We have just recently exchanged on a property being sold with Cubitt & West and cannot praise them enough!
After a bad run with local estate agents (Failed chains, poor communication and transparency) we were quite frankly dreading the house buying process.
BUT C&W have been amazing from start to finish.
Special mentions to Zofia and our progressor Sophie who have been on the ball throughout. Also a big thanks to Kurran with his enthusiasm and great customer care.
We hope we won’t be on the market anytime soon.. but if we do return we will most definitely be working the Cubitt team .

Zofia has been wonderful - from the get go! She’s so switched on - enthusiastic and accommodating. She’s really guided us on the initial search and complete set up of buying. She even arranged a chat with Liam their in house financial advisor for FREE - who’s also been fantastic - and extremely informative. She also introduced us to our new solicitors - and after speaking with Elliot - who explained DJ Law’s buying and selling process- we decided to switch - plus they have a very competitive rate.

The manager of the branch - Tom is not honest and transparent. Sellers beware, this review is to warn you and help you to make an informed decision before signing anything with Cubitt and West at Purley.
1) He used manipulative methods to get me to agree and sign the contract regarding the sale of one of our properties. He told me verbally that C&W charge 1.25% and on the contract the fee he wrote, he said would be adjusted if the property sold for less. However once a buyer was found who offered 25K less than asking price, he later denied that the fee would be lowered to equate 1.25%, so he still went on to charge an extra £1200 from us!
Furthermore, he did not show us C&W fixed fee structure document at all that they apparently have, which again is manipulative and deceptive, as its not disclosing all information, which you are meant to do, when 2 parties are making an agreement.
2) When I asked him to show me properties that I could purchase and put an offer on after the sale of our property had come under offer, he was very unhelpful. He only showed me 2 properties. One of those properties I offered cash, just 10K below the asking price. Tom did not bother convincing the buyer to go with my cash offer over the mortgage related offer, when Tom knows a cash buyer is better than a mortgage buyer in todays market. I felt he just was not interested in helping me purchase another property at all. He was very lethargic. And the second property that he showed me, my family did not like as there were issues with that property. But that's it, I was just shown 2 properties, which is pathetic.
3) I have now offered on a property through another agent. This property is a new build development. Tom at C&W are also selling these apartments but Tom did not show me these apartments nor discuss them with me! Even though I told him I am looking for rental yield of £1450 pcm. A rival estate agent showed me and when I spoke to Tom about it for advice, he seemed annoyed that another agent has shown me this property. Furthermore he proceeded to speak negatively about this development and tried to put me off from offering and purchasing it.
I found Tom's conduct really appalling and manipulative. I complained to head office at Arun Estates who own Cubitt and West and their investigation manager Godfrey was a completely biased person where he "carried out an investigation" but only spoke to Tom about my complaint and didn't bother calling and speaking to me to get further details on the matter and to thus carry out a thorough proper investigation. Godfrey just wrote back after 3 long weeks, that he found nothing wrong with Tom's conduct. To us as a family this was a complete and utter joke.
This does show though that the head of operations and customer services complaint department at Cubitt and West are there just to help cover up their fellow employees deceptive tactics, so don't expect them to sort anything out for you, if you also end up having a problem with any other their staff's conduct in any of their branches!

VENDORS BE AWARE
This estate agent doesn't have their vendor's best financial interest in mind when selling their property. I viewed one of their properties priced at £125,000 Adams Court. and was made aware that there had been an offer for £100,000, but the person hadn't viewed the property yet and was going to view it the following week. The property needed considerable work and I informed the agent I was seeking quotes before coming to do a second viewing the following week. After travelling down the following week as arranged which encountered a 300-mile round trip and £90 hotel stay, 2 hours before the second viewing the estate rang me. They advised me they had now accepted an acceptable offer for the property. I asked if it was the asking price and their response "it was an acceptable offer" I feel sorry for the vendor and other vendors that have currently have their properties on the market with them. I hope they all read this review. This estate agent couldn't be bothered to meet me at the property once they had received a low offer knowing that I had made a 300-mile journey staying overnight and therefore this vendor unknowingly has lost out financially due to their laziness

We are local property developers and have sold many properties in this area in the last few years.
We have used a LOT of the local estate agents in the past and have to say that we are EXTREMELY Impressed with Tom Scala and his team at Cubit & West in Purley.
The photos used to advertise online on Rightmove etc are by far the best we have come across and generally the overall service and communication from this branch has been impressive.
We are happy to recommend Tom and his team to anyone in the local area who wishes to sell their home.
It’s sometimes tempting to use low cost online agents but when you receive a personal service like we are from Tom it makes you realise why it’s better to use a high street agent as you can pop into the branch and communication is much more personal and tailored to meet our needs.

