I had locked myself out of my flat of the bank holiday coronation weekend. I spoke to Viv who made the effort to find a colleague who would meet me at their offices and give me a spare key. That colleague was Ana-María. Firstly she was prompt. Secondly she was incredibly organised and always has been since I have dealt with Henry Adams. She turned up with a smile and friendly manner you wouldn’t expect of someone who had travelled 1 hour on their day off. However the thing that struck me most was how well the staff work together and how much they seem to value each other. They both seemed to have a real appreciation for each other and there appears to be such a warm and friendly atmosphere in their office. Many thanks.

I rented a property from Henry Adams letting team in 2022.
I found both Siobhan Merrett and Lisa Holt fantastic throughout. Siobhan was enormously positive, no nonsense and incredibly helpful in finding us a house to let. Lisa was proactive, diligent and worked very hard to rectify any minor frictions we had upon moving in and has been brilliant at following up with any ongoing maintenance queries.
We’ve rented from a number of companies in the past, but feel these guys are among the very best and would definitely recommend.

Our experience dealing with Estate Agents and Letting Agencies was less than desirable to say the least. We had been promised the dream and offered the nightmare, we felt like numbers in the system. We were absolutely dreading our move as a result of this.
We came across a property on rightmove which appeared to meet all of our needs. The photo's were very extensive with descriptions. We begrudgingly phoned, waiting to hear the typical responses: "479000 people are signed up for a viewing within the next week and we will put you on a waiting list" - Thankfully this was not the case, this time around.
I picked up the phone and called... Guess what... Michael answered, that's right i spoke to an actual person not an auto responder or pre recorded message.
Michael asked us all of the right questions to ensure that it was in fact the correct house for us. We scheduled a viewing and went to visit the house a few days later. We arrived at the property and as we arrived Siobhan was standing outside and greeted us with a warm and welcoming smile.
She brought us into the property, introduced us to the landlord and gave us a very detailed and comprehensive viewing of the property. As we knew nothing about the area, she was kind enough to suggest local shops and schools within the near vicinity too.
Our application was approved, we completed the paperwork and moved in a month later. Upon arrival, Siobhan once again welcome us, provided us with the keys and gave us a robust and quite possibly the most detailed inventory list ever known to man.
Since moving in, we've had a few engagements with Henry Adams, with the odd question or query here and there.
EVERYONE has been incredibly, friendly, professional and an absolute delight to work with.
We DO NOT want to move anytime soon, but if we do, we'll definitely be engaging with the Henry Adam's team as they take the pain, frustration and hassle out of the process.

Would not recommend rental service. Granted all property rental companies are terrible but the attitude here seems to be: the tenant is always in the wrong. They clearly don't have enough staff to manage the property maintenance effectively so whilst the staff are lovely, they are ineffective

It's interesting reading through previous reviews that the majority of positive reviews come from people having dealt with the sales team, and the majority of negative come from people who like me have had the unfortunate experience of being a tenant in a property let and managed by Henry Adams in Petersfield. I was ignored by them on a few issues during my almost 4 year tenancy in the property, including the request for safety catches on windows upstairs (took me forwarding them a newspaper article on a young boy who had died after falling out an upstairs window and the property agents had failed to respond to the mother's requests there for safety catches). They simply just ignore emails, not even an acknowledgement of thank you, we'll look into this and come back to you. On another issue of water coming through my ceiling after heavy rain the agent was hardly bothered, "oh right, I'll make a note of it". I am now 20 days after the end of my tenancy with them and still to hear an update on the return of my deposit despite my best efforts. Very poor customer service to tenants.

I bought my house through Tracey Killing, and the service she provided was fantastic. She was incredibly responsive, helpful and no-nonsense, and we were able to go from first viewing to exchange almost without a hiccup and within about a month, which was largely down to her efforts. The arrangements that Henry Adams had put in place to deal with covid-19 were very effective - the virtual viewing was great, and the precautions that we took in attending the in-person viewing were practical and non-intrusive. Amelia attended the viewing with me, and was patient, friendly and helpful. The team made a potentially very stressful process remarkably pain-free!

Having read the latest review by an ex-tenant of Henry Adams I feel compelled to write In support of the company. I am a landlord and HA have managed my houses for the last 6 years. They have always been throughly professional, friendly and helpful. They have an extremely strong lettings management team who have a through and up to date knowledge of tenancy law.
It is so easy for disgruntled ex-tenants to post bad reviews. Almost always ex-tenants post bad reviews because they have not received all of their deposit back at the end of their tenancy. Tenants must understand that if they damage a property, leave rent arrears, leave a property in dirty condition, or not in the same condition as at the start of the tenancy, then by law, they are expected to pay for this. That is exactly why the TDS was set up - to protect BOTH parties.
Tenants need to understand that In the event of a dispute, their deposit money is not held by the lettings agency or the landlord. It is held by the TDS whilst the adjudicators look in detail at the evidence presented by tenant and landlord at the end of the tenancy. The TDS is completely impartial so it is ridiculous for a tenant to complain that the letting agent has ‘kept’ their money. When a tenant moves into any property they are sent a check in condition report and are given several days to to accept that report; if they do not comment they are deemed as accepting of that property.
Lettings agents are left open to unfair criticism and cannot defend themselves.

