Pressure tactics to simply view properties listed by this agent. Stop being so difficult and just let viewers see the single property they want!
I tried to view a property in Wallington and the agents tired the approach to pressure me to view 3-4 other properties on the same day even though I had minimal interest. I also told the berk I would be walking and they said it would be "right around the corner". Reluctantly I agree to see another one and turns out right around the corner took about 25 mins walk.
The agents here should get an education in English. If buyers are not interested in seeing your whole list of properties, they aren't and should not be pressured to do so. Also learn the phrase "right around the corner" should not be used as a lie to tempt people to see another property.
If it's this difficult to simply view a property, imagine what the whole process would be like!

I cannot recommend Cubitt & West Wallington highly enough, especially Louis J. He was simply amazing throughout our entire home-buying process. Louis answered every query we had, no matter how big or small, and was always there to support us. His dedication truly shone when I was recovering from an operation—he constantly checked in on us, making sure everything was moving smoothly.
Louis saved our chain from collapsing LITERALLY and even took on last-minute viewings so that my family and I could see the property. His support and positivity were a huge comfort during the stressful conveyancing process. It's such a difference when you're greeted with a smile, and Louis made sure we felt taken care of every step of the way.
Without a doubt, when we sell our house, we will be going straight back to Cubitt & West Wallington—especially if Louis is there. We appreciate him to the moon and back! Thank you, Louis, for everything!

Cannot recommend Cubitt and West, Wallington enough.
Our first interaction was with the Manager Dane for a valuation. Dane had all the time in the world for us and explained everything to us. We were then visited by Nigel and Louie as they were going to be the ones doing the viewings. Both were great and accommodating. After our offer was received Nigel was a great support helping and guiding is through the, quite harrowing, experience. He answered our calls or emails promptly and had all the answers for us. Helping the process to be as smooth as possible.
Confident that they are the right people to sell your house with. Highly recommend.

I am looking for a property to buy and went into the Wallington office of Cubitt & West where I was greeted by David Cole. I found him to be very professional and polite. He listened to my needs and requirement and was able to book me in to show me some properties. On the day of the viewing, he was very polite, patient, and informative. I have had other viewings with other agent, but I didn’t feel like they were listening to my needs and just wanted to show me everything. I was with another Agent in Wallington who were absolutely useless, i moved to Cubitt and West after my contract ended. I sold my property in Wallington through them during a difficult period due to the economy and interest rates continually rising. The team arranged plenty of viewings and we feel that no other estate agent could have achieved more interest in our property. Beware if using Cubitt & West, they will try to sign you up to their recommended solicitor. DO NOT DO THIS! The firm they recommend is DC Law. They are utterly incompetent and should really not be allowed to practice. They turned the simplest of chain free purchases into an absolute nightmare (if in doubt, read their Google reviews). Cubitt & West acknowledged to me that they get a kickback for recommending DC Law, which didn't really sit very well with us, knowing that we were under a huge amount of stress and in limbo with our accommodation just so that Cubitt & West could make a few extra quid. And there is absolutely no way that Cubitt & West can be unaware of the problems caused by DC to their clients. We know we weren't the first to be stitched up by them, not going to be the last either. Not the sort of people I'd recommend to anyone.

Louis Joseph, is a very helpful guy. He always tries his best to help. One day my viewing was booked for afternoon but some reason I was going Wallington area in the morning and I can't wait until afternoon. So I called him and requested to view property in the morning.
He was very busy in the morning but he tried his best and managed.
When we are at property site, unfortunately he was given wrong key by vendor. That was not good, I was hopeless and thought I will have to come again next weekend but he understood our problem and he tries all possible options and finally managed to get right keys. It took around 30-35 minutes.

