“Over-Promise and Under-Deliver”
Pros:
The engagement with Martyn Gerard is generally professional, timely, and accommodating, particularly during the initial stages when you are browsing and considering properties.
Cons:
Where do I begin? The predominant issue is the lack of accountability and delegation.
Referencing:
Martyn Gerard employs a third-party service, Goodlord, for their referencing checks. Upon logging in, the level of scrutiny imposed feels almost invasive. In addition to providing three months’ payslips, employer details, current landlord information, and undergoing a credit check, I was also required to allow Goodlord to access my bank account for a supposed “one-time sync.” However, I discovered that this connection was continuous, prompting me to terminate it immediately. Following this, I was inundated with sales calls and promotions from companies associated with Goodlord. There is no option to opt out of this, and the marketing feels forcibly imposed. When I raised my concerns about this process, Martyn Gerard offered no solution, stating it was a third-party issue outside of their control.
Check-in Process:
Once again, a third-party company was used. Upon arriving for the check-in process, the agent had already completed it. Martyn Gerard was neither present nor did they confirm that the property was in the condition stipulated in the contract. No briefing was provided regarding the workings of the property or key items to be aware of. While this may not be a significant concern for some, it certainly did not sit well with us.
Contractual Concerns:
Their contracts heavily favor landlords, which is understandable, but I strongly recommend that tenants carefully review every revision of the contract. It is imperative to ensure the inclusion of a break clause. Martyn Gerard made changes to the contract, including subtle wording adjustments, without notifying or discussing them, which could potentially work against the tenant’s interests.
When I raised concerns about certain contractual obligations, my calls were ignored, and I received no follow-up.
At this point, after receiving the first month’s rent, communication from Martyn Gerard essentially ceased. It was clear that, in their view, I was no longer their concern. After speaking directly with the landlord, I discovered that Martyn Gerard had failed to communicate several important items to them as well.
In my experience, Martyn Gerard added little to no value for either the landlord or the tenant during the initial stages, negotiation, or conclusion of the contract. This lack of responsibility and accountability is disappointing for both parties.
For these reasons, 1 star was given and I will not be using Martyn Gerard for any future dealings

It was a process that took many months. David kept a calm head and was reassuring throughout the process. His experience and expertise was evident during the journey of this purchase. However, when Eva Zannettou got involved things changed. She took new photographs which really did justice to the proportion of and light in the rooms. She made a real positive out of the unique character and unusual layout of the house. And as promised, she found me new tenants who moved in last week. Asked Martyn Gerrard for an appraisal to help sell our flat. Gregg Cruder, the manager, arrived 30 minutes late to the meeting having already rescheduled earlier that day.
He made some positive sounds about selling and then left. He then rabbited on about the importance of trust and integrity in business.
We didnt hear from them for about a week and then tried to contact them 3 to 4 times in the following days - we received no returned call or any contact.
I'd have been happy with the decency of a response to say they didnt want our business, but we didnt even get that.
All in all wasted our time and showed none of the integrity they love to suggest they have.

I would highly recommend Martyn Gerrard Mill Hill to anyone selling in the area. The whole team has been fantastic throughout the process.
Greg carried out the valuation & explained the marketing strategy. He also advised us on how best to coordinate an onward purchase with the sale.
Toby & Jatin conducted the viewings really professionally. Both of them obtained multiple offers and our house was very soon under offer. This is also down to the accurate valuation that Greg carried out to ensure that the house wasn't overpriced. He didn't do what some other agents did, which was to overvalue the house just to get the instruction (this would have led to the house not selling and months of frustration).
Toby saw the sale through to completion. This included overcoming all of the usual problems that occur between buyers & sellers through the buying process.
I had considered using an online estate agent, but decided not to because of the initial meeting that I had with Greg. Having finished the process I know that I made the correct decision. Instructing Martyn Gerrard was worth every penny.
Toby, Jatin & Greg were amazing and I'd use them again.

My wife and I used them to acquire our first flat. We were extremely impressed with Jatin who was so professional from day one. What I liked about him was his communication ability, genuineness and how straight forward he is. He made us welcome from day one. Will we use him again should the need arise? Definitely yes.

We recently rented an amazing flat through Martyn Gerrard. As we needed to move quite quickly, Eva Zannettou, our estate agent, was extremely helpful and efficient. She liaised with the landlord on our offer very quickly, arranged all references and sent out the contract within a week. We had the viewing on Monday, we moved in on Saturday of the same week. It felt like a very smooth process comparing to other agencies and agents. The service was top class!