From personal experience this particular branch has a very callous approach to tenants. They are extremely hesitant to help deal with any maintenance issues and barely bother to even communicate with you. Calls and emails are all ignored for lengthy periods of time. The director and maintenance staff member are particularly rude and have no wish to help with important matters. The inventory system doesn’t protect you in the slightest and when leaving a rented property the check out clerk did their best to hold you accountable for as much as possible, in order to deduct ones deposit. When challenging the leaving inventory you are told the original check in paperwork has no bearing on when you leave, and that the clerk doesn’t even look at it. Therefore what’s the good in it! It leaves you with no protection. We had issues of a dangerous and unsafe handyman leave kitchen units hanging off walls by exposed screws, and mess everywhere. They couldn’t care less about any issues once you’re in and paid your monies. They only have their own and their clients / landlords pockets of interest. There useless and uncaring attitude is enough for us as a family to never use or recommend them ever again. This is a truthful and honest review. If you rent from them be prepared to be ignored with shoddy repair men, poor communication and have your deposit eaten into when you leave. They also like to put the phone down on you when trying to push things forward. Awful experience. Final example....the property wasn’t cleaned properly and the garden was in an awful state when moving in. The pre installed washing machine had cigarette butts inside and stank of mould. Upon leaving we were charged hundreds of pounds to have the house cleaned, which we had already done. And the garden which had mud and bald patches where grass didn’t grow, were all chargeable to us upon leaving. The agency knew full well the poor condition of the garden in particular and did nothing to help our plight. They also let someone into the house during the COVID 19 epidemic without our permission to carry out a gas safety test, which they claim to have pre advised us of. We never had any form of communication about this and they simply handed him the key to come into our home, knowing full well we had a child with a medical condition. This estate agent really does make a muddle of their job! Today they took £1200 from my bank account without my permission even though I have paid 6 months rent up front! Also even when you sign their contract it seems they think they can override that contract afterwards. All very poor service from tenants point of view. They are one of the most expensive agents in the area and seem to lack a clue about their operations.

Henry Adams helped my Mum sell her house and buy a new house. They were exceptionally good at assisting Mum at every stage of the selling with advice and practical support. The staff at Henry Adams in Petersfield were courteous and professional, also very caring and patient from the beginning through to the successful completion.

I have just sold my house through Henry Adams. It wasn't the most straightforward of sales due to problems in different parts of the chain but I was guided through it by Kat who was instrumental in holding the whole chain together. She was also extremely personable and approachable and never got fed up of my constant phone calls to the office. I would definitely use Henry Adams in Petersfield again.

Kat, the estate agent, was incredibly helpful every step of the way, going above and beyond to ensure any solicitor issues were dealt with quickly and efficiently. She acted as the main point of contact for the entire chain, keeping communication channels open and getting to the bottom of any problems that cropped up during the conveyancing process, whatever stage of the chain. With her support and perseverance we were able to make the necessary headway needed to exchange and complete. Kat and the Henry Adams team really were an invaluable asset during the whole process.

They were appalling - arrogant, greedy, dishonest and rude. We went through The Dispute Service to recover a fair share of our deposit and then reported their disgraceful behaviour to The Property Ombudsman, who found in our favour and awarded us £300 for inconvenience, aggravation and distress; I thought this might make them think twice about the way they treat tenants but, unbelievably, I have since heard that they are still trying all sorts of funny business at the end of tenancies. I have tried several times to post a review on Google warning others and letting them know about the Ombudsman's judgement, but it keeps getting blocked! Utter cowardice and dishonesty.

If you can rent through anyone else, I strongly recommend you do. I recently ended a tenancy through Henry Adams, and the way which which the return of my deposit was handled was scandalous. Quotes for cleaning and garden maintenance that were provided were more than double the going rate, and when I asked for a breakdown of the costs, they refused to provide them. (When i subsequently provided alternative quotes, they insisted on having the quotes broken down... one rule for one.....) I have had to take the legal route to recover my money. The most unreasonable local company it has ever been my displeasure to deal with. Please save your time and money and look elsewhere for your property needs. Only providing a 1 star rating as there isn't an option for zero or negative stars.

Having purchased and sold our last three homes through Henry Adams our expectations of the level of service they would provide were extremely high! They have, however, on this occasion managed to exceed these expectations! All the staff at the Petersfield branch are extremely professional, proactive in all that they do and all communication has been prompt and thorough. We can thoroughly recommend them. Well, it's a good job I don't treat my clients the way Henry Adams Petersfield has my parents - a service based business shouldn't have anything less than 4 and 5 stars. They are the epitome of the estate agent stereotype, they don't advocate for you as a client, and are genuinely rude. The communication was extremely poor throughout and their fee is high, considering they do nothing for it. Henry Adams in Midhurst seem fine, so hopefully this is an isolated issue where the staff think it's appropriate to bad mouth other businesses and even their own franchises. We had poor offers and they were rude and pushy when we weren't willing to take it. Now we won't work with them no matter what.
This is the first negative review I've ever left, as I don't do it on principle, but there really isn't any reason to use them. Bournes have been very professional and understanding, and their staff seem to have at least spent 20 minutes googling good sales techniques and best practices. No, they haven't sold the house either. Don't give them business when it is easily avoided.

Still have outstanding reports of repairs needing to be carried out. All we get is "we will send someone round to give us a quote for the repair" Happy to take your rent though !!

Our purchase was fraught with problems due to 'issues' with one of the Solicitors in the chain but the Sales team at Henry Adams did everything they could to ensure that our purchase continued to Exchange with Completion due any time now. The communications we had were honest, relevant and regular and had it not been for their tireless work we certainly wouldn't be where we are now. A special mention to Olly Dorling (Manager) and Tracey Killing (Senior Negotiator) who went above and beyond to sort out the various issues and challenges that cropped up along the way. Terrible estate agents who really mess you about. Staff constantly showed up late to viewings with no apology. I had to constantly chase them for viewings. Poor attitude and extreamly unhelpful. Staff act like it’s a privilege to rent with them. I recommend do your research and go with a different estate agents.
