This is now my second time using Martin & Co Cardiff, having purchased my home with them just over 2 years ago and now selling my home as I move in with a partner.
Once again Martin & Co live up to expectations in their area of expertise, managing to secure a sale in record time for my property where another agent wasn't able to.

I would highly recommend Martin and Co Cardiff estate agents.
Henry was excellent throughout the whole process. From the initial valuation discussions, to highly professional photos/ video taken of the property, excellent communication in terms of viewings, as well as a relentless focus to complete the sale at the end. Without Henry’s incredibly hard work towards the end of the process I think we would have lost our sale.
If you are looking for an estate agent who is competitively priced, will put the work in to sell your property and has excellent communication throughout the process then I’d recommend you use this company.

Worst lettings we've ever dealt with , very rude on the phone , could never sort things out with them. They told the landlady that we missed rent one month when we had proof of paying it, alot of things not done by the book, I could go on and on but I'd be here a while! extremely unprofessional, I would not recommend this business to anyone!

I moved into a property in 2020, I reported an order and the uncleanness of the property on the day I moved in.
They sent in cleaners the next day, the odor of stayed through from 2020, now they want to accuse me of having pets with no evidence to it trying to blame the odor that was there before I moved in. Not only this, they want me to pay for new carpets which were worn out when I moved in. They have taken over 10 days which is outside the sla to tell me what the issue is.
They also think that place needs a full clean when it was cleaned the day moved professionally.
I moved out the 30th, they toom photos the 2nd of the month after then only delivered it the 11th day of the month. Due to the time line I would imagine their trying to defraud me out of my deposit with no evidence to some of the deductions, I'll accept the light bulb in the hallway, will not pay for their carpets or full clean when it was cleaned and eorn carpets when I moved in. How disgraceful

When I spoke to a neighbour on a different floor (also managed by Martin and Co) they tried the same thing on her. Two young kids and English as a second language. The manager I spoke to was smug.

You might see a review below about insufficient and ILLEGAL actions when it comes to the registration of deposits. I do have been a victim of this, and since I’m no longer using their management service (also TERRIBLE), I got a voicemail from a woman called Chloe who took delight in telling me that there was nothing they would, “so you felt you would be better off without our management service”. Terrible service .

With two kids in the house, we waited 3 weeks without a washing machine. No replies and the person to help always unable to take my call. After 3 weeks, I found my landlord on Facebook and asked them if he had made a decision on the washing machine. He had never heard about the problem. He was very sorry and arranged for a new washing machine to be sent by AO which arrived 2 days after. If you have these problems, do not expect this agency to help. Go to your landlord.

Selfish, Uncaring, Disgraceful service.
I told the estate agent, Astrid, that before I undertook my 5 hour journey from Kent to Cardiff, paid for hotel and take 2 days off work that:
“My daughter is ill so going away is a problem, so I can only do so if it’s essential.”
When I was outside the property, she rang to say that the tenant had gone away and that she could not show me the flat.
Either extremely naive or I think just appalling. She should have known that the tenant had nothing to gain from the viewing and made extra special efforts to ensure that my viewing would go ahead.
To add salt into an already open and bleeding wound, Astrid started talking about how it inconvenienced her also. Incomparable as her journey from the office to the property was only 7 minutes. And all on her time as an employee not her personal time nor expense.
She refused to meet me at the property rather than just discuss this with me stuck on the street over the phone.
Not unreasonably, I used an expletive and put the phone down.

My experience with this company has been disgraceful.
These agents do not seem to understand simple lettings processes such as protecting deposits. If you have a tenancy with Martin and Co I would check your deposits has been protected lawfully!
Shocking as landlords pay alot of money for this service and it is not being delivered to them impacting on them finically within tenancies.
If you want a proper management service i would look else where!!!!

Poor experience trying to view a property with these estate agents. They either don’t contact you back after they’ve cancelled to rearrange a new viewing or don’t contact you at all.
Every other estate agent contact you as soon as they can and if you can’t make a date they re-arrange one you can . I was cancelled a viewing and offered a new date. I replied saying I couldnt do that date was there any other dates available - no response.
They clearly don’t want to sell your property. Response times are tragic and you’re the ones chasing a reply.

Have been with Martin & Co Cardiff since 2014 as landlord/s until our property with them was sold recently. Mike (Shrubshall) was our first point of contact there.The sale was managed very well as was the renting out of the property previously with them.
Communication always swiftly answered and reliable tenants always found. The team there are great and Henry was mostly our on going point of contact and nothing was to difficult for him.

