I knew upon meeting James the manager that i was in safe hands. He had a good knowledge of the area and the property market. He gave me clear and sound advice which also encouraged my elderly mother to instruct him to sell her house she needed a gentle hand which was expertly done by Rebecca and they soon had her property under offer and my property not long after which was down to Kirsty who managed the whole process with ease and i have been kept informed and updated regularly. John Francis understood a free valuation of my Lampeter property before I placed the marketing for sale with them. Their photographs of my property were produced to a professional standard and details listed on various websites as well as in their office window. This led to several viewings and offers. Unfortunately an offer accepted from a cash purchaser led to protracted delays leading to a subsequent withdrawal.
The property was therefore placed on the market again and attracted further viewings leading to a sale with the purchaser utilising John Francis’ in-house Solicitors.
Staff were very friendly and attentive, and proactive in the marketing of my property. I therefore have no hesitation in recommending them to both future sellers and purchasers.

John Francis was the agent for the property we were buying, so not actually our agent. I was really impressed by how proactive they were. The sale took nearly 7 months to complete, (nothing to do with the agents) and Tracy was brilliant the whole time. She maintained a really positive dialogue between us and the seller and chased me up for progress reports on a regular basis. What a difference !!!
From the start we have received nothing but friendly supportive and regular communication, our sale has now gone through thanks to the hard work and dedication of John Francis.
In a ten person, 6 month chain they have been tenacious and determined to achieve the best outcome for all concerned.
We were lucky enough to be assigned Lucy as our negotiator and she has been a total joy to deal with, we have laughed (and almost cried) together and she has almost become one of the family!!!

Having just purchased a property through John Francis, Lampeter Office have to say how helpful all the staff Lisa Marie, Lucy and Tracey were from viewing to completion. This should have been a straightforward purchase but the hiccups we encountered right from the start were incredible, through no fault of the John Francis staff but the incompetence of Solicitors losing papers time after time, however Tracey went the extra mile to deal with these problems for which we are very grateful, after many many months she has now secured the completion and I am sure she has breathed a sigh of relief and certainly deserves a holiday after this. Thankyou Tracey and everyone else concerned.

Nothing but praise for the dedicated team and the personal service they provide. As a first time buyer, single with no support, no idea what I was doing and very limited technology skills combined with no patience for all the boring red tape, the wonderful Lucy wood put me at ease straight away. Unfazed by my haphazard approach she somehow managed to schedule a day of viewings for me accommodating my need to travel from 130 miles away with five dogs allowing me time to attend to their needs as well getting between properties and emailed me idiot proof instructions so all ran seamlessly and on top of her super efficiency she then talked me into viewing a property which hadn't made my shortlist because she had a feeling it would suit me and the moment I walked through the door I knew it was the one for me. Truly a credit to John Francis , I felt looked after every step of the way, it was like having my own PA! So sorry I couldn't do this earlier for you Lucy, I have only just managed to get an internet connection sorted but Myrtle and I along with the rest of the menagerie are eternally grateful for the amazing job you did finding the perfect home for our little zoo.

John Francis Estate agents Lampeter have a pair of negotiators Lucy and Tracy who are fantastic at the job they do. They are eager to help, conscientious about everything they do. For us they have spoken to all solicitors involved with sales and purchase and made sure the solicitors do the job fast and properly. They have sorted out all querries we had with flying colours.
In my opinion Lucy and Tracy are definitely The Best In The West.
Fabulous friendly, full of knowledge and know there jobs inside out.
I recommend them both and John Francis Lampeter . Certainly the only good agents in West Wales. As I said they are the Best in the West.