Excellent service from the guys here at Cubitt and West Purley. Nothing was too much for them, from allowing me to view the property numerous times!! Answering all questions I had and most important still being there even once I had moved in to the property.
Molly was helpful and helped with any questions I had during the buying process which I think is crucial as a first time buyer.
Tom was there when there were a few issues with the solicitors and really went above and beyond.

With a good communication style. As typical of House Moves, ours became prolonged with various hiccups. Was shown around a place a couple of times by Oliver and was in correspondence with Molly at the same time. I was very impressed in the way they conducted themselves. Honest, open and very transparent. Oliver didn't rush me in any of the viewing, even if it went into their own private time. All questions were answered, and if they needed to check, they responded quickly and accurately. Very personable and are genuine in terms how they come across. I didn't get the place i looked at, however despite this, I would recommend this branch as your 1st choice if looking around Purley area.

Avoid Cubitt & West Purley if you can!!! Lucy and Tom made it was clear I wasn't worth their time as a first time buyer looking for a small property. They often didn't reply to me, and when I chased they were rude and flippant. They made rude comments and digs at me. I escalated a complaint as far as I could, but it speaks volumes about Cubitt & West that they would employ staff like this in the first place, let alone keep them on when these issues are brought to their attention. I hope you don't get caught up with this company and their mind numbing behaviour.

As a first time buyer of a flat, the whole team at Cubitt and West were extremely friendly, helpful and professional throughout the whole process of me buying a flat in Purley.
The manager, Tom, went above and beyond his role in assisting with communications between me and the previous owners, advising me on things beyond his job role and giving me general tips. He was personable right from the outset, introducing himself to me when I was just passing through. He followed up on things for me constantly.
Faisal was my Mortgage Broker, who has his own desk inside the branch itself. He was extremely patient with me and understanding, as well being diligent in securing me a mortgage. He explained things clearly, being a first time buyer. He searched across all lenders and returned some very good mortgage rates to compare. Despite difficulties in securing a mortgage due to the nature of the property, he worked very hard to secure me a decent mortgage offer (fixed for 5 years).
Finally, Lucy and Lauren were very professional and welcoming from the first viewing and throughout the process. They constantly mediated between me and the previous owners and were very helpful.
Overall, I would thoroughly recommend Cubitt & West at Purley. From my experiences, they are all genuinely helpful estate agents with a friendly manner. The Mortgage Broker was extremely diligent and helpful. They act professionally and are personable. To me, they were honestly interested in securing the best deal for me and a fair one for all parties.

Would not recommend the Purley office to anyone. I have tried to buy multiple properties through them in the past and there is no professionalism in their service. They will try to squeeze every last penny out of the buyer with lies and deceit, even when an offer had been accepted they called back on two separate occasions for more money. In another case over the phone they were forcefully trying to push my wife to send them a £100 deposit to secure a flat that they had not even allowed us to view yet. Another case, we was purchasing a flat that had been going through for 6 months due to delays on the Sellers end to be told we need to offer more money. You will also be told fabricated stories / lies as to why a property is being sold. Our main dealings were with Tom and Alex. Experiences with other estate agents in this area have been MUCH more positive.

These people are the business. From the moment they took on the property I was selling - a leasehold flat in the area - I knew I was in excellent hands. Their photos were great and Tom (the manager) really knew how to best represent the flat visually. Once they found a credible buyer (which they went about in a clever and strategic manner), I was assigned a competent and professional sales coordinator who kept me informed of every bit of progress, and summarised weekly updates. I can't commend highly enough the professionalism of all the staff at your Purley office. In addition i have to make a notable mention to three members of staff in particular in enabling us to get to the present position where my property is currently under offer. I start with Lucy Prior who came to the property to do the initial valuation and whereas from past experience of dealing with estate agents i was initially looking to get three independent valuations from local estate agents, but by the time my family and i had finished our initial consultation/valuation with Lucy we all felt so comfortable with her, her knowledge and insight that we felt confident enough to sign up with Cubitt & West right away without even the need to consider contacting any other estate agents in what is a really competitive local market. Within a matter of weeks that confidence was rewarded as we were made and accepted an offer just under the asking price. As we are currently under offer, we are actively seeking a suitable property within the area to purchase and to this end Lauren Fletcher has been relentless in terms of organising viewings, getting feedback and providing us with updates and when required simple reassurances. Finally i have benefited from the input of the branch sales Manager Tom Scola who i have always found extremely helpful and accommodating even on the odd occasion when i simply have stopped by the office unannounced. They are all a credit to the company and my sincerest wish is that we can hopefully complete the purchase of a property through Cubitt & West early within the new year, because i know i will be in safe hands.