I can't help but feel disappointed after being told the buyer was 2 weeks away from completing when the sale was agreed. I was also advised to go via HEK Jones solicitors after my previous solicitor of 25 years let me down due to workload. Probably the worst letting agency and staff I’ve ever dealt with. What letting agency do you physically contact for nearly 6 months (phone calls and emails) but they’re so incompetent they can’t give you back your deposit and then charge you for issues that were actually never fixed for a year because they couldn’t be bothered? If you want a decent letting agency that won’t lie to you and try rob you, I would go elsewhere! So pathetic!

After undertaking Henry Mitchell's re-decoration recommendations and obtaining planning permission for an extension from Martin & Co.’s excellent draughtsperson a buyer was found within three weeks. The sale was completed in approximately eleven weeks. I cannot recommend Henry and Martin & Co. highly enough they are passionate, proactive and know their business well. No matter how busy they were they always found time to call back and give advice. The virtual tour also works extremely well for web based viewing and helps present the property in the right light. The result speaks for itself. Highly recommended.

I don’t even give a star may be I will take all the star out if I get a chance and they don’t even worth it.
From day one I started renting a flat with them in Cardiff I had issues. I gave a complaint many time and the property was not clean when I initially moved IN and boiler was not working well and gave a complaint. They said the property was cleaned and sanitised by professionals but it was not and later as date moved on boiler stopped working and it took more than two weeks for them to look at it and gave a compliant through citizen advice through the solicitor and next day they came and changed the boiler.
When I gave a complain regarding the boiler issue and I had below response from the manager how harsh “If you are cold you are free to buy yourself portable electric heaters, you can have them delivered by Amazon”
I vacated the property in a Crystal clean state and now it’s been more than 8 weeks I’ve not received my deposit back. I’ve raised the statuary declaration for DPS to get involved.
So think more than twice before rent property from martin and co Cardiff.
I have proof off all the emails which they sent us and photos of the property.

I chose to use Martin & Co due to their prompt response and Henry's friendly and helpful manner. Within days of advertising my flat Henry had conductated viewings and recieved multiple offers. Within a week the flat was sold STC. Unfortunately the buyer had some difficulty with their mortgage which resulted in the sale falling through. The flat was quickly relisted with Martin & Co and once again sold STC within a week. Despite all the relevant checks being carried out by Henry the effects of Covid resulted in this sale also falling through. Third time lucky Henry sold the flat again within a week to a cash buyer.
Henry and Stephanie were brilliant in helping get the sale moved along to completion. Stephanie was lovely and kept in regular contact to keep my mind at ease as I was quite anxious the sale would fall through again following the first two buyers. They both were also great at chasing my solicitor who wasn't quite so good at communicating and keeping me in the loop.
I would definitely recommend Martin and Co, they went above and beyond my expectation and did everything they could to provide a great service.

Martin & Co Cardiff is definitely one of the most unsatisfactory agents I have dealt with and will never recommend them for anyone, especially international students. Their service was awful. Despite charging a hefty and unreasonably large agent fee of £320, they handed me a dirty apartment with no prior cleaning done. Further, the apartment only had a few lights functioning and they failed to look into any of my maintenance requests that were repeatedly made at regular intervals throughout my tenancy. However, very conveniently and without any decency and contemplation, they charged me a £75 cleaning fee when I handed them a cleaned apartment. It is my strong belief and opinion that Martin & Co are unprofessional agents that leave no opportunity to charge vulnerable tenants with unreasonable fees and amounts. Agents are supposed to ease out the process of moving in and out, but my experience with Martin & Co has been the opposite.

Not a good experience. especially near the end of my tenancy. I was asked by a member of staff if I had changed my lock ( which I did not). She explained that a surveyor had try to let himself in and the key didn't work. He tried to enter without my permission. Hes lucky he didn't let himself in because working nights I was in bed. Martin and co you need to do a health and safety risk assessment. If I had woken up and found a stranger walking around. His health and safety should have been at risk

I have recently gone through Martin & Co and had nothing but fantastic service. The staff where brilliant, we had an unavoidable issue with the checks but they remained professional and very helpful which took a bit of stress off our shoulders.
When viewing the property the estate agent Abbie, was very friendly and knowledgeable about any queries we had which is very impressive.
We also had contact with another amazing member of staff, Gabby who was fantastic and answered any queries or concerns we had and kept us up to date with the checks to make sure everything was going to plan. Absolutely brilliant!
Working in a background with very high levels of customer service I could not be anymore impressed with this company and look forward to using them again in the future. I am aware reviews always have bad areas where dis heartened people may write negative reviews. However, everything that was written by these people, have not at all been shown to myself and my friend during these coming weeks.
Ultimately impressed and thankful we have chosen a company who give high levels of service. I very much recommend Martin & Co as your estate agents.

