
