Lucy was really professional and friendly handling our inital enquiry. She was not pushy, very understanding and whilst we know her job is ultimately in sales, she was sensitive that it was our home that we were trusting her with. This was the reason we chose Lucy and Cubitt & West to market our property.
It went live on their website on approximately 16th of November 2019 and had viewings within 3 days (this was prior to any images being put on line) an offer has since been made and accepted since trusting the team with the property.
Lauren is also wonderful to deal with and for both ladies nothing is too much trouble. Tom the manager is very professional and it is clear the team actually like working together.

Our overall experience with this agent was very good. They got plenty of potential buyers through the door and we eventually secured an excellent offer. However, we would have preferred to have used a solicitor of our choice rather than their recommended conveyancers as negotiations during the process were quite stressful at times and we were pressured somewhat in to using them. We had a really positive experience with Cubitt & West Purley and I would highly recommend this branch to anyone selling a property. We were thoroughly impressed by Craig Peters when he valued our flat but we decided to try and save some money on fees by going with a less well known agent. That was a big mistake as the other agent struggled to get viewings and we were forced to lower the asking price.
Within a week of switching to C&W at the start of 2019, we’d had more viewings than the previous agent could manage in three months. And within a few weeks, we were under offer. Craig promised that he’d be able to sell our flat and he was as good as his word - which is rare in this game. We should have gone with C&W from the start - they really do know what they’re doing!
Lucy and Tom were great at marketing and promoting our flat and Denise was brilliant in answering any questions that we had throughout the process of selling - which made everything straightforward and go smoothly. Craig, the branch manager, remained involved throughout - overseeing things and taking the time to answer any questions that cropped up. We’d definitely use Cubitt & West again and would recommend the Purley branch in particular to anyone looking to sell quickly and with minimal stress.

Firstly, I would like to point out that I don't usually write reviews & most reviews I read, are often written by total 'jobs worths'. However, on this occasion - I was so angry at their services, that I had to document it.
Feedback: Extremely lazy staff, that seem to sit back and just wait for the phones to ring. They do not go out of their way to sell your property like they should be. Considering you're paying over £7,000 for their services, I'm not quite sure what you're paying for?
All Cubitt & West Purley do, is upload your property to Right Move and Zoopla and hope for the best. Do NOT use them!

This agent (Grace and Robin) have no Integrity at all! If you think Estate Agents have a bad name they will prove it for you.
Firstly I booked in a viewing on a property, the viewing was then cancelled and rearranged for the next day, which was frustrating as I explained the urgency.
Nonetheless we waited until the next day we arrived at the property the agent showing us around was late and flustered. Did know much about the property just there to let us in it seemed.
As they had others viewing at the same time we decided to wait until the next day to offer.
Our offer was accept that morning, they agreed to take the holding deposit after my mothers operation as she was going straight into theatre.
In that time they showed someone else around the property who subsequently offered and now their offer was accepted over ours.
This being said we went with this property rather than another so my parents were left with neither house with a quick move of 2 weeks.
If they had integrity they would have not showed anyone else the property once it had been agreed or waiting until all had viewed to agree offers!
I'm outraged at the service receive and I wouldn't trust this company at all.
Alongside their ridiculous tenant fees it's daylight robbery.
I would avoid them at all cost both Landlords and Tenants. Save your money and go with an integral agent!!

Possibly the worst experience of an estate agency I've ever had they forced people to see a property that people couldn't afford they don't vet the people coming round avoid like the plague Purley Branch manager Alex advises he wasn't happy with how his staff has dealt with things he will make it his personal mission to work on it gets no one in isn't in the office for days then when we question it he has the audacity to say everyone is entitled to have personal days off and he did nothing to guarantee his word then says he thinks he may of overpriced it by 40grand !!!!!!!they charge high fees get a sweetener of 12.5 percent for anything over the asking price they are the biggest sharks in the game don't use them awful awful experience.