Agents were at first friendly, until unavoidable delays (we had kept them fully informed as we were travelling a fair distance) meant they thought it was acceptable to dismiss our viewing in the space of 10 minutes after saying the delays were fine. If delays truly were problematic, they should have mentioned this rather than come across as excessively arrogant and rude to anyone who doesn't fit their Cinderella's shoe. Additionally they were entirely unresponsive following this and unwilling to reschedule, so clearly aren't actively interested in homing those who need it.
After the amount of time, money and effort wasted due to their nature, I can assure that I'll never be interacting with Martin & Co again as well as warding off those seeking properties.
Thankful to have missed this pitfall.

I had arranged a viewing for a flat in a different city to the one I currently live in. I had to travel an hour and a half via train. I missed my train by about 30 seconds, immediately text the agent that I was running half an hour late and was told it was no problem. Once I had gotten off the train I got on the bus to take me directly to the property. I text the agent letting them know I was about 10 minutes away and apologised for the delay. Again, I was told it was absolutely no problem and they were waiting for me at the property. I pulled my phone out of my pocket after 10 minutes as I was next to the property and noticed I had a text from the agent telling me that the viewing was cancelled due to me being late. The text was incredibly dismissive in tone and they refused to rebook my viewing for a later date due to me being late despite me constantly updating them and being told it's fine. I may have dodged a bullet. If the agent is so rude in regards to viewing I do not want to know how the agency itself will treat me.
Edit: After reading through other reviews and responses from the company, it's clear that they're quick to deflect all blame onto the customer with sarcastic comments. Talk about professional.

Absaloutley shocking service . Put me and my family in a house with no gas safe certificate, a dodgey boiler, beams missing out of the attic ,and when our shower blew up due to bad wiring they said that it was my fault and that I should change the fuse . Absaloutley shocking service stay away at all costs .had to get hse involved in the end and had no shower for a month.also the fuse box was unsafe and not fit for purpose. Terrible

Extremely bad customer service! Promised the world whilst getting us to sign contract and pay agency fees, saying that they'd paint and clean our apartment, and do all other repairs necessary! Then after taking our first months rent and deoposit (over £1700) gave us the keys to an apartment, with battered walls, a shower that didnt work, smoke alarms that didnt work, bulbs out, along with a filthy oven, and stained curtains, and expected us to be ok with living in it! Staff where extremely unfriendly and rude, and almost smug about the fact that we'd handed over are hard earned money to them, and they'd completely let us down! If you are looking to rent a property in Cardiff definately give these guys a swerve, if you want some one you can trust!

As a landlord of a property on Newport Road in Cardiff, I don’t recommend the Martin estate agent anymore and please keep away as soon as possible. You can see the comments above such as Rosie, Mark, Matt ... etc.
I have had the following problems:
1. They rented my property to tenants with a big dog without informing me in advance. This caused a big trouble to me and the tenants.
2. Their contractors are very expensive. The agent takes a %10 of invoiced works ( as a commission) if a contractor is instructed by the agent. This is in addition to the full management fee which the landlord pays monthly.
3. They lost the spare key of the property.
4. They ignored my emails a lot.
PLEASE DON’T REPEAT THE MISTAKES WE HAVE MADE WHEN WE DECIDED TO LET MARTIN TO FULLY MANAGE OUR PROPERTIES.

Having used another estate agent to manage my property, as a first time landlord it was a complete disaster, I was referred Martin and Co by a friend have to say what a breath of fresh air. Not like the other agent Martin and Co took the time to get to know me and what a wanted from my buy to let, my needs they put together a package and have delivered on everything they said. They made the entire process so easy and I am now looking at potentially buying another property to let. I cannot recommend these guys highly enough.

Where do I start?
a. Property we rented shows considerable history of damp. I was told this was untrue but an inspection was set to come and check. No inspection was forthcoming.
b. Extractor fan in bathroom broken. Arranged for a new one to be fitted. Engineer came out looked at it and that was it!
c. Burglar alarm went off for 5 days in another property!!! Martin and Co. were contacted by the Environmental Health department but did nothing to solve the problem. A local eventually smashed it with a hammer!
d. New tennant visits were arranged at short notice and even sometimes without pre-arranged contact.
I could go on and on and on but I shall keep it short. Don't use these guys at all. Find a better company who actually care about what they do.