Excellent service from Hannah and the team at Cubitt & West Wallington. Hannah was very confident that she could get us a good offer for our house and in fact we achieved above the asking price. Her knowledge of the local market was excellent and she was really supportive and positive throughout the whole process, acting quickly to sort out any problems and keeping our spirits up when things were tough. Cubitt & West were not the cheapest agents that valued our property, but we achieved a very good sale price with them and this more than covered any difference in fees. We also used their in-house conveyancers, DC Law, with Naomi handling our case. Naomi was also excellent, much more efficient and communicative that traditional solicitors that we have used before. Overall, I can't recommend the team highly enough and would definitely use them again the future.

We were very impressed with James from the Wallington office when coming to value my parents-in-law's property. He talked them (and me) through the process that Cubitt & West would use to market the house, making it very easy for everyone to understand.
Having agreed to proceed with Cubitt & West they maintained excellent communication throughout (including WhatsApp messages out of office hours) and kept fully to the timescales that had been committed.
Good quality photos and descriptions of the property were used for the online marketing and for the soft and hard copies sent to a large number of potential purchasers. A very good tally of prospective buyers visited the property on the Open Day (which the agents hosted) and we were very pleased to receive more than one offer.

Before using Cubitt & West estate agent in wallington I was with another local estate agent and after getting hardly any views or feedback and waiting for months to sell our property we gave up and took it off the market as we were just not getting anywhere.
After a few weeks we decided to have another go at selling our property and gave Mark Huxley a call at Cubitt & West (Wallington) and arranged an appointment for him to come round for a chat.
On arrival Mark gave us a full rundown of the local Market and what expenses I would be paying for his services and what he intended to do sell our property.
To be honest I wasn’t totally convinced because some of the promises that were made were the same promises I had heard from the other agent and they left almost everything to me.
We decided to give Mark a try as he seemed very sure he could deliver on his promises and even though I had my doubts I thought let’s give him a go.
Anyway within a few hours of signing on the dotted line i received a call from Mark and his staff saying that they had already arranged 5 viewings over the next couple of days which surprised me as this was a lot more than I thought we would get in such a short time.
To cut a long story short Mark didn’t just keep his word he did a lot better, he got us full asking price and helped us dealing with our purchase of our new home.
As we are still in the process of buying and selling we are still in regular contact with the guys at Cubitt & West and so far they have been great, I genuinely take my hat off to them and would recommend them to anyone who’s thinking about moving home.

Unfortunately it was online viewing only at the time as the couple that owned it were self isolating.
Hannah kept in touch with us and let us know as soon as we could view the property which we did and offered on the property.
We had our house on the market with a different estate agents and were waiting to get an offer before we could proceed.
Hannah kept in contact with myself during that time and when we were under offer we could then proceed with the purchase of the property.

Where to begin. This was our first house sale so we put our trust in our estate agent Cubit & West. That was a mistake, in our initial meetings and contract signing we were repeatedly told our homes value and how much we definitely should get for it. This all sounded good and we had viewed a few houses being sold with them and had been impressed with the agents. So we signed up with them. Once we had a buyer we was informed that the buyers bank had under valued our property and our best outcome was to lower the price. We accepted this and proceeded with the sale. It was only when we came to paying the fee that we found out we had to pay the fee based on the original sale price not the actual sale price. After talking to them they explained that we had signed up for a fixed fee not a variable fee (we were never told that was a option). They lied and deceived to sign us up to a fixed fee on a price they knew was not possible to get.
As good as the viewing agents are at selling I would avoid ever dealing with them again. Once they have your sale they will fall back into the contract and become very unhelpful.

My Father was selling his property last year with Cubitt and West and he sadly passed away before completion.
I took over his estate and worked with Cubitt and West to sell his property. Whilst we did have a couple of buyers that were time wasters, and COVID-19 to deal with, we got there in the end.
I cannot praise Hannah and Mark enough. I went through a very difficult and emotionally stressful time and they helped make sure that the sale of the property went through as quickly as possible given our circumstances mentioned above.
Both Hannah and Mark listened to my concerns and took the human aspect into the whole transaction. My concerns were dealt with even though they had a lot of clients and had to work remotely due to lockdown etc.
I cannot praise their professionalism enough and I am just pleased that everything went according to plan in the end.