I cannot recommend Martin and Co enough. I have recently bought and sold a property using them and found the service they have provided are miles ahead of their competitors.
They are excellent communicators, easy to get hold of and liaise with, are very competitive with other estate agents in terms of rates, there were no hidden fees and the whole process from start to finish was transparent, stress free and professional. I can not recommend them enough and am thrilled that they have enabled me to move into my new home.

If there is a bright star of the Estate Agent Universe this is clearly not it. Everything will run relatively smoothly until you move in. Then any problems with the property you are letting inspite of it being over a hundred years old will be YOUR FAULT. Nevertheless if you are told to poke around a drain in the back garden with a stick, Do yourself a favour and call the council. They have previous form for expecting the tenant to deal with issues that are the Landlord's responsibility. Do yourself a massive favour go somewhere else. Throw a dart at a map of agents, whoever you hit could not be any worse.
In addition to the above Mike Shrubshall contacted me to request I remove or edit my negative review in exchange for paying for the Drainage Repair which wasn't my fault anyway! When I refused he accused me of being "aggressive" Fabulous customer service accusing the customer of fault when you don't get your own way....You couldn't make this up! SERIOUSLY if it's a choice between building a mud hut on your own and going to Martin and Co.....Build a mud hut.
(In response to comments below) The issue with the plumbing was established by the council to be pre-existing. The officer who came out said that it was not the first time they had to deal with Martin and Co over such issues and not the first time that they had tried to stiff the tenant with the bill. The plumbing at the particular property (41 upper Kincraig) actu ally goes 'uphill' Now it doesn't take the brain of Stephen Hawking to realise that you cannot flush excrement uphill. Today I am seeking a reference to move on to another property and because he thinks somehow you shouldn't get irritated by having excrement flooding the back garden and that he is somehow deserving of courtesy and respect at the head of an estate agent that is frankly a total disaster is trying to blackmail me into being "nice" to him in exchange for a reference. My Mum died a month ago....I am being asked to move so they can sucker some other mug into living in the property.

Horrendous - keep away. Tenants - please be aware that the ‘Independent inventory company’ is a shell company run by Mike Shrubshall’s (the manager’s) wife and therefore not independent at all. You can see evidence of this on the Companies House website. Take your own photos if you are a tenant. They do not have the slightest care in the world about their tenants, outrightly lie and ignore all requests to make basic essential repairs for weeks and appear to require you to state intention to sue and enforcement from environmental health to actually do anything at all.

We had no wash machine for 3 month when we just moved in the property. I should have be aware at the very beginning of this amazing agent as it took three months for them to replace a wash machine.
A gentle reminder that probably you should consider to buy some new computers as it seems like you can not receive any email. Otherwise how come I have never been replied.
Mike Shrubshall, thank you very much for bringing me so many stress. You’ve tried you best to take my deposit. I’m sorry to hear that the lovely DPS have stopped you. And your customer service is the worlds’ No. 1 I don’t think I can find anyone else that worse than you.
Finally, thanks DPS for all the help. Don’t forget to take pictures of your property when you return the key to the office, you’ll need them.

Rob Noblet was a great guy to work with, and we very much appreciated how clear and precise he made the entire viewing and application process. Worst experience ever, I would avoid this agency if I were you. We had problem from the start. I won't write all that has happened to us but if you use this agency be sure to check if your bond has been send to the DPS and take pictures when you enter and when you leave the house. Likely we did this and after a lot of stress we were able to get back the bond thanks to DPS.

After a nightmare with a fraudster stealing £1,400 from me for a house rental that wasn't for rent, I was pretty low. Add to that I had a small old dog, and you'll understand it was truly difficult. I was homeless for a month and these guys found me a home, got permission from the landlord to accept a dog, and I was in within 1 week. I have been with Martin&co For 6 years...and honestly they have been the best letting agency I have been with, They have dealt with any issues and repairs that I have had promptly and efficiently. There Customer service is excellent and the Team are very dedicated and you can feel how passion they are about there business...which makes me very comfortable.
Anytime that I needed things to be repaired which have been a few times...They have been repaired on the same day to 3 days depending on the urgency of the situation even if i couldn't get through to the agency itself the call centre for martin and co always seemed to get my message through to the team within a reasonable time scale.
Overall I think The company and Staff are Reliable, Credible and Friendly.

As a former tenant I would say, like many others here, to avoid this place at all costs!!
**Very over priced "Agency Fees"**
- Most places are extortionate, so this is understandable.
**Extremely poor customer service**
- Reported numerous repairs to them regarding the property that were NEVER actually completed over my tenancy - one of which was a kitchen tap that was never repaired.
** Disorganised**
- Had to get a key cut FOR THEM - as they had lost their set of manger keys - had gone back and forth on numerous occasions in my own time for their ineptness.
Finally, during my checkout they retained a portion of my deposit for "Cleaning" - after cleaning the flat myself I was charged £99 for their contractors to clean a studio flat of 3 rooms.
I have had great experience with previous letting agents and they do unfairly get a bad reputation, however: - MARTIN & CO CARDIFF ARE THE MOST DISORGANISED AND ABYSMAL EXCUSE FOR A LETTING AGENT THAT I HAVE EVER HAD THE MISFORTUNE OF EXPERIENCING - the majority of the reviews are correct in reflecting this too.
I urge to you try somewhere else and save yourself the headache and not waste your time!

Rented the property June 13th.
Viewing - got told the rent includes all bills by the boy who showed me the studio apartment with my friend. (So I had a liable witness, there is also cameras in said building to prove)
The current Tennant was already there so you cant really look around for problems properly when the girl is sitting there on her bed looking at you. So I briefly view and all looks okay to both me and my friend. (Studio apartment just for myself, friend there just for second approval)
Moved in 13th June. Find out rent includes water only and not electric. I let that slide.
I find out.....
Bathroom - paint peeling away from the wall behind the towel rack radiator, the radiator comes off of the wall very easily, seals on the floor and around the toilet coming away with black bits around It.
'Wardrobe' (more like a boiler cupboard) - had a rack for clothes in which fits minimal clothes in and may end up getting heated by said boiler. One set of drawers in this 'wardrobe'. Any clothes enter that first drawer and the front falls off. The sliding doors to said 'wardrobe' come off of the rack so easily you spend about twice a day putting it back into place.
Seals by the balcony all coming away with an actual gap. Balcony itself completely covered in green mould (in contract when you leave it asks for this to be cleaned as when I entered - which is wasn't, fortunate for you, I'm actually a clean freak and left this apartment cleaner when I left than when I entered.

Washer dryer doesn't dry clothes properly (No biggie, bought myself a clothes horse)
Beginning - I email Martin and co of all these problem and get told to email this through, knowing I'd just moved in with no Internet (and I ran out of Internet usage on my phone due to no Internet there)
I also ring/email to state that I thought rent included all bills as the boy said who showed me the apartment and stated I had a witness for her to basically or insinuating I'm lying.
I let that go.
Emails and calls were close to never responded unless it wasn't a dispute or a problem (funny that).
I always paid my rent 3-10 days in advance.
Paid my early release fee to find out I had to pay another month til someone took the apartment over (was on the contract apparently, yes I agree, fault on my part, but I made them aware I always paid early and then my current financial situations I was between jobs and didn't have it and requested to take it from my deposit to be told NO)
So borrowed money and paid the final month even though I hadn't lived there or had the keys as I handed them back.
I had to chase them up to even find out someone was taking the apartment over (luckily enough I know an ex employee who's aware of their lack of notifying and told me to chase them up)
Deposit -
As soon as you are no longer Martin and co cardiff tenant, they couldn't care less. They state they know nothing of how to get your deposit back, only the name of the company. When they in fact do. I rang and requested help to fill out the form for my deposit back.
(I wasn't aware there was an application form, I hadn't been notified and it got sent to my apartment that I no longer live at) i ring up said company and they then send me another application form to my current address.
I ring up Martin and co cardiff to help with filling out said form ( with the solicitor needing to sign part ) to be fobbed off and told to ring the deposit company.
I then speak to a family lawyer to find out there is an online form and I can have said bond in 5 days.
Currently switching between jobs, bills bouncing, no information from Martin and co cardiff what so ever.
Luckily enough I rang the deposit company and they reset it for me to fill out the online form. (The deposit company good as gold - can't say the same for Martin and co cardiff).
All in all, horrendous experience, I would never ever advise to use them. FYI, this isn't the last time you'll be hearing from me.

Zero response from this agency, never call back, never relay messages, never done ANYTHING.
They are the worst property agent that I have ever dealt with.